I would avoid this company at all…

I would avoid this company at all costs.I very rarely write reviews but I had no choice here. I am a landlord I own 1 property that I have worked very hard to rent out. We found a lovely couple to rent out our property who maintained the house very well. Manning Stainton were very close to losing our tenants.Extremely poor communication it's very hard to reach the building manager because people move around far too quickly. They entered the property without giving me or the tenants any notice.They lost keys, and after asking many times kept charging me insurance on our fee's.They have just been an absolute nightmare from start to finish. I had no choice but to take the keys off them.

By far the worst and most lazy estate…

By far the worst and most lazy estate agents I have ever dealt with during my time in Leeds. I was staying in a 4 bedroom property for a little over 18 months, at first glance all seemed good and the place was immaculate.After spending a few months using the bathroom it began to leak directly through to the kitchen. Each shower would leak through the ceiling and cause a huge puddle in the kitchen. We made the estate agents aware during covid and this issue was not seen to for months. After sending out 5 contractors to fix the issue, they couldn't find the leak. It was when the 6th contractor decided he would just silicone the entire bath, taps, and shower glass. This actually made the situation horrible and water was being trapped underneath. A true ''bodge job''. We had to live with a dirty brown ceiling and the leak was never fixed. Upon moving out, when they came to look at the property, one of the contractors just painted white over the ceiling to make it look like there was no issue. So if you are thinking about staying at 36 Woodland Park Road, LS6 2AZ. I would re-think. I am now 6 months out of this property and still not received my deposit back which, is 6 weeks' worth of rent.They made some deductions to the deposit and I expected that for cleaning and some decorating however, I kindly asked for an accurate invoice to be produced. 6 months later, no accurately dated invoice has been produced, just wishy-washy lazy emails from incompetent agents who continue to fob off every phone call they get. I have given them 6 months to provide me with a refund of my deposit, provide me an accurate invoice and I would have been on my way. It has led to me serving an awful trust pilot review which if I am honest, I do not want to waste my time doing. If you are thinking of going with Manning, be aware they are rude, lazy, and incompetent from top to bottom. Not one person knows their ass from their elbow and nobody ever seems to have an answer when you call, it is all done via email, and even then, lacks any clarity. Avoid and choose someone who really values you and your money and provide an upstanding service from start to finish.

Had good experience overall with mannings whilst selling a property. Placed the property for sale with them, and being honest, we did not get as many viewings as we would have liked. The house was perfect for a first time buyer but was eventually bought by an investor who got the property for under market value which we reluctantly accepted as they had not secured us many viewings and we wanted to move quick. I don’t know how it works behind the scenes but I’m not convinced they actively contacted all the first time buyers on their books to sell our house. As time went on in the sale, my opinion of them changed, and they became invaluable. We were unfortunate to land ourselves in a complicated chain, with one sale holding the whole chain up. Our main point of contact was Debbie Cundill in the pudsey branch, and she did an excellent job at chasing the chain up on a regular basis and providing us with lots of updates, which we really appreciated. Some of the properties in the chain were with online agents who sell your house for “free”, which meant that Debbie had to do all the chasing, and invested a lot of time trying to get answers out of these agents. I would never go with an online agent as I felt they slowed things down and did not actively chase everything like Debbie. The estate agents fee was a small price to pay to have someone chasing on our behalf, and the whole chain would have been a lot quicker if everyone was with a high street agent with a local branch and not an online one.Will definitely use them again if we choose to move, and have no reservations referring them to other people.
