Eric was a real gentleman in showing clients round. Jodie was our go to person after we'd sold. She was the friendliest, helpful person, always willing to give advice. GoogleEdited review: November 2022. Ever since Helen left the rental side of the business, the service seems to have gone downhill. Its taken over a year to organise and find someone to deal with a damp problem we've had in our property we're renting with multiple pieces of furniture and clothes having to be thrown our due to mould. There doesn't seem to be any urgency whatsoever. Would not use again if you paid me. Only started contacting directly once I had gotten the councils housing team involved. Edited review: Early January 2023. Left an R&B property for another company managed property, much happier. Had to leave keys at the end of tenancy not in Lancaster but in Torrisholme of all places. Emails regarding our deposit are going unanswered. Third edit: Late January 2023. Still waiting for our deposit back after four weeks. Absolutely zero urgency from them. Fourth edit: Late January 2023. They are trying to claim £500 from our deposit to fill in six screw holes in a wall, to paint a damp wall which they've known about for a year, and to replace kitchen flooring that we ourselves replaced after the original flooring (carpet in kitchen?!) was damp. Fifth edit: Early February 2023. Still waiting for a response from the landlord/estate agents regarding the disputed £500. Sixth edit in reply to businesses response: Since dealing with R&B, I'm unfortunately aware of the Deposit Protection Scheme and how it operates. It shouldn't however take nearly two months for it to have reached this stage. The absence of apologies or recognition of the above issues, instead naming baseless "breaches in tenancy" just seems to show how little the company cares about tenants. If, and its a big if, the DPS side with the company and the landlord regarding the disputed funds I'll delete everything apart the first edited review from November 2022, I don't want to get into internet arguments with local businesses. I just wanted a nice, warm, comfortable house for myself and my partner, and like I've said previously, up until Helen left, everything was smooth and there were no issues. But no-one should have to put up with the poor customer service and response times of over a year to fix a damp problem. It's just not right.
Thank you for your review however we do question a number of the points raised therein. It is true an agreement can’t be reached on the deposit between the two parties. You have agreed for the deposit to be mediated by the arbitration team at the Deposit Protection Scheme. In order for that to be actioned you must have received the necessary communication from both the DPS and ourselves. Having received this you have then logged onto the DPS website and completed the required procedure. At every trigger point in this process the communication is sent to you updating of progress from the DPS. Whilst this is in progress we feel it would be unprofessional to publicise the numerous breaches in tenancy. We regret this action and it is always taken as a last resort. We hope the matter will be brought to a swift close for you whatever the outcome.

GoogleWhen we decided to move house we called several agents for a valuation. R&B weren’t the highest but Lee did a very good job at selling their professional services. We dealt with all the team initially until a sale had been agreed then with Jodi for consistency. Jodi was great at being the go between for us and our buyers and also very responsive in all communication. GoogleI was very impressed with Ratcliffe and Bibby. When Lee came to value my property, he stood out from the other estate agents I had seen, in his professional manner, presentation and each time I saw him in town on his way to properties, he was immaculately dressed. Talking to him, I felt relaxed and confident about selling my property and he was also honest. The fee was very reasonable compared to several other agents in the city. I also chose them because their logo is strong and classy, I liked the fact their office is in a high profile position in Lancaster, lots of glass showing a smart, bold, stylish interior. Often, with other estate agents I have dealt with, there has been information not passed on and I had to chase them up. With Ratcliffe and Bibby I did not once have cause to do this, the team communicated everything to me, they were professional but with a personal genuine touch and I felt comfortable to pop in to see if there were any updates, there was always a friendly face. Mainly I dealt with Judith who is lovely but the rest of the team in the office were also helpful, welcoming and I wanted to make the effort to write a review because they made the effort to sell my place in an enthusiastic way.

Special thanks to Tracey for keeping me sane when our buyers Solicitors where painfully working in reverse, Judith, Jaime and Kate in the office for tirelessly getting viewers through the door and the people who showed our viewers. Not miss out we used Nina for our conveyancing at R & B Solicitors for our sale and purchase, she has been amazing and totally on the ball, we would recommend using the whole package from R&B, team work is the key!
