I recently sold my house with Belvoir Leamington Spa, and I couldn't be happier with the experience. They were professional, knowledgeable, and incredibly helpful throughout the entire process. From the very beginning, Ashton and Conor took the time to understand my needs and goals for the sale. They provided a realistic valuation of my property and were quick to implement the marketing plan. Day to day, Ashton kept me informed every step of the way, and was always available to answer my questions (no matter how often!), and both Ashton and Conor gave me good advice and always kept me informed of progress. Having previously rented my house through Belvoir as well, I would highly recommend them as estate agents and letting agents.

Conor and the team at Belvoir have been fantastic throughout. I never felt patronised or pressured (which I did with other agents) and was able to achieve the price I wanted for my property in a short amount of time. The photos and the video in particular were fantastic and really professional. Communication has been great, with Ashton being particularly friendly, helpful and always responsive. I would definitely recommend them for either buying or selling (my new property is also via Belvoir).

Belvoir Leamington Spa managed the letting of my flat for over 15 years impeccably. The team was always extremely efficient in finding reliable tenants and swiftly resolving any maintenance issues. Recently, I sold the apartment through Belvoir Estate Agents and was equally pleased with the assistance provided by Conor and Ashton. They helped with every detail, including clearing the flat, as I live abroad. I thoroughly recommend Belvoir Leamington Spa for both lettings and sales.

Absolute thieves! Messed up the paperwork for my daughters let after saying it was approved, causing the whole thing to fall through. This was after they told her it was a done deal. Then refused to give her her holding deposit back in full, blaming her for the mistakes they made. Avoid at all costs

Dear Dan We are saddened to read your review as this is not factual at all. Although we do understand your frustration as a father, hence us deciding to take the loss as well as now having lost the property from our portfolio as the landlord blames us for introducing a tenant who gave us incorrect information, which is grossly unfair. Please see the facts as per below: • The applicant applied for property stating an income of £**k with an increase in hours, plus housing benefit. • Landlord accepted application and we underwent referencing. • Our fully regulated referencing company found through financial referencing that only £**k was verifiable for their income, a substantial difference. • Applicant claimed that they had mistakenly put the wrong amount on application due to miscalculation, however was able to provide a guarantor. • After reporting this to the Landlord, the applicant had a second viewing with the Landlord at the property. On the viewing the applicant mentioned that their grandparents would be paying towards the rent due to their financial situation. The landlord gave the tenant the impression that the tenancy would be going ahead on the viewing. • The landlord called our office first thing the next working day and decided to withdraw their offer for tenancy due to the misleading information on the initial application and the impression that was given on their second viewing. They directed us to cancel the tenancy and remove the property from the market entirely. They then took the property from us and have since listed with another agent as a result of this tenants misinformation. • The applicant was informed of the landlord's decision and apologised to for such short notice. We explained that this was the landlord's decision and out of our hands. • The applicant requested their holding deposit back 7 days later, to which we explained that due to the misleading information that was provided on their application, we were allowed to retain their holding deposit (per Tenant Fees Act 2019). We offered half of the holding deposit back out of goodwill, as we felt it was unfair of the landlord to give them the impression that the tenancy would go ahead at the viewing and then withdraw the offer on such short notice. As you are now aware, your daughter has been given her entire holding deposit back despite us not having to do so, we do wish you and your daughter all the best in securing a property. The Belvoir team sold our house recently. They were extremely proactive, gave us the best price and produced some superb photos and a video. They were always on hand to answer questions etc and nothing was too much trouble. The star of the show was Ashton, as our sale was a little messy to say the least. She managed the whole operation (chaos) with utmost calm, and kept the different solicitors and the buyers all under control and informed as required. As Ashton is now being assisted by Jo, I can only see things getting even better. So it’s a massive thanks to John, Conner, Alfie, Ashton and Jo.

I’d like to pass on my thanks to Tracey and Conor for our experience with Belvoir after calling into your office recently. Leamington Spa is blessed with many very good Estate Agents (I think we must have visited each one). What a breath of fresh air it was when we walked into Belvoir, we were met by a bank of desks with every single person looking up to acknowledge and welcome us - I've never experienced anything like it in my life! You can really feel the vibe of a hard working, happy, passionate team/family of people - an absolute joy to witness! We were helping our son and his wife in their search to find a home to rent, as they were, at the time living in London and were then away out of the country. Time was running out for them. the contract on their London home was coming to an end and they have a baby due very soon. Tracey was so helpful and went above and beyond to help with the search, likewise Conor was amazing. We're often all so keen to send complaints for bad service but we don't take the time out to recognise good service. I’d like to show our appreciation for everything you did to help find a beautiful home in Leamington for them (they are now happily settled and loving life in Leamington). Thank you not only Tracey and Conor, but the whole team, your smiles that day, really made a difference in what was a stressful time.

I was searching for rental family house from India before moving to UK, I knew there is high demand and waiting even for viewing the property, I came across Belvoir Estate & Lettings Agency Leamington Spa through Rightmove, the process of viewing the property was done only when i was physically available to view the property. Belvoir has a strict policy on this, same goes with other letting agencies. My letting process was smooth from viewing appointment till keys handover. Thank you Tracey for making this process smooth and for showing high level of professionalism and patience being from letting industry. You are star. Having used Belvoir for both letting and attempting to sell our property, we feel well-placed to provide a balanced review, unfortunately, our experience has been disappointing on both fronts. During the letting process, Belvoir fully managed the property. However, we were let down during the check-out inspection at the end of the tenancy. Important issues were either missed or not addressed appropriately, which led to unnecessary complications and delays. For a fully managed service, we expected a far higher standard of care and attention to detail. Despite this, we decided to give Belvoir another chance by instructing them to sell the property. Regrettably, this only added to our frustrations. While there appeared to be interest from potential buyers, Belvoir failed to convert many of these into viewings. Over the course of nine weeks on the market, communication was minimal and lacked any proactive strategy or feedback. When we finally contacted them to express our concerns and withdraw the property from the market, they were swift to action the withdrawal, but are yet to respond on the points raised. Overall, we found the service underwhelming, and we would not recommend Belvoir based on our experience with both their letting and sales departments.

From the outset, we kept you fully informed about all enquiries, interest, and activity relating to your property. Communication was maintained not only with you but also with your mother via phone calls and WhatsApp. Our agent responded to calls and emails, even after 10 pm, to accommodate your schedule and the time difference in your location. In total, over 50 emails were sent, providing timely updates, guidance, and follow-ups at every stage. Every enquiry was promptly followed up, and outcomes were communicated clearly. While we understand frustration when viewings did not materialise, we provided every prospective buyer with the opportunity to view the property; the decision to book a viewing rests with them, not with our team. Furthermore, Conor supported you with the legal aspects of your tenants leaving, even though your property was no longer fully managed by us at that point. This was above and beyond the standard service we provide. Your property has now been withdrawn from the market, actioned immediately by Conor, even while on annual leave and attending a wedding, to ensure your instructions were carried out without delay. We take pride in the professionalism, diligence, and responsiveness our team demonstrated throughout both the letting and sales process. While we regret that our efforts were not acknowledged in this review, we have consistently acted transparently, proactively, and thoroughly at every stage. Hugely impressed with Belvoir-something you don’t often hear a purchaser say! Ashton was super efficient and kept us well informed throughout our purchase. Despite working for the vendors, myself and my partner felt that she made an often stressful process as smooth as it possibly could’ve been. She was incredibly responsive and kept us informed throughout our purchase, dealing with any questions we had. The communication really was the best with her keeping in touch throughout and managing expectations and we were extremely grateful for that.
