GoogleBen Rose sold our house very quickly which was great. Once the offer was accepted the correspondence stopped. We had a very difficult set of solicitors to deal with and could really have used the estate agent to chase on our behalf. I rang the office repeatedly but calls were never answered. A shame as Chris was extremely professional, the listing looked great but the process was let down from this point onwards.

The Manager Catherine offered no reason or support when the sale of our property fell through and only actually contacted us several months later to see if we wanted to relist our property again.
Very patronising rather than professional.

For transparency, I would like to confirm that neither Catherine nor our team initiated the conversation about relisting your property. Instead, you contacted us directly to discuss the possibility of remarketing your property after it was withdrawn from the market before Christmas. During your conversation with Catherine, you mentioned that you were not entirely satisfied with your previous experience. When asked to elaborate, you highlighted several concerns which unfortunately were beyond our control
These included a delay in contacting a potential viewer, which, as explained, can occasionally occur as it relies on the individual responding to our calls or emails. You also mentioned a missed notification of a cancelled weekend viewing, which resulted in a no-show. This was due to our offices being closed, meaning we only accessed the cancellation email on Monday morning. Lastly, you expressed frustration about a purchaser withdrawing their offer after it had been agreed. Unfortunately, much like the previous incidents, this was beyond the control of the branch team, and we can only relay the reasons for a withdrawal if the purchaser provides that information.
As Catherine sought to explain during your call, our team worked diligently to manage these situations as efficiently and professionally as possible.
We have since reviewed your communications with Catherine and remain confident that her approach has always been courteous and professional. While it is disappointing to hear that you feel differently, we are assured that the matter was handled appropriately.

However, subsequent to our sale there was some issues with the completion statement for the estate agent fees, which was to NO fault of our own. Since this time, we have received extremely poor customer service. We have acted as reasonably and proportionately as is possible & Ben Rose should be ashamed of the way in which they have conducted themselves for such a high profile local estate agent.

GoogleWow - incredible company to deal with. My partner and I have 2 properties and were looking at several options for our next move. It was a complicated request as there were a lot of other factors but in the space of 3 days we had viewed a property they had listed, had an appraisal on our home, spoke to their recommended mortgage advisor and sling-shotted back to another appraisal for renting out one of our current homes. Also, this was across the Leyland and Chorley branch due to location of homes! There wasn't a question we asked that they didnt have the knowledge and resource to help us with. GoogleHi They are the worst agents i have ever met. I gave them the highest offer but still they refused to give me the house without any legitimate reason. I think they are discriminatory towards Asian or towards me. Shame on their worst discrimination.
Details: Offers ended on Thursday evening till then my offer was not rejected.
Friday morning one of the ben Rose staff told they got higher offer on Friday morning other staff told vendor just gave to someone other person. Very confused discriminatory staff without reasons.
If the offer that got accepted was higher then they should inform clearly and no need to hide because offers were stopped then

Shame on them.

We are surprised and saddened by the comments you have made in respect of suggesting we have acted in anything other than a professional and transparent manner when dealing with yourself and the offer you made on one of our available properties. We pride ourselves on the high and seamless level of service we provide to all our customers, which incorporates us always treating them fairly and equally regardless of whether they are choosing to buy or sell a property with us.
Although we empathise with your frustration at missing out a property you recently made an offer for, given the current housing market we are constantly inundated with offers on the properties we market, which is propelled further by us being recognised as the number one selling agent in the area and currently having 26% market share. I can confirm there were 11 other offers in addition to the one you made, all of which were put forward to the vendor to consider and decide which they wished to accept. In situations where a vendor receives two offers that are the same, in our experience there will be other factors, such as the equity or position of the buyer that can determine the offer they accept. These factors also can contribute to a vendor choosing to reject the highest offer to enable them to move as quickly as possible with the sale process. We are not able to influence which offer a vendor chooses to accept, as ultimately it is a decision that is solely made by them and there are instances where we are not able to disclose why they choose to accept a particular offer.
