GoogleI had the joy of having Kurtis working as my estate agent, he's straight talking and leaves you under no illusions as to how the process goes. Always available for questions and exceedingly helpful throughout, and would recommend Reeds Rains to anyone who is buying, selling or letting. Was extra helpful as my circumstances ended up that the house completed after I had left the country.

TrustpilotWorst agency I have come across
I've rented with some bad agencies in the past, but these guys are on another level. Several cases of mistaken identity - had repair jobs turn up at my door stating my name and house number when I hadn't called anyone.Communicated with us over a move date and then a week before tried to claim we hadn't given notice. Nearly last two months rent as a result, which we had to fight for.On moving out they picked on every spec of dust and blamed us for damages that were already there. They lost email communications from us, which led to issues on the moving out period as above. They promised to fix spelling errors in our names on contract, but then refused and stated it's because our official documentation arriving in the country was wrong - still can't believe that one.All in all a terrible experience... Avoid!

GoogleThank you to Lara and the reed rains team for their help with selling our house and the purchase of our new home. After a very long process beyond our control we finally got moved in and settled in time for Christmas. Everything went smoothly on the day of our move from handing over our keys to collecting the keys of our new home. Lara was quick to respond to calls to help this along.PositiveProfessionalism

We had an outstanding experience with Reed Rains. From our initial consultation, Simon took the time to understand our needs and priorities, making us feel heard and valued. The flow of information was exceptional; we received prompt emails, helpful phone calls, and the online portal provided up-to-date information on viewings and offers. We especially appreciated the regular updates and feedback after each viewing. Kurtis's expert negotiation skills and market knowledge resulted in us achieving our asking price, exceeding our expectations. He is an absolute delight to deal with and a credit to your company, professional, courteous, and friendly throughout the entire process.

Very professional, I have dealt with Alison Goodison from the Chapeltown branch and Josh Walker from the Hillsborough branch, they have listened to what I need and advised me accordingly, and have let my property within days! I am very impressed, they also followed up with other services they offer, and rang back to ensure I was satisfied and have kept me informed every step of the way, great service, I have read some of the negative reviews on trust pilot but have not experienced this myself, I wouldn't hesitate in recommending them to others

TrustpilotIf I could give 0 stars I would.
If I could give 0 stars I would.Absolutely appalling company. I will never recommend them to anyone, in fact I advised my friends against renting or purchasing a property with them to the point that their “dream house” is now in the process of been purchased through a much better company. The communication in Reeds Rains is laughable, their lack of communication is really what annoys me. I was renting a property, due to circumstances out of my control I had to leave the property. The terminations team for Reeds Rains. SHOCKINGLY BAD. It’s over 2 months later and I’m still waiting for my deposit back. I was told it would take 10 days. I’m constantly chasing them for the return of my deposit, email after email. Call after call. Nothing. I hear nothing from them majority of the time. The repairs I asked for were still not done by the time I left the property. They are horrific company. I’ve never had a worse service. I might be young but I know my rights as a tenant, a humans and the way they treat me was not right. I’m disgusted. They’ve caused damaged to my mental health, the stress this whole situation has caused me is endless. At one point it cause me to have fear that I could lose my job due to it causing me so many issues. Reeds Rains, if I could I’d stop you trading. No one deserves to be put through what I have nor should someone have to deal with a business like you.

My property at Leyland is being managed by Reeds rains, Chorley branch. Being a new landlord and also converting my property into an HMO has been extremely stressful. But thanks to all the staff at the Chorley branch for helping me out with every step; particularly the Lettings manager Nick Reid. He has so much confidence in his voice that it was very reassuring when I spoke to him; thereby making the whole process less stressful for me. Even after being transferred to another branch he continued to look after my property until it was all ready to be let out.I cannot thank you enough and I will highly recommend Reeds Reins. TrustpilotReeds Rains Woodseats - Angela is a star!
Just bought our first home where Reeds Rains were the agents. We had quite tricky sellers and the whole process ended up taking far longer than it should have, but Angela was an absolute superhero in pushing things forward for us, chasing the sellers and both sets of solicitors to keep the pressure on for us. Considering we were paying her a penny as she was working for the seller not us, she really went above and beyond to sort out our issues without ever making us feel like a burden. We'll definitely be asking for Angela when we come to sell our house in the future!

TrustpilotCharlotte Wright from Reeds Rains is bad
Charlotte Wright from Reeds Rains in Salford Quays in Greater Manchester is completely bad. She promised several time to take a video for one of my friends, but never does it. This delays a lot for my friend's making decision. When asking her why she promise to take video but always never does, what she says is only sorry. I strongly dont recommend this agent.Reply from Reeds Rains25 minutes agoHi Wong - I am sorry you’ve felt the need to leave a review, we pride ourselves on excellent customer service so this is of course disappointing. I’ve spoken to Charlotte about this matter and she’s advised that you called last week and asked if we could take a video of the property. She told you that she would take a video when she was next there, which was Monday. On Monday one of her viewers made an immediate offer and the landlord subsequently accepted this offer. I would again offer my apologies for how this concluded but would suggest it was beyond our control to an extent. If you would like to see any of the other properties we have we would be more than happy to help.Kind regards,Greg Davies - Senior Branch Manager.I have seen the reply. TrustpilotLandlords AVOID!!
Landlords AVOID!!! Reeds Raines were the managing agents for me for two years in Sheffield (Eccleshall Rd Branch which then moved to Woodseats. At the end of a tenancy, not only was the house (which had been entirely redecorated at the start of the tenancy) damaged and dilapidated, the tenant didn’t return the keys and the Agency didn’t contact me to tell me. I turned up with a van and the house was locked. There had been no oversight from them during the tenancy in spite of the requirement in writing that I wanted photos of condition on an annual basis.Needless to say, the garden was overgrown and much of the internal decoration needed remediation including reskimming an entire wall due to plaster damage. I had to pay to get gardeners to correct The neglect to the garden and the tenant disputed there was any damage/neglect/dilapidation.I eventually received the keys a month later after a month of calls to Reeds Raines from me...sometimes three calls a day trying to get their different branches to work together to retrieve the keys. They were incompetent..and in spite of my request, the agency failed to serve notice after the tenants failed to return the keys on the tenancy end date. There was more than £1800 costs to remediate, and Reeds Rains held the deposit for 5 months before submitting it to the DPS for arbitration and only released the amount the tenant agreed to £500, immediately before submitting it (they held onto the entire deposit for 5 months with no reason). 7 months later I have asked them about the status of the dispute resolution. They inform me they sent £40 to my account a couple of months ago and have not provided any outcome description to me in writing. They even asked it I wanted them to remarket the house 2 months later after I had corrected all the damage!,,,,Avoid these incompetent frauds. They are just taking your money and doing everything they can to hold onto it (not submitting the deposit for dispute resolution) without even training their staff in the legal process around letting. They are the absolute worst letting agents I have ever encountered. They lied to my face so many times!!!!
Frances · 1 August 2019

Dear Frances, I'm sorry to read this review. I agree it wasn’t best end to what I would consider a well conducted tenancy in a family home. You came to Reeds Rains after a bad experience with your previous agent where you advised the deposit hadn't covered dilapidation at the end of the tenancy. Given you'd explained to me how important the property was to you, I felt the applicant we secured could be perfect as they were a professional, small family unit. They referenced well and conducted the tenancy without issue for over two years, making full rent payments and allowing access for property inspections without issue. During these inspections, the property was clean and tidy and there was no evidence of neglect or malicious damage. The tenant had a cleaner and a gardener over this period. The end of the tenancy did present challenges in that the occupant was buying a house and the date provided by them passed with keys not coming in when we were advised they would. There was much heated communication over this period, culminating in apologies from the tenant as their move and a holiday had all happened at the same time. The keys came in two weeks after the date the tenant advised they would be vacating. Unfortunately the oven clean and gardening were not attended to in the haste to return the keys. This was a very stressful time for all involved. Advice is given to tenants on the expectation of a property when handing back the keys at the end of any tenancy term. The deposit claim you submitted following the checkout report and your own property inspection was less than the full deposit and legally we cannot release any funds to either party without agreement from both parties. Your tenant agreed to some of your claims and then they approached the MyDeposits dispute service to arbitrate as they felt betterment was being sought. The sum agreed by the tenant was released to you without question by Reeds Rains. The award from MyDeposits was in the tenant's favour and the monies transferred accordingly. You made contact 6 months after this award was made asking for an update. Unfortunately, the management centre relocated whilst this case was with MyDeposits and the original team handling left the Company's employment. I apologise you weren't sent a copy of the adjudication report when the awarded funds transferred. This has now been sent to you to close proceedings. Lindsay Thompson-Moore Lettings Manager

TrustpilotExtremely Disappointing and Stressful…
Extremely Disappointing and Stressful ExperienceI had the worst experience with Reeds and Rains. The property was listed on the market for £850 per month, but we agreed on a rent amount of £800. I paid the advance rent of £800 to Reeds and Rains, and I was instructed to pay the security deposit directly to the landlord. All parties signed the tenancy agreement at the agreed amount of £800.We moved into the property with all our belongings, but just two days later, Reeds and Rains contacted us, demanding that we re-sign the contract for £850. They have repeatedly threatened me and my wife, saying that if we do not sign the contract at the higher amount, we would have to leave the property. This has caused tremendous stress for myself and my family. With over 150 years of experience in the UK market, I never expected such unprofessional behavior from Reeds and Rains. I am extremely disappointed and would not recommend this estate agent to anyone.

TrustpilotDO NOT RENT FROM THIS COMPANY!
DO NOT RENT FROM THIS COMPANY! I am a teacher and work full time and am a professional person in every aspect. I rented a property and when I moved in it was filthy and I discovered fleas in the carpets as the previous tenants had kept cats against the rules of their tenancy agreement. The inventory they gave said the property was in "good, clean condition" throughout. It was disgusting. I contested this straight away. Nobody ever got back to me to address these issues or offer support. I have now been given an inventory upon moving out which shows the damages and obviously says I have caused them. Whilst I was living there their contractor came out to collect a quote for new carpets which had been damaged by the cats and to keep that money from the previous tenants' deposit. There is some kind of scam going on because they provide you with a copy of the inventory which says it is in great condition but are obviously taking money from people's deposits each time. I think they hope most people will give up pursuing them for money in the end if they make it difficult but I intend to go all the way to the property ombudsman and take legal action if I need to. I have sent photos taken the day I moved in, all emails sent and received to local branch for investigation. They were sent tracked and tracking shows they were received two weeks ago but I have yet to hear a thing. Meanwhile my deposit gathers interest in their account whilst they recieve rent from a new tenant. Thoroughly corrupt. Pontefract branch.

TrustpilotDiscrimination
After seeking advise from CAB I’m completely and utterly appalled I have been discriminated against due to being on Maternity. Been made feel terrible because of my personal circumstances. I’m absolutely furious and upset to say the least. I have had to move due to Marriage Breakdown. And move in with my parents with my young baby.I was offered a house providing my mum made the payments. - can I not be trusted? The rent was then put up from £525 to £540! So basically I’m being held to ransom! The reason I need to move so quickly is because my Dad has Cancer and is being treated with TB, as a result my 3months old baby is not vaccinated.Sorry..... I’m not that desperate. The house wasn’t even decorated to a high standard. Still required a lot of work in the garden/painting.It’s not the only estate agents that have made me feel like this, it is a disgrace how you are treated because you have to claim benefits until I go back to work.Everyone is tarred with the same brush! People who has abused the system have ruined it for people like me! Just need abit of help so I support my daughter and I. I wouldn’t mind but I could provide a guarantor and three months rent upfront. On a positive note, Janet (who works at the Pemberton Branch) is so nice! She went above and beyond for me. Just a pity her colleagues aren’t the same!

We are sorry to receive your feedback and would like to reiterate that we do not discriminate against tenants in receipt of benefits and that many of our properties are available to tenants who may be in receipt of housing benefit; whether a guarantor will be required will, however, depend on the financial circumstances of the tenant as a whole. At the time of your viewing, as you mention, the property was in need of further work and had not yet been valued for rental purposes nor was it available to rent. The rent quoted to you by the landlord was based on an estimate and on the condition of the property at that time. Following substantial improvements to the property since your viewing, and a formal valuation of it, it was placed on the market yesterday at a rental price of £545 pcm ; reflecting the rents charged for similar properties in the area. If you remain interested in the property we suggest that you contact your local team again who will be more than happy to support you in your application or in finding an alternative property for you.
