GoogleI have seen posts in Leicester community groups about this agency. I work in hygiene business myself, so after checking the photos of the work that was done for £500, I must say that it’s a know tactic used by greedy lettings agencies. No matter how clean the property is, after the tenant leaves, it still needs extra cleaning. So they hire some unknown/friends’ cleaning company, who will put highest prices on the invoice and then they split the profit. When in reality the cleaning that was done is worth £150 at most. Landlords and tenants should avoid this agency at any cost!
At the risk of repeating oneself ad nauseam, let me nevertheless repeat (sorry, again!... but it must be understood) that the assessment of the state of cleanliness before and after a tenancy is INDEPENDENTLY reviewed by the tenancy deposit adjudication bodies. Therefore they consider photographic EVIDENCE and both agency and tenant have to abide by their decision. As they have not yet had a chance to do so, no other "viewpoint" is even valid. Algirdis also did not see the photographic EVIDENCE of the position before the tenant moved in. He also did not see the photographic evidence of the state of cleanliness at the checkout: how is it possible therefore to work out "the work that was done"? Can someone who works in hygiene actually somehow cost up the work that is required only from photos AFTER the work has been done - pretty imaginative skill - you must come and introduce yourself to our business as we are intrigued! Has Algirdis actually visited the premises for himself to see the condition? I suggest that rather than indulge in ludicrous public musings we wait until the independent adjudication has taken place; the tenant has already confirmed in this public forum that she left the property dirty, and I am mystified why one would want to wash dirty linen in public any further. GoogleNorthwood have managed our property on the Guaranteed Rent Scheme for a number of years. They carried out regular inspections of the property and always relayed any tenant problems quickly and efficiently so we could arrange appropriate tradespeople. We decided to sell the property recently and Northwood managed the sale for us, organising viewings and negotiating the sale with our buyer. A couple of days prior to completion Northwood inspected the property and reported that it had been left extremely dirty by the departing tenants. This was backed up with photographic evidence. Northwood promptly arranged for contract cleaners to deep clean the property ready for the new owner on completion day. As I do not live close to the property I was confident to leave Gosia and her team to manage everything on my behalf and would have no hesitation in recommending Northwood.
Louise; thank you, that’s pretty much a perfect summary of how we like to operate, and the fact that you were pleased with how everything went will inspire the team. All the hard work Gosia drives herself to deliver is worth it when our great long-term clients express satisfaction. For me your comments describe exactly what I’ve always wanted clients to realise - they can get years of hassle-free guaranteed income, protection against the occasional vagaries of tenancies, and then a sale with little-to-no voids. GoogleThey went above and beyond on a few occasions during the preparation of going on sale and during the sale. There were a few curve balls along the way and all was sorted and communicated with me well. I always got answers quickly and they responded to requests efficiently.

GoogleAfter a horrible experience with a student lettings agents we decided to go with Northwood as our first post-graduate place to live. I'm very happy with the staff - they're quick to respond, they treat you with respect and allow you a lot of leeway in terms of decoration and redesign. They helped us secure and view a property the same day, and even discounted the rent for us since we were very excited to live there. After living in the property for several months now, we have not had any problems at all. I would recommend Northwood Leicester to anyone looking for a good estate agent!
Adam; you're right, not everyone's standards are like ours - we always remember that this is your home as well as the owner's property. As we run the property on our Guaranteed Scheme we have considerable leeway to keep ALL parties happy, and we take that responsibility seriously. I instructed them to manage my property. They did nothing except blame the tenants for not responding to calls or emails. They actioned a gas cert late by six months. There were many issues and I won’t go into detail here but they were informed I was very unhappy about their service many times. They just ignored my feedback and did nothing to improve their service. My tenants reported things never actioned. They didn’t really manage my property at all. A senior person was rude more than once and she threatened legal action over money that was not owed by me after she charged me 360 to exit their services. That is unfair as they provided a rubbish service. They took five weeks to put the property on the market and I got an attitude and rudeness from the senior person when I queried why it was taking so long. I complained and the owner only responded after TPO intervened. He returned some money in settlement. Total rubbish estate agent. I do not recommend them at all and I have emails to prove all statements in this review and the email in which I was falsely accused of threatening my agents and threats to take me to court. Like I said, if they did not settle in some way, I was taking this awful company to court.
