A MOVING AND FAFF-FREE EXPERIENCE

Linley & Simpson? They’ve come up trumps with a truly professional service.Cheery lettings consultant Mairi Neale gave me the news that was received this end with the kinda glee that most people reserve for lottery wins: that the landlord at my preferred property wanted to proceed with my tenancy application which means I can start my new life in Beverley at last.This proves that the company had obviously listened to my impassioned and slightly leftfield case for being the right candidate.Mairi explained things in a jargon-free language you could understand.There was no faffing. It was only 5 days from house viewing to being told I was the successful applicant.Their Goodlord referencing tech was welcomingly fast and efficient and relatively painless … if, like me, you’re well organised and have all your particulars at the ready. In fact, although the vetting process was understandably very thorough, it only took 27 HOURS from start to finish and passing the checks.This is particularly pleasing since some similar programs I’ve used with other lettings agents just haven’t been fit for purpose.Let’s put it this way, I HAD a full head of hair when I started filling in other lettings agents’ tenancy referencing tech forms.So. 16 days before the big move-in day and I can breathe out! Well pleased :)

Amazing team.

Great Company viewer!

My daughter along with my Grandson and myself recently viewed a property for rent. The photographs were very true to the house and a good representation. Caitlin Varley who conducted the viewing with us was extremely friendly and knowledgeable on the process. My Grandson when we got in the car afterwards claimed Caitlin was he best friend (he's 3)! Superb experience as a landlord with L&S

I have been using L&S's services for managing my property since 2017 and would highly recommend the City Center branch. The staff has been amazing and despite managing a large portfolio, been very responsive with my queries and issues. An example was with the recent issue with my water cylinder installed privately where I have had issues with getting paperwork from the installer, Steve Noble who looks after my property was immediately on the case and helped with property inspection, coordination for service visits and chasing the tradesperson (who was unresponsive). He's also ensured that the tenant was kept happy and not too inconvenienced by the process. As a remote landlady, I was wholly reliant on Steve and the team to ensure that my property was looked after and highly reassured by his responsiveness and the know-hows in the industry.I also wanted to give a shout out to the lettings team Ed Simpson and Spencer Williams for their knowledge and support with the rentals market over the years. I highly value their honest opinions and advice, always resulting in my property being let out to decent tenants over the years, with minimal issues. We have often looked critically at the challenges and how we can modify our strategy based on the changing rentals market landscape. As a result, I have always been happy with my tenants.For prospective landlords, I highly recommend considering letting with L&S, as did I, you will not be disappointed.

Friendly and Professional, Very Good Experience

Chelsea and Mark have done a fantastic job with helping me and my partner find a home to rent. They have both been great at listening to what we wanted in a property and suggesting appropriate houses for us to view. Every time we have spoken over the phone or in person, they have been super helpful and friendly. They have been very professional with questions we have had and very knowledgable about the properties they have shown us. Bradley was brilliant

Bradley showed me around 3 properties in the city centre. He had clearly read my initial brief and understood what my requirements were for a property. It saved time not seeing properties that I wasn't interested in! Also, I felt very comfortable viewing properties with him, something that you don't always get with letting agents. After the viewings, he followed up with emails and even got colleagues to get in touch when he went on annual leave. These were the first viewings I had, so my requirements ended up changing upon seeing what Bradley showed me. I didn't end up going with any of the ones I saw with Linley & Simpson, but I would recommend them to other people looking for properties.

A thoughtful and sincere team

When I was looking for houses, not only did Linley and Simpson tend to have all the better options, but they also had the better staff to help me through it. It's common for those who have to rent to get used to apathetic and at times greedy landlords and letting agents, but my time with Linley and Simpson surprised me that they've displayed the opposite of what I'd come to expect from a letting agency.Akeel helped me when I was searching for places on rightmove and took on board my need to email as I'm not available for calls during working hours - something other agencies ignored making it hard to plan bookings. Declan was a great help in giving me the information for the flat without being pushy. He was genuine and sincere and when a flat I had booked to view got taken the day before, him and Emma picked out a different place for me to view and had taken into consideration my price range, my location needs, and showed me a really nice property without me even being aware it was available. I can't overstate how positive that was as it was the house I ended up taking a tenancy in, so they'd picked very well and their consideration of my needs without prompt showed care for their jobs and their customers.Once I'd viewed the place I was eager to get everything sorted so I could get it off the market and know my next place to live was secure and Luke was very useful in helping with that, answering my emails and questions quickly and making the process streamlined and as minimal stress as possible.The whole Linely and Simpson team, especially the ones named, have surpassed any letting agency I've ever interacted with in my time as a renter.

Positive viewings

We went for some viewings with Bradley recently and throughout the process he was great. Bradley was friendly and informative from the offset, when we had questions he made sure that if he didn’t have the answer ready, he would find out for us. The flats that he showed us around all met our criteria and we decided to sign for one of them, which we are now moved into! The process of finding a flat is usually stressful and time consuming but thanks to Bradley, who set aside an hour in one evening to show us around multiple places, it was much more positive and efficient. Thank you for being super easy to talk to, resourceful in terms of background information on properties and generally lovely Bradley, you are great at your job!

Great Team

Really pleased with the service I've had reletting my apartment in town. Spencer was on hand at all times to talk through things fully and never kept me waiting for return calls. I have had the good fortune to deal with Linley and Simpson as a landlord and tenant for over 14 years now. They only source the best properties and provide excellent support for their tenants and landlords. The properties are always a cut above the rest, the crème de la crème and service provided is outstanding. Such wonderful and prompt staff

Over the mood with our experience with the help we got from Amina and Luke. We was shown around the property we booked in for a viewing for and an additional 2 other properties Amina thought we would like. Amina was able to answer the 1000 questions we had to answer and was such a wonderful person, she made us feel so comfortable with it being our first ever time viewing a property. Flat Viewing with Aiden on Friday 14th June 2024

Aiden was there just before time and accommodated both me and another flat viewer with ease. I needed to have my son on a WhatsApp call to show him the flat. Aiden was more than to happy to answer any questions my son had. Aiden didn't rush us but kept an eye on the time for the next flat viewer. Sally Bird visited today for the house inspection. She was very professional ans personable. All was in order on my part with keeping the property well maintained. Your representative kindly suggested that the rear fence could be redone as it is leaning and weatherd beyond repair. She also said she would look into the exterior gas monitor cover as it is damaged beyond repair and confirm if it is a gas board issue and how to get it replaced. She is always welcome here.

Resolving flat issues, exceptional customer care!

Usually, I don't leave any reviews, but as usual, there's exceptions!I've been renting a flat for about 2 months now and there has been a few issues with the flat and some repairs were needed. This caused me some frustration. However, I'd like to give a really big shout out to Kate (Kathryn) Miller!She's been really helpful and she's helped me tons trying to sort things out for me. She has all the attributes I would expect someone to have:- Friendly tone- Responsive (I don't recall me having sent her a request and not getting a reply within 24 hours).- Effective (All of the issues/fixes have been gradually sorted out).- Proactive (chasing stuff for me and keep me posted).Honestly, this is what I would actually call customer care and Kate has been brilliant!I know that if there's any other issues with the flat, I would definitely ask for Kate! Thanks, Kate! You are a star!
