TrustpilotFantastic, helpful and informed
All the staff at Simon Miller were incredibly helpful and well informed about their business . At times they went over and beyond their own responsibility's to ensure a swift purchase, especially when we had issues with a stalling solicitor. Next time we sell/buy a house we will defiantly use them.

Wasim was brilliant. He got my house sale moving after taking it over and even more impressively he was able to keep everything moving smoothly during the coronavirus outbreak. Thank you!

TrustpilotTrue Professionals!
From the first valuation through to completion, the service we received from Dan and all the staff at Simon Miller was first class. We were kept informed and updated every step of the way in what turned out to be a very long process!!! We dealt with several other estate agents along the way as part of our chain and the service they provided didn’t even come close to that of Simon Miller. I will not hesitate to recommend them to anyone wanting to selltheir home.

Richard was brilliant to deal with, always courteous and on the ball. Although transaction was quite long he chased and got information needed whenever asked. Pleasure to deal with.

FacebookThis property was in a disgusting state when my daughter moved here. She spent money having it decorated and carpeted amongst other things to make it decent to live in but the back door was rotten and not worth having as it could have been smashed through easily, broken window catches, holes all round the eaves with birds nesting in the roof and many other things. I personally reported a broken fence to Simon Miller last January which was never mended by the time my daughter left in September and the promised handrail on the stairs was never installed after my daughter fell down the stairs and I was paying for physio for her. If I don’t see the deposit returned I will personally be suing Simon Miller and the landlord for my expenses for this physio and I would highly recommend you avoid dealing with Simon Miller or renting this property at all costs. When I moved to Kent I deliberately avoided using Simon Miller as from personal experience myself trying to help my daughter they are awful. The agent kept trying to say the landlord had provided all the carpets etc and now has the audacity to try to make her pay for the carpets to be cleaned and flea treated and is disputing returning her deposit-what a cheek!! Disgusting service!!!

TrustpilotSimon Miller Bearsted
We purchased our new home with Simon Miller, Bearsted just under two months ago. The service we received from Shirley at the Bearsted office was exceptional. From start to finish, when we walked into the office to ask to book a viewing for the house to when we picked up our keys, we couldn't have asked for more. She even had a 'congratulations on your new home' card waiting for us, which we thought was such a lovely touch. During the process, Shirley rang us to keep us updated on progress as and when necessary, explained what would happen on completion day, and was always there to answer questions when we needed. I don't plan on moving house again, but if I ever did, I wouldn't hesitate to use Simon Miller next time for my sale as well.

GoogleAfter setting mutual agreements of the viewings to the above property. I'm disappointed by the following
Monday 8th April 2019
You contacted me regarding a viewing that you implied this viewing was pre booked when in fact this was a new booking.
Thursday 11th April 2019
A viewing was arranged for 17:30 which a rep from yourself a was to show the viewer around, we agreed to this a both myself and my wife were at work but our daughter would be home. Instead the viewer turned up on time the rep was 20 mins late and our daughter was left to show them round. She is currently studying for exams and should not have been put in this position.
Saturday 13th April 2019
We had agreed to one viewing at 16:30 that my wife would show round the property. At 17:00 a second unbooked viewer arrived. As my wife had no knowledge of this it was quite embarrassing for both parties
I wish to make it clear that unless a booking has been agreed verbally by either myself or my wife we will not be showing them around the house if they turn up in scheduled.
I will be informing my landlady of all of these issues.
Regards
Julian Hartley

****MONEY SNATCHING CROOKS****
I have previously worked in estate agents for several years and I am fully mindful that the industry isn't a very regulated industry... - Little did I know that estate agents could become as slimy as this one! and I utmost certainly did not expect it from such a large chain company!
December 2018 I paid £570* for referencing/holding fee. The tenants would have been me and both my brothers who would have had FULL rent responsibility and my mum would only be a permitted occupier WITH ZERO % RENT SHARE (Permitted occupiers have zero rights to tenancy agreement).
The branch manager spoke to us and said that it would be fine for my mum to live there with zero % rent share. They sit you down in their office and fill out a form that you DO NOT SEE AND DO NOT GET YOU TO SIGN (i'm pretty sure they tick whatever they want on that form - I have never ever in my life heard or seen an estate agents who does not ask the prospected tenants to sign that form) the property was then taken off the market as we went through referencing.
2 weeks go by. Which we call the office numerous times and were told that the person dealing with our tenancy wasn't available to take the call/off sick/ not in and no one could help, they did not tell us when this person would be back in.
It wasn't until I saw they had remarketed the property on Rightmove and took away LET AGREED did i realise they pulled out of the agreement AFTER sending us confirmation that the landlord had agreed on their own Simon Miller referencing customer portal. When seeing that I went into the office and spoke to a lady (I will not disclose names as I know Simon Miller will ask Google to remove this review if I do) who advised me that the branch manager wasn't in that day, fine. I understand people do take days off and get sick - i took the day off work to go to their office. I took an additional day off work to pop them a visit again, making sure the manager was in. - This branch manager is the most RUDE and UNPROFESSIONAL person who represents a company! They referred to me several times as 'mate' and i quote "do you think i'm stupid and have time to waste filling your forms, I've got better things to do mate" they said we had failed because of my mum, for a start my mum's name isn't even on the tenancy (I have scored all my families names out expect mine on attached image.) upon me asking why my mother's name isn't on the form the first lady said "Couldn't fit it on there" HOW PROFESSIONAL!!!
On their pre tenancy form/email receipt it states the following "THIS PRE TENANCY ADMINISTRATION CHARGE IS FULLY REFUNDABLE IN THE EVENT THAT THE LANDLORD(S) WITHDRAWS FROM THE PROPOSED TENANCY" (see attached image) The landlord withdrew from the tenancy (see attached email from Simon Miller) AND WE DID NOT RECEIVE A SINGLE PENNY REFUNDED. See all attached imaged evidence of how they broke they side of the agreement.
I then went down to their Maidstone head office, the director wasn't in the office (what a surprise.) I was then told that he would call me the day after to discuss this with me but to this date I have not received that call.
UNDER ANY CIRCUMSTANCES DO NOT DO *ANY* BUSINESS WITH THIS COMPANY!!! TENANT OR LANDLORD, DO NOT GIVE THEM ANY MONEY, ONCE IT'S IN THEIR BANK ACCOUNT YOU'RE NOT SEEING ANYTHING BACK OTHER THAN AN ATROCIOUS SERVICE.
Simon Miller, if you're reading this go educate yourselves on good customer service and invest in training your staff and also your legal rights to what an 'agreement' is. Teach the branch manager of this branch some manners and professional standards. - On that note the gentleman I spoke to in the Maidstone office was very professional when I went into that branch. So thumbs up to that individual, as for the whole company sickening. - To the director, who are you?
Scamming behaviour, a matter which I need to approach the authorises about as their head office and director are basically non-existent.
Avoid this branch/company like a disease.
You have been warned.

GoogleThis company should be held accountable for their disgraceful behaviour. For three days they never contacted us about a cancelled viewing and it wasn’t the first time we had to contact them for updates. On multiple occasions we asked to see a “contract” that we supposedly signed on 2/3 occasions so we could take it to a solicitor and they completely ignored our request. When we sent our email to express our disappointment with the way they’ve acted and to ask what they had been doing to promote our property as there was hardly any competition in the area and we asked them to remove our property. Rather than apologising for any of it, or actually answering our questions we asked, we got a 2 lined email saying they would take it off the market and that was it. I’m going back to the property ombudsman to be a formally complaint in. Stay away from this company!

TrustpilotHonest, efficient and friendly
Cannot fault the service provided by Simon at the Simon&Miller Larkfield branch. He was extremely helpful and efficient in all his dealings with us and chased up solicitors tirelessly near the end of the process when they seemed to be dragging their heels. He was honest and didn't attempt to pull the wool over our eyes or push us into the sale. Considering it was our first time buying, we couldn't have asked for a better experience from an agent and Simon was a big part of this.

TrustpilotSelling & Purchasing our home
Its been quite a long slog selling & buying our new home for various reasons but we have been looked after by Simon Miller Larkfield - particularly Simon & Dan, right from the start and wouldn’t hesitate at all to reccomend their services to anyone looking to move. They were always polite, friendly & professional, always helped when we needed it & were always there to advise us on various things during the whole process. Simon contacted us with efficient weekly updates without fail once our sale & purchase were underway and always arrived on time for viewing appointments etc. We’ve dealt with a few other estate agents when looking at which houses to buy and without a doubt Simon Miller’s services outshone all of them. Thankyou guys, and we cant wait to get settled in our new home.

Trustpilot3 cheers for Jeremy Bancroft T
The solicitors that our sellers used were so bad we are going to wright a bad review. We felt useless and frustrated. I don’t know what we would have done without Jeremy’s help.Always there at the end of the phone to help us and guide us.We would still be waiting to exchange if it was not for all his hard work. He is a credit to Simon Miller as we would use you again.

TrustpilotProfessional, polite and hardworking
Simon Miller were not my selling agents, they were they agents that I was buying through. The purchase chain was complicated and exasperating for months and particularly in the final two weeks. Simon and Dan did everything that they could to push the chain to completion. They were being hassled sometimes hourly towards the end by various people and yet remained professional, polite and pleasant throughout. They pushed hard on behalf of their own vendor but they were brilliant at assisting the whole process and that included keeping me up to date. I would choose them as my agents next time if I can ever face the whole process again!

Asked for a valuation only, was straight up at the time, informing them Im in no position to move. They then constantly harass you with calls & post, + feedback questionnaires. They have lost a potential future customer with the antiquated tactics. AVOID at all costs !

It is never our intention to harass customers with phone calls or letters. As a company we pride ourselves on being proactive and will seek to follow up after appointments are carried out. Perhaps you could contact the manager of the office which undertook the appointment and discuss your concerns with them in person. This way we can also ensure your details are removed from our database .

I would 100% recommend Simon Miller Larkfield! Buying our first house has been a long process due to covid, but Andy McGinty went above and beyond to help us find our perfect home. Nothing was too much trouble. Excellent service and friendly staff!

The timeframe in which an average sale takes has extended significantly owing to the pandemic. Solicitors and Mortgage lenders are stretched often at capacity which inevitably has a knock on effect. Thankfully, Andy and his team were there to make sure the purchase of your first home concluded successfully. From all of us at Simon Miller & Company we hope you will be very happy in your new home.

TrustpilotThank you!
Simon Miller have been an absolute delight to work with. Throughout the sale of our house they have consistently been available to take calls, answer questions and generally walk us through everything step by step. In stark comparison to the Estate Agents we have purchased through, Simon Miller, Amanda especially, could not have done more to make this process as smooth and effortless as possible. We would not hesitate to recommend them to friends and family. To all the team in Headcorn - thank you so much for everything.

TrustpilotGreat Experience
Having worked with a different Estate Agent first with no success I was amazed at the difference in service, communication, amount of interest and success provided by Simon Miller & Company. They have been professional throughout and particularly helpful in putting us in touch and obtaining quotes for some works required prior to exchange of contracts. Genuinely a really good experience all round and would 100% use again if we have the need.
