I live abroad and bought a flat in Leamington Spa which required quite a lot of work before it was ready to let. Belvoir organised all the work for me which was carried out to a high standard and the day after it was put up for rent, I got a tenant. Very professional and friendly. Now I have been letting the flat for a couple of years and I would like to say how satisfied I am with the service. And thank you particularly to Sue in Maintenance who always goes the extra mile to get to the root cause of any issue and makes sure everything is in good condition. We recently engaged the services of Belvoir to sell our property in Warwick and we were visited by Alfie who gave us a valuation which we agreed to proceed with. A walk round video was carried out by John which was very good and which showcased the property for prospective buyers to see online. We have ultimately agreed a sale with our prospective purchasers and are awaiting completion via our conveyancing solicitors who were recommended by Belvoir also. Overall a positive experience and although selling a house can be a bit nerve racking we were guided through the process by Alfie and John to the present stage of SSTC. Alfie at Belvoir recently sold our much-loved family home, which had been let through another agency. He was unfailingly polite, friendly, and professional throughout the process, even though we were probably pretty demanding clients. He cheerfully went above and beyond, even helping prepare the property for sale when our letting agents let us down with decorators etc. He always responded quickly when asked for an update and kept the channels of communication between us and the buyers open. One tiny suggestion is that it would have been nice if Belvoir had kept us up to date without us having to ask. But we wouldn't hesitate to use them again! Thanks Alfie.

I own a flat in Leamington which I rent out; my wife owns two rental properties in London. That’s it, our entire ‘portfolio’. We take a very personal interest in the properties, and focus on high levels of tenant satisfaction, not maximising rents. We want to provide homes. Therefore, our choice of letting agents is a critical part of our business. In the last ten years we have used three agents in London, and two in Leamington, to find tenants and to set up the tenancy. Of those five, three were problematic, one in London was ok, and Belvoir was brilliant. As soon as I sat down and talked to Tracey, I realised this is a professional organisation in which people know what they are talking about. Advice on preparing the flat, marketing, communication with me about the tenancy agreement and other matters, were all excellent. We had the pleasure of meeting John and Conor, who offered further advice, and I liaised finally with Keri over arrangements for the new tenants’ move-in. Oh, and the tenants? They were found quickly, carefully vetted by Belvoir - so far, so good. Belvoir is highly recommended for an excellent service at a reasonable price, and has to be one of the best agents I’ve ever come across in a lifetime of dealing with estate and letting agents.

We are a group of students who have recently finished our tenancy with Belvoir Estates. We experienced Belvoir only through the student lettings side of their agency. Unfortunately, we do not recommend this estate agent for students. Firstly, upon moving into the house, the house was extremely dirty. It clearly had not been professionally cleaned - there were crumbs, hairs and grease/dirt all over the house. There was also lots of rubbish left all around the house. When we complained about this and asked for a cleaner, Belvoir declined, stating that it had been professionally cleaned, and that because the house is left unoccupied over a few months, dust can build up. (This did not explain the rubbish, crumbs, hairs etc). We and our parents spent a few days cleaning the house and getting it up to a liveable standard. This would never be considered acceptable in a non-student tenancy. We sent photos of the dirt/mess to add to an inventory as proof of the poor state of the house upon moving in. We were charged £30 per person as an inventory fee to receive a video inventory of the condition of the house. We requested this many times, very aware of the importance of an inventory to protect us from unfair deposit charges post tenancy. After many emails from us requesting it, Belvoir admitted they did not have it, and refunded us the cost. At the end of our tenancy, the house was left in a far superior condition to when we arrived and was thoroughly cleaned. Although we had no official inventory as proof of the state before and after - only our photographic evidence of the poor state upon moving in - Belvoir told us they would deduct money for further cleaning, such as 'Bedroom 1: window needs wiping'. After stating all the arguments above, Belvoir decided to refund us the whole deposit. We did not receive our deposit back for over three weeks due to poor communication from Belvoir, leaving gaps of one week to respond to our emails. Belvoir's attempt to unjustly withhold money, despite all of our efforts to ensure this would not happen to us (constant emailing, requesting inventories, thorough cleaning), is an example of poor treatment of students in Leamington Spa and something future tenants need to be wary of. Had we not spent so much time and energy disputing inventory and deposit claims, we would have lost quite a lot of money to this agency. This review serves a purpose to warn students to demand fair treatment and always take photographs as evidence for your own protection.

I lived in an apartment managed by Belvoir in Leamington Spa for the best part of two years. They were always easy to deal with, answering my emails quickly and courteously. On the rare occasions something was needed (including a locksmith at one point) they were very helpful. At the end of my tenancy they were fair about charges and they even returned the deposit on the same day I sent them proof I'd settled my final bills. I've dealt with a few agents in Leamington over the years and Belvoir were by far the best. My thanks to the team.
