When I first chose Ben Rose, I was drawn to their extensive coverage in the area, expecting the 'standard' agency experience. Catherine, the local branch manager, came out to appraise the house, and while the process started smoothly, with a fair and competitive valuation based on comparables, things weren’t perfect initially. The photographer came quickly, and the photos looked fantastic. The first few weeks brought some challenges, and I started to question if I’d made the right choice. But that’s where Catherine and her team truly turned things around. Catherine personally stepped in, visiting the house to have an open, honest conversation about how we could better align our expectations. I cannot overstate how much I appreciated her transparency and proactive approach. In addition, Catherine, after speaking to 'the' Ben, agreed to release us early from the exclusivity agreement and 'take on' the competition. From that moment on, the service was nothing short of exceptional. The team kept me updated at every step, going above and beyond to ensure I felt informed and supported. Within just a few weeks, we accepted an offer, but the incredible service didn’t stop there. Catherine has been instrumental in coordinating solicitors, keeping everyone on track with aggressive timelines, and making what could have been a stressful process feel manageable. Her team deserves a special mention too, they’ve been professional, engaging, and always ready to help. Looking back, I realize that having clear, aligned expectations is crucial as no two agencies are the same in reality. But if the Ben Rose team commits to helping you, they will stop at nothing to deliver. I went from having doubts to being absolutely thrilled with their service, and I can’t recommend them highly enough.

Difficult sale overall. Agent was very good in the early days but waned a bit when things slowed down. Not helped as the property suffered some damage during the sale. This then became a difficult hurdle for the agents to overcome leading to a rebranding, article omission and reduction in house price to get the sale done. Unfortunately and dropping the price after rebranding etc the same recurring issues kept coming back in to the fold even though this should have been managed out by BR with their team, it was pretty much left up to me to advise and direct. After a very emotional catch up in the office, Megan stepped in and up to the job and got this sale over the line! So a massive thank you to Megan...! I would also like to point out that the other members of staff tried their best and we're very courteous and polite even with me tearing my hair out... It was a very difficult and at time complicated sale, so thank you for your efforts regardless. Overall 4/5 and thank you!

I decided to sell my house late August, Era Davidson and the team where amazing from the first communication to the day of completion. The house went online on a Thursday, by Saturday I had 25 viewings. On Sunday I’d received 12 offers. Monday SSTC! Over to the solicitors who were also on the ball. A bit of backwards and forwards with the buyers solicitor. Era was also there during this time trying to push them and keeping me and the buyer informed along the way. Advertised our property with Ben Rose 3 months ago. Extremely disappointing service. Had a few views however never received any feedback on any of them despite numerous requests. Advert was incorrect and missing things which took nearly 2 months to rectify. Numerous times trying to call and to never get an answer. Would not recommend and would look at other agents who should offer a much better service. We was holding our own viewings so Ben Rose literally did nothing for us.
