Online bidding at AuctionHouse property auction does not seem to have clear cut off time.I monitored a property where it had very few bids in the days and hours on auction date, and in the last 5 minutes before the auction's advertised "END" time, we discover that there is no fixed "END" time. Auction House then keeps extending that supposedly "END" time by another 2 minutes and that kept repeating 5 or 6 times. Now, we assume another bid received, but despite the bid we made was in the last seconds before "END" time, we can not be 100% sure that any other bid took place, System is not transparent enough as Bidders can not really see whether other bidders actually exist.Bidders should trust that an an auction does have a real "END" time and not just a "Liquid" end time that can just go indefinitely.We do not feel that the bidding process is transparent enough and neither price bid at the "End" was a fair one, given the repeated "extension". Property Auction houses have a responsibility to make the process transparent if they decide to advertise and switch to Online bidding to safeguard the trust of bidders.
Hello,As is described throughout our website, as well as on the bidding page itself, if a bid is placed in the last 60 seconds of the auction, the end time will be extended to allow any under bidders to place another bid if they wish to (this also occurs where someone has placed a maximum bid, and the system is bidding on their behalf too). When there has been no bids for 60 seconds, the auction will then close. This is the most fair way for all buyers to get the opportunity to place their best bids, and for the sellers to achieve the best price for their property also. All bids, their amounts and time placed are all clearly displayed for anyone to see, and we are happy to discuss individual cases and provide audit trails for properties you have bid on if you feel there is a discrepancy. GoogleSold with auction house a few years ago and just sold at auction yesterday. Needed a quick turnaround so from first contact to sale was all done in 5 weeks. Chris was very helpful and gave an honest assessment explained process/gave solicitor contact. Stephen did the viewings and fed back regularly. Good email and phone contact. Also fees a lot lower than the other auctions. Moved to online auction due to covid successfully too. Great service!

James and his team have gone above and beyond and delivered more than I'd ever expect from an auction house. This was our first auction purchase and was very daunting, but James has been so helpful guiding us through the process, really put us at ease and has made the experience much less scary. GoogleI needed to get a property sold in Leeds quickly, and Auction House West Yorkshire were recommended to me by a friend. James & his team were extremely knowledgeable about the market and their business, and guided me (a complete novice) through every step. Although some advice seemed counter intuitive at first (don't clear out the house or prep it for sale?!) their insider info not only saved me money up front, but also resulted in the property selling in under a month, and for more than I would have dared to dream! A fantastic experience all round - a huge thanks to all at AHWY, and highly recommended to anyone else in the same boat.

We were dealt with by Gary Davison who could not have been more helpful and informative. We felt very safe in his hands and were happy to leave all the arrangements to him.Although the property didn't sell at the first auction, Gary managed to find a buyer who had decided not to bid on the day, and after some haggling a sale was agreed. The buyer did mess us around with changing their mind about the price, as well as dragging their heels over deadlines, but Gary worked well on our behalf and eventually pinned them down to our satisfaction. He just wouldn't let it go!Many thanks, Gary, for your persistance!

Some of the worst customer service and experience i have had in the property business.After agreeing terms and price then to be told the terms were not relevant. Then to have Auction House Scotland deduct fees from buyer and seller before completion even although this was never in my terms and never agreed was surprising.Upon completion then I find out that despite AHS been given the keys they deny all knowledge of having any instructions.What really was the icing on the cake was the fact that their representatives thought it was acceptable to try to contact my solicitor directly to push the process along to their tune.Although the manor in which they dealt with my frustration via a chain of condescending emails could possibly have been the most frustrating.If you are looking to waste money, time and pay percentages to be treated like a p*rick then these are your guys.
Thank you for sharing your concerns. With regards to your claims, there was a pre auction offer made, which you accepted under auction terms. At no point were you advised that the auction conditions were not relevant.With regards to your fees, the standard process is to deduct your fee from your deposit and return your deposit to your solicitor on settlement. This is the process that was followed, as outlined in your signed contract. We also speak to solicitors for regular updates for completion, again this is standard process. In this instance, the sale ran late and we were in communication to ensure settlement would take place. This was in your best interest. We are here to sell your property and to manage the process.
