GoogleWe recently found out we were being evicted from our flat of 17 years as the landlord was selling so we needed to find somewhere quick!! We spoke to Ruby Hughes, she was always quick to respond to our emails and she couldn’t have been nicer or more helpful, we had seen other properties with other letting agents but they didn’t compare to Rubys professionalism and kindness.

A special thank you to Karen Summers for working so hard to help us during this process and for chasing solicitors, keeping an eye on our chain and informing us of every development. GooglePerry, Spencer and the team worked around the clock during the sale of our flat, from the initial listing until we completed sale. They were professional throughout and provided flexible viewing times, which other local estate agents don’t provide. We would not be able to sell our flat and buy our next home without their dedication and hard work throughout the whole process. GoogleUnfortunately, Style over Substance I instructed Gilbert and Rose to market my property in summer 2023. I saw plenty of Gilbert and Rose boards throughout Westcliff and assumed they would be able to sell our house in a professional and efficient manner. We were let down by numerous members of staff throughout the two months our propety was marketed with Gilbert and Rose. A complete waste of time and energy. Gilbert and Rose failed at everything you would expect from an estate agent. Agents turned up late for viewings, leaving potential clients waiting on our doorstep. This happened on numerous occasions and on one occasion my partner had to facilitate the viewing. There was no apology from the agent. Viewings were cancelled and we were not informed on several occasions. Viewings were booked without our consent. We did not receive regular feedback from viewings. The Senior Property Valuer told us (via whatsapp) the market value had dropped 10% within the few weeks our property was marketed. He requested that we market our property £25,000 less than the price we eventually agreed when we remarketed with a different local agent. On another occasion a buyer wanted to make an offer but this was never followed up by Gilbert and Rose. We only found out after taking our property off the market. There seems to be minimal to no supervision of staff, so it appears important things are missed. We had no regular communication with one contact. Updates were received in the form of whatsapp messages telling us to continually lower the price of our property. Completely unprofessional. Moving to a different agent was the best decision we made and I only wished we moved earlier. I could not believe the difference in level of service There is no chance we could have achieved our sale price had we stayed with Gilbert and Rose. I only gave Gilbert and Rose the time I did because I had heard horror stories that 'all estate agents are awful'. However, it doesnt need to be that way! Please do your research before considering Gilbert and Rose. Unfortunately a case of style over substance.

GoogleAgreed a sale on our deceased parents house in July 2023. Still waiting for sale to complete! Without your Progresser, Charlene, I think the sale would have fallen thru’. She has been very persistent and has gone the extra mile to try to finalise this sale. We are hopeful to complete before Christmas - Charlene is still pushing to get this to happen! The problem appears to be with a Solicitor at the end of the chain, it has been a relief to have Charlene on our side! Thank you!

Sam Brunker is also very approachable and helpful since the first time he came for house valuation . I will totally recommend to my friends and colleagues who need to sell the property in future.

GoogleHaving used Gilbert and Rose for the sale of Mums flat I found the service I received was extremely helpful. I was kept informed of the progress of the sale constantly although the market at the time was very dynamic and changing constantly. Although the solicitor instructed did their best I truly feel that the work above and beyond in my opinion by one of your staff Leanne Warren made the difference between sale or not. The buyers were not the easiest to deal with to be honest but Leannes perseverance and professionalism got the 'job done' . With the housing market as it was / it was a challenge for any sales progrsser but Leanne Warren thankfully Rose to the challenge and to be honest I , my family can't thank her enough. The property NEEDED to be sold to pay for Mums care suffering with dementia and I believe that without Leanne 's outstanding service the sale would not have happened.

Ryan was so efficient and responsive and gave a true first class service. Would also like to thank Megan Oliver, Lucy, Tara and Ben. What an amazing team. GoogleGilbert and Rose were recommended to me recently and I can honestly say this is the best experience I've had with an estate agent and I've dealt with many in the town. All staff are polite, friendly and happy to help (I've actually felt like a nuisance to other EAs in the past) so this was refreshing. Both Lewis and Ross were exceptional at communicating with me throughout the process responding in a timely and courteous manner and keeping me updated with viewing appointments, viewers feedback and offers. Although house not sold, I do not think these guys could have done anything more for me at this tricky time in the market. I wouldn't hesitate to use them again or recommend to others

Spencer came to provide our valuation and put us at ease with his friendliness, professionalism and honest and fair appraisal of our property. The property was marketed and sold very quickly with the help of Daniel and Samuel. Finally, we would like to give a special thank you to Leanne for her efforts as the Sales Progressor. She provided regular updates to us and worked tirelessly to ensure the chain reached exchange of contracts and we are now due to complete in January. Ryan Perry was so easy to contact, clear and timely in all communications and always available. His personal approach made the inevitable challenges that a long chain generates a lot easier to manage. Sales progression was led by Charlene who continued in the same style and was very proactive in helping accelerate the transaction - to the point where my solicitor commended her professionalism and capability. Even an absence in the week of completion was handled without any disruption thanks to a comprehensive and seamless handover to Karen. They seem to have a highly motivated and collaborative team.
