What can I say, from our first point of contact with Chris Jackson two weeks before the auction to the auction yesterday (James Pank thank you amazing to watch ). Wow what an experience professional friendly the best part getting more than expected for our property in fact the estate agent quoted us slightly less, but this way is just so much quicker. The whole process is four weeks from start to finish. I would highly recommend this way of selling a house all the stress is removed. A big thank you to the Horsforth Leeds team, especially Chris who kept us up to date with the progress.

Absolutely exceptional! The overall service was excellent. Mark is seriously a credit to auction house. He is very knowledgable, supportive and wants to get the best results for you. We even ended up getting pre auction sale with a great price. The process of auction is so much straight forward than the usual estate agent route. What an exceptional experience with the perfect result! I was first introduced to Dale Cox at Auction House Cheshire by our estate agent after the property we were trying to sell had multiple failed transactions. Dale was extremely personable and was very thorough in his explanation of the auction process and his communication was excellent throughout. I contacted Auction House in mid-August through their online enquiry form, requesting communication via email due to my discomfort with phone calls. Having owned my home for seven years, it had become increasingly difficult for me to manage the costly repairs and renovations it required. After some research, I noticed several local properties had sold above expectations through the auction method, so I decided to explore this option. Dan Andrews promptly responded to my enquiry, contacting me via email outside of normal working hours. He offered to visit for a valuation and take photos the very next day. Within 48 hours, my property was listed on Rightmove and the Auction House website, with an auction scheduled just three weeks later. The auction process was thoroughly explained to me, and I was kept informed at every stage by Dan and his colleagues, Carly and Rebecca. Any questions I had were answered clearly and promptly. The entire team was knowledgeable, professional, and friendly throughout. Once I handed over the keys to Auction House, I had peace of mind knowing everything was being handled for me. They even recommended a solicitor to ensure a smoother and quicker completion process, saving me the hassle of searching for one myself. The auction itself was an engaging experience, watching other properties being sold, and wondering how mine would fare. The auctioneer did a fantastic job encouraging bidders and adjusting bid increments to secure the best possible outcome for me. Dan had set a reasonable guide price, with my reserve price just 10% higher. Two days before the auction, I was informed that a cash offer at the reserve price had been made. After careful consideration, I chose to proceed with the auction instead. The team was incredibly supportive, explaining the next steps in detail and providing links for me to watch the auction in real-time. I was thrilled when Dan contacted me after the auction to inform me that the property had sold for over £5,000 above my reserve price, achieving the target I had set from the start. I couldn't be happier with the result. I highly recommend Auction House West Yorkshire for anyone considering selling a property, particularly one in need of some work. The process is far more efficient and streamlined compared to traditional estate agents. For anyone apprehensive about the auction process, rest assured, Auction House provides clear guidance and detailed information every step of the way. Watching other properties being sold is also a fascinating experience, reminiscent of popular TV shows. A 5-star service from start to finish, thank you again to the entire team!

Quit with these clickbait guide prices !SDL sold 7 Spenser Close for £88,000 a matter of weeks ago, can you tell me how on earth you have set a guide price of £34,000 ? They laughed and were unsurprised when I asked if the property sale went through abc why it is now listed so much cheaper !Again, SDL sold Salisbury House a few weeks ago for £29k, please explain why you have a guide price of £10k ?These prompted me to check out your other midlands properties and they all seem to have been purchased from other auction companies very recently and you have placed ridiculous prices on them !!234 Russell Road was sold by I am sold for £160k, your guide price is £60k.. how ?69 Lawnswood Avenue was sold by i am sold for £140k, your guide price is £40k.. how ?2 Lawley Street was sold by I am sold for £150k, your guide price is £50k.. how ?I am sure there are countless other examples ! What on earth are you trying to do here ?Are you trying to say that your seller is prepared to take losses of over £100,000 per property ! Don’t be so ridiculous ! I am reliably informed that your seller used to use midlands auction firms but local buyers “are on to him”, so he has decided to rip off London buyers instead !The auction industry needs to be properly regulated.. far too many cowboy underhand auction houses letting unscrupulous sellers run amok ! Auction used to be a good place to buy.. those days are over.Why are you trying to dupe innocent and unaware buyers ? Do you know the financial and mental damage you can cause people ?
