GoogleMy experience with Life Residential South Bank has been extremely disappointing. In the lead up to the start of my tenancy, the agency was very responsive and professional, which gave me confidence in choosing them. Unfortunately, once I moved in, the reality has been the complete opposite and reflects what many other 1-star reviews have described. On move-in day, the flat was in an unacceptable condition. It had not been cleaned to a professional standard, the WC, extractor fans, and especially the bedroom carpet were filthy. I was also told that repainting would be completed prior to my tenancy, but none of this work had been done. To make matters worse, the flat was handed over with numerous items left behind from the previous tenant, which I made clear I did not want to keep. A week later, nothing has been done about this either. The biggest issue has been communication. Before the tenancy started, responses were quick and helpful. Since moving in, I have sent numerous emails regarding these issues and received no reply from the property manager. I even had to physically go into the office to speak to someone, where I was told I would be contacted. Yet again, no one followed up. I have raised many concerns with the agency, but still haven't gotten any acknowledgement or action taken. Overall, my tenancy began with broken promises, poor property standards, and a complete lack of communication from the management team. Life Residential South Bank were attentive when securing my contract, but once I moved in, the service and professionalism disappeared. Based on my experience so far, I cannot recommend them, and I would strongly advise others to consider the many negative reviews before committing. I am very disappointed, and sincerely hope this changes over the rest of my tenancy.

TrustpilotIncompetent with repeated mistakes
I have been with them for approximately three years and in this time the person responsible for my property has changed 6 to 7 times I believe. This means that it is always my responsibility to keep up-to-date with whom I need to contact. Additionally, to this, the money was sent to the wrong person, not once but three times. Each time I was promised that it would change and that this was out of their control. When asked for compensation, it was denied as it was due to the change of internal processes. It reflects a fundamental floor within the way this company works that the turnover of people is extremely high and that they don’t own their mistakes. I have had the same tenant in the building from the start and apart from finding that tenant I have had mainly issues and very little positive to report. I have other properties with other agents that are much more competent. If you can avoid, please do and go for someone else.

I had a very positive experience with Luca (Safari ) during a recent flat inspection. He was polite, professional, punctual, and respectful of my home. He explained everything clearly and made the whole inspection process smooth and stress-free. I also really appreciated that he agreed to help me communicate with the landlord about rearranging the furniture. His friendly attitude and willingness to help made a big difference.

It was fine-ish up until we vacated the property. There was a massive leak in the kitchen ceiling, which they promised to fix when moving in, obviously they never did that and apparently the previous tenant was told the same thing. We vacated the property TWO MONTHS ago and are still awaiting some of our deposit. A massive shout out to the woman who handed our case for NOT doing her job, keeps telling us, shell get back to us, fix the issue etc etc and then never responds, is always in a meeting and so on. Shes possibly the most inept employee Ive spoken to from this business.Would never recommend this agency to anyone, unless you like to fight the agency months after youve left and then start creating disputes to get the ball rolling. Time wasters

Life Residential moved us into a filthy flat which they had not properly cleaned - I’m talking greasy kitchen cabinets, sanitary towel wrappers under the bed, old bedding from the previous tenant in the cupboards. Since then, every issue we’ve had has been met with slow responses and a general lack of care. I actually believe our landlord is a decent person as every time the request gets to her, she actions it immediately even repainting the living room for us. However life residential act as a blocker preventing the vital repairs required from being actioned on time. I don’t believe they are doing their due diligence to their client (the landlord) as we would now never stay or recommend this flat as a result of their behaviour. We now have black mould that spans over 10ft and is spreading rapidly to our kitchen and their staff are uneducated on the dangers of black mould and the landlords responsibility’s under the law. DO NOT USE THEM! Just pick a different area/flat!

Utterly useless and indifferent. Avoid where you can. My unit is the only one within my building with LIFE Residential and you can see why. They are known among the building management and landlords for incompetence. I have spent more than 5 unfortunate years with them and look forward to the day when I can be rid of them. The landlord is offshore which tells you enough about the calibre of agency we are dealing with.
