GoogleWorking with the team at Ben Rose in Leyland to sell my apartment was superb. Friendly and professional and very focussed thats what they are good at and I am grateful as it secured a sale ("you really do get what is written on the tin"). They looked after me very well and at appropriate times they made me smile a lot too. Great team all round and led by an excellent Manager.

GoogleHi They are the worst agents i have ever met. I gave them the highest offer but still they refused to give me the house without any legitimate reason. I think they are discriminatory towards Asian or towards me. Shame on their worst discrimination. Details: Offers ended on Thursday evening till then my offer was not rejected. Friday morning one of the ben Rose staff told they got higher offer on Friday morning other staff told vendor just gave to someone other person. Very confused discriminatory staff without reasons. If the offer that got accepted was higher then they should inform clearly and no need to hide because offers were stopped then They play games to discriminate. Not honest or clear process. Shame on them. They don't care buyers ...... only they care about are Sellers. I would not recommend any buyers to trust them. Check their reviews mostly Sellers appreciate them. Buyers don't don't trust them.
Hello, We are surprised and saddened by the comments you have made in respect of suggesting we have acted in anything other than a professional and transparent manner when dealing with yourself and the offer you made on one of our available properties. We pride ourselves on the high and seamless level of service we provide to all our customers, which incorporates us always treating them fairly and equally regardless of whether they are choosing to buy or sell a property with us. Although we empathise with your frustration at missing out a property you recently made an offer for, given the current housing market we are constantly inundated with offers on the properties we market, which is propelled further by us being recognised as the number one selling agent in the area and currently having 26% market share. I can confirm there were 11 other offers in addition to the one you made, all of which were put forward to the vendor to consider and decide which they wished to accept. In situations where a vendor receives two offers that are the same, in our experience there will be other factors, such as the equity or position of the buyer that can determine the offer they accept. These factors also can contribute to a vendor choosing to reject the highest offer to enable them to move as quickly as possible with the sale process. We are not able to influence which offer a vendor chooses to accept, as ultimately it is a decision that is solely made by them and there are instances where we are not able to disclose why they choose to accept a particular offer. GoogleBooking block viewings as to drive up sale prices and get tons of offers going against each other. This leads houses to be bought over the bank's valuation, therefore bank's reject mortgages or cash buyers pay over the odds. Had several bad experiences with them. Last experience was another block viewing and lack of updates and contact. Might love them if you're selling your home and the bank agrees with their valuation or the final offer price, but they're no good for buyers and turn something that should be joyous into a stressful battle whilst artificially inflating the market. No other estate agent I've dealt with behaves this way, because they know it's bad.

Ultimately we hope all our applicants can go on to secure their dream home but it's down to the vendor to make a decision on which buyer they decide to proceed with, unfortunately that was another buyer. We received multiple offers on assumed property and although we presented all the offers you put forward to the vendor they had made their decision despite several offers coming in considerably more than the asking price. GoogleWe decided to use Ben-Rose for the recent sale of our house, as we are based abroad and not on site to discuss the process face to face, it was important that we felt our sale was being conducted by a competent agency who could get us the best possible price for our sale. Catherine, at the Leyland office and all her team kept us informed on interest in the property and any viewings they conducted on our behalf. Regular telephone calls ensured we felt in safe expert hands. They actually secured a buyer after 21days led by Catherine. She is great; friendly, professional, positive and straight forward. We then had different people from Ben Rose ringing us depending where we were up to in the sale process. GoogleVery slick and professional.It took a mere 10 days from calling to book a valuation to accepting one of several offers on our house. They have selling down to a fine art, with exceptional quality photos of properties and organising viewings. My only criticism is that it can be difficult to get hold of the person you want to speak to if you call the office but our experience was pretty painless.PositiveQuality, Professionalism

GoogleVery disappointed when asking about a property that had just gone on the market; I was told that the manager was looking to put an offer in on it, and with the content of the conversation, which was not very professional, felt that I was wasting my time enquiring. As it is on Rightmove for sale, would have thought that every enquiry is a potential sale, and should be treated accordingly - not dismissed as an inconvenience when an interested party rings up about it!NegativeProfessionalism

GoogleWhen we decided to put our first home on the market, we had no experience of selling a house but Ben Rose estate agents made the process so easy to understand. Catherine’s customer service was brilliant and I’m still amazed how quickly my property was advertised online from taking the photographs! Aaron did a great job and his eye for detail is amazing. Our house sold within 5 days of the advert going live, so thanks to everyone in the office involved in organising this. GoogleBuyer BEWARE. OFFERS OVER SCAM. usually when buying a property the seller will only use offers owner when the property is on the market for below its valuation price. This tactic is being used to fool buyers into thinking they can only offer above listing price. They had me on my first property. Now I am more educated about the property market and these guys are Misleading. Especially Ben rose the owner. Just look into Local house sold prices on Rightmove. These are a dodgy company.
