Rented a house for my family, before moving in i requested that the house was cleaned and garden fixed as any tenant would expect. (The back garden gate was damaged lay on the floor and it led to an alley way in town. there was masses of waste both in the front and back even inside the house. They called us in on a Saturday at 2pm to collect the keys (They close at 3) & did an inventory in the office and said we could raise any issues within a week if the inventory did not match. When we raised these issues they had contractors take a look and we took 3 days off work for each time they came, nothing got fixed, they didnt stick to their word of even cleaning the garden. There was wiring sticking out of every wall in the house. They agreed to fix these issues, the blamed us for not checking the property properly and accepting it was. They were extremely slow in responding after 2 months of us constantly requesting the fixtures be made, they decided they would rather 'mutually' terminate the contract. Not without incurring costs though.

First and last time being with reeds rains, they have offered us no support through a stage of our tenancy where we were being harassed by our mentally ill neighbour, we have tried everything we can to resolve the issues we have with no help off reeds rains what so ever, were lucky to get through on the phone and the call back service is useless too. We are trying to opt out of our tenancy as soon as possible as our home life is being made unbearable by our neighbour and reeds rains continue to do nothing on our behalf, and considering they "understand our circumstances" the least this company can do is just let us leave quietly, but we're now on hold waiting for landlord (also a waste of time - and never mentioned existing problems with neighbours, which she was aware of, until we had already moved in) to give her opinion on what charges we should incur upon leaving. All we want to do is leave the tenancy with as minimal charges as possible due to this being out of our control, but it's proving difficult with uncooperative estate agents and uncooperative landlords. I'd probably advise to give these estate agents a miss as the service they will provide you with - AFTER THE SALE - will be absolutely diabolical.There is one person at Reeds Rains that helped us towards the end and really helped us get out of this, the landlady was trying to claim damages that were there before our tenancy and this individual at Reeds Rains helped to identify the damages in the pre tenancy photos, the landlady then took desperate measures for literally any money she could get back. We're so glad we're not there this Christmas, and I feel for anyone in the future that comes across this house/place, it comes across as a lovely little cul-de-sac (drive) but on one side you've got a family that leaves their dogs to bark consistently until owners arrive, and once the owners arrive (you'll hear them) they'll probably chuck them outside to continue barking where there's numerous piles of dog mess for lovely viewing from your bedroom window (which you'll smell in the summer from your own garden), then the man of the house will give you a lovely wake up call every weekend with his power tools in the shed, and the awful stench of burning wood on the fire no matter wether its 22 degrees outside you'll have the lovely smell of smoke every day of the week, unless he's out then you'll have the neighbour across revving his boat at 8am sharp Saturday taking his place. Then the other side you'll have the mentally ill suspect slamming doors and banging on walls all hours of the night, stalking you around the car park and trying anything for a reaction so she can call 999 and play victim. Your landlady won't want to hear it either, don't expect any help, or the police, which are happy to leave a young woman in a vulnerable position being stalked and harassed by this "woman".Shame really, lovely little place on a new estate in Elton but if you can see a boat out of your kitchen window, you've got banging on one side and dogs barking on the other, then I wish you all the best.

It started off great, we rented a house in huddersfield through them and they were responsive and helpful until the person originally dealing with our move went on holiday. Then our move was transferred to emma, which again started off great however, she started to make us feel like an inconvenience whenever we called and asked for updates as it was getting close to our move date and things were not ready. Admittedly it was a quick move but we were told it was no problem. However, by the day of our move we still had no paperwork or keys despite the fact we were told we would have them by the day before at the latest, which was then changed to midday on moving today however we did not get the keys until 5pm which caused us a lot of stress and inconvenienced us a lot as we had people waiting to help us move so we just had to wait all day. When we went to the office on moving day to speak to Emma as she was just brushing us off on the phone, her attitude was awful and she was clearly irritated by us being there. She also went back on herself saying she never said the keys would be ready by this point, which was a blatant lie. She did not care about us or our move at all and I think that is what bothered me the most.Some of this may have been down to them having a new system, which I was sympathetic and understanding about at first. However, Emma's poor attitude and the fact she just didn't care made me become annoyed more quickly than I usually would have. Also, due to the new system they sent me someone else's tenancy agreement which included the tenants and landlords personal details, which must be major violation of privacy laws and made me feel insecure about the privacy of my information. When I brought it up to them they brushed it off like it was nothing. However, despite all of this, there was one positive experience which was all the handlings we had with Ben. Ben took over after Emma went home and he was kind, reassuring and caring, made us feel a lot less stressed and annoyed, as he actually explained why it was taking so long and what he was doing to speed it along a bit. He was a breath of fresh air after such an awful day.Overall I would not use this estate agent again. The staff need to work on keeping information private and attitudes towards tenants however, Ben was amazing and a saving grace that day.

Almost completed a rental with Pemberton branch, due to sign contracts and collect keys to our new home this coming Friday! The help, support and advice from the staff has been phenomenal! We have rented with three Estate Agents over the past 13years, and to say that Reeds Rains have done a Great job thus far is understating their efforts. All the Staff are friendly, approachable, kind and respectful. Which is Lovely, especially when it comes to filling forms in online when you're not a confident computer user of a certain age! We have been being looked after by Kayleigh and Jessica, mostly, they have been exceptional. Thank you, So Much, to All at the Pemberton Branch, Kayleigh, Jessica and Lewis, we can't wait to finalise on Friday, and pick the keys up to our new home. Poor property management and lack of experience and/or under qualified staff across the agency. Slum landlord or ‘slumlord’ of current property who neglects and breaks every clause he’s bound by in the tenancy agreement. Left me and my family with young children without valid gas safety certificate for over 2 months, considerably a major breach of his and the agents legal duties. Reported to the HSE, to which the agent finally got in touch to arrange this to be carried out. To little too late in my opinion as this could have disastrous consequences. Gas safety certificate flagged a repair that needs to be carried out on the boiler, does not stop the boiler from working but the landlord immediately stated ‘if the tenant wants this repaired he needs to get this done at his own expense’ to which I stated that I was not paying for any part of the boiler to be repaired if this is required as it is simply not my fault or responsibility it is down to poor maintenance on the landlords behalf, landlord then stated that any repair to the boiler would be taken from my deposit. A void and ridiculous statement to make as anything to do with the boiler is his responsibility as per the tenancy agreement. Landlord is a tyrant and the agent supports his ludicrous comments and dictator behaviour.
