Michelle from the sales team was proactive in contacting us when the property came on the market and arranged a viewing quickly. Once the sale was agreed the move mangers Gemma and Rochelle would update us weekly which was very useful. Finally, whenever we had an issue Gemma and Rochelle would follow up with seller or the solicitors to keep things moving along as we had a very tight timeline to meet.

Manning Stainton Horsforth branch handled my mum’s recent house sale. Throughout the entire process they were professional, friendly and diligent. Special mention to Simone who had the day to day task of keeping the sale on track, which was not easy due to several issues lower down the chain. She was helpful and sunny without fail, and she played an enormous part in getting us to completion last week despite the buyer’s solicitor delaying things at every turn. Not only were the Manning Stainton Horsforth team efficient and communicative, they were also incredibly thoughtful and kind, even bringing a bunch of flowers when mum was diagnosed with cancer in the middle of all this. I can’t rate them highly enough.

Truly the worst letting agent experience that I would never wish upon anybody. They do not do repairs and blame the landlord, then go on the landlord’s side when you call them out on it because since the new laws they cannot charge tenants agency fees so they will take the landlord’s side which is where the money comes from.Corina Thompson has been the worst possible person to deal with in any situation given. She has ignored my emails, doesn’t sort anything out when she chooses to reply, and will not do anything to help tenants in awful situations even when they are left with an inhabitable property for weeks and are forced to temporarily move out.Multiple times during winter I had woken up with the boiler pressure dropped to zero and due to the house not sustaining heat well it had made me wake up from shivering. I have been forced to move out now because of the lack of property management and care. Excuses, taking the landlord’s side and utter disrespect.I will do my best to discourage every person I meet to avoid this letting agency at all cost just because of Corina, her disrespect to tenants and her ignorance. Simply could not have had a worse experience than the last few months at the property that’s “managed” by Manning Stainton.

TrustpilotDid the bare minimum, tried to take my deposit unfairly
Manning Stainton did the bare minimum when I had any issues with the house I was renting. Despite the living area being constantly below the legally required temperature (with heating on for hours) they did nothing to resolve this after months of raising complaints. My complaint that the basement was very damp (and even growing mushrooms on the walls) was met with "do you use the basement though?". I was also unable to get my deposit back - not because I knew they were claiming anything, just because they were not responding. I was only able to get a response by raising a dispute with the deposit protection scheme, where I then found that they were claiming repairs for things that were already in disrepair. These were even things that were noted on the inventory as being damaged/worn. The check-out report they did was much more thorough so they tried to claim for things that were not covered as damaged in the check-in report. I spent hours when I moved in amending the check-in report but it would have been impossible to cover everything. They tried to claim my entire deposit back despite me not doing any more damage than fair wear and tear. Thankfully the deposit protection scheme adjudicators saw this and awarded me my money back.I would definitely not recommend this company.

Vicky has been an amazing support during the initial stages of offering on a property. She kept me informed at all stages and explained to me exactly what was happening, as it can get confusing!! She has been positive and helpful. She gave me great news of my offer being accepted but was very honest with me too about possible issues that may happen. I would be really happy to work with Vicky again and if I sell my house, I would choose Manning Stainton as my agent.

Even if you have a job where you can easily take calls through the day, your mortgage requirements are straight forward and you’re not buying in the midst of a global pandemic I would still recommend using Steve McConville and Harriet to arrange your mortgage as they remove a great deal of the hassle from the process.Steve was recommended by some friends of mine who have used him for years and he really did live up to the hype. He put me in a position where I was able to make informed choices on not only the mortgage, but also the best solicitors, surveyors and insurers to use.Not only did he advise me on which mortgage deals would save me the most money but also what each bank was like service wise, as at the time many were weeks behind. Circumstances meant I needed the purchase through quickly so picking the wrong lender could’ve been detrimental to my chances of purchasing the house I had set my heart on after months of searching.Once Steve had applied for the mortgage Harriet was on hand to deal with all the documentation including certification of my documents which given the social distancing restrictions would’ve been very awkward otherwise. She also kept the solicitors and estate agents updated which thankfully avoided me having to deal with all this myself. Being able to deal solely with Harriet throughout the buying process made a huge difference and sadly is something you very rarely find these days in a world of call centres and web chat!
