TrustpilotEXTREMELY BAD SERVICE!!! WOULD NOT RECOMMEND EVER
Given a house without checking basic things like water pressure or dishwasher. The agency advised to use a gym to take a shower or use sink to wash dishes.The kitchen appliances do not work properly except for Hob. The mail box is stuffed with older mails due to which I'm missing my mails. Till date they haven't been able to help with intercom.It has been almost 3 weeks and the major issues are still pending. There are so many issues and queries that it's difficult to track or get a response for!Very frustrated with the way things are getting handled. Contractor comes every Friday and tells a new issue. After this nothing gets done till the next Friday.

TrustpilotNo help, Flat has massive water damage from broken extractor fans.
Been with them for almost 7 months now. They were super pushy when we were signing document, telling us important information last minuet and wasting our time. We moved in to a flat which clearly had a poor cleaning and inventory to the extent were broken and unsanitary items were left. It took us 3 months for it to be agreed that we could dispose of these items. The bathroom had extreme mould in which clearly hadn't been treated and bad water damage with silverfish. I had to buy my own products and removed it within two treatments. The extractor fan unit has been broken this entire time. Even though we have told them about this from the start, they still wont issue any repair work. Due to water damage everything break super easily, mould in the bedrooms. We issued repair jobs and they come back to us and say due to use refusing a 3 hour job previously (bare in mind we waited in all day and the repair company came at 6pm to do a job we was not expected/complained about) they are being difficult to have workers some out to perform an urgent job. Honestly the most incompetent workers I've ever encountered, even management will just refer you to complaint process with no actions. They are 100% in breach of contract.

I am extremely disappointed with the way this company operates. I rented a flat from them for a year and on the day I moved out, I received a parking ticket from them even though the tenancy still valid , The worst part is, I did not receive any previous letters or notifications regarding this issue. And now, I have received a letter from DCBL threatening me with a court case if I do not pay. This kind of behavior from a residential company is unacceptable and extremely unprofessional.

Have been more than a month now, the house has serious water pressure issues. Every week I am just hearing new stories. The management simply reverts standard responses with no real help.Terrible agency. I feel to be tricked in taking this house. Wasn't informed about the serious issues like water pressure! The company is stubborn in handling my troubles. Just very slow. They just simply don't care. I feel like they have tricked me into taking the house!

My flat had a major sewage pipe leak that flooded the whole apartment and rendered it unfit for habitation. I have since had to vacate the property but there’s been zero correspondence from LiFe residential, my calls are never received, they would not let me speak with the landlord or let me terminate the lease or reimburse me for the charges I’m incurring for an unoccupied flat!! The inconvenience this has been and continues to be plus the sheer lack of accountabiliy on their end is telling and abhorrent. Please do not rent with them!!

TOTAL SCAMMERS!!! STAY AWAY!!!We “secured” a property with life residential (or at least we thought so) over a month before the actual moving day, referencing went through smoothly and we were just waiting for the contract to be sent to us. We had to ask a few times about the contract as we were kept promised a date but the contract was never sent. The contract was requested several times and every single time we were assured to relax that everything was in order and that the contract was going to be sent at some point. However, a week before the moving day (yes, 7 DAYS before the moving day) the agency called us saying that they council did not give permission for 4 people to live in the flat and that we had to find a different property. As you can imagine this was quite frustrating given that all of us had given notice to our respective properties, booked removal companies and we were going to be homeless in a week time. The agency did not even apologised or took responsibility for their negligence, they just blamed the council for this. We do understand regulations are in place, however this could have been avoided if the agency would have enquired the council a month in advance rather than a week. We are now left to secure an emergency accommodation (which doesn’t come cheap) cancellation charges for our removals and storage charges to store our goods until we can move into a new place. Shame on you life residential and the way you treat your customers!

GoogleA great rental experience with Ralph. This is my first time renting a house, so there are always a lot of questions. Ralph always takes the trouble to answer me by email, phone or face to face. In order to let me rent my favorite house as soon as possible, Ralph even sacrificed his rest time to serve me. I have visited the house I want to rent for three times, and every time Ralph patiently showed me the house and provided explanations. In short, I feel very fortunate to meet Ralph.

GoogleI have been very impressed with the team at LiFE Residential. The whole process was very smooth and fast, from the initial viewing, through all the paperwork and finally to check in. I found the team very personable, very polite and happy to answer any questions I had. And the apartment is gorgeous. Prior to meeting this team, my experience with London estate agents in general hadn't been great, but this company were the complete opposite. If you are looking for property to rent/buy and getting disillusioned by bad customer service elsewhere, give this team a call.

Since living here with my partner for over a year we’ve had are few run ins with a few issues, however with the help from the emma donoghue she’s made communication with the situations fantastic, she’s easily accessible when I need to talk about an issue or if I need something fixed. She’s fast at emailing back she will even call if she has the time which in my eyes is amazing. I’ve not had one issue with Emma she’s professional and easy to talk to and in my eyes one of the best people in the development to talk to about any problems. :)

My tenant at the Papermill House wished to negotiate a renewal before the end of the current lease. But he kept changing the length of the lease he wanted to renew. However, I saw Abby patiently help me negotiate the lease with my tenants. I finally agreed to the tenant’s four-month short-term lease, and Abby then quickly helped me complete the lease.I am very pleased with Abby Gooptu and her letting team, they are helpful, very patient and extremely efficient.

We rent with Life Residential for a few years already around Isle of Dogs. So far all communications were made very clear, all needed questions answered and assisted, requests for fixing issues in the property timely resolved. Just recently we got contract renewal with their agent Pooja Pandya, which as well went smoothly all the way from initial communication with the Landlord to signing of the papers.

Laura, the lovely lady who looks after my property, is a joy to deal with. She is proactive and always goes the extra mile to sort things out. She has been responsible for managing my flat for some time now and she keeps me informed in a timely manner of anything I should be aware of. Recently I have had a change of tenants and she has gone the extra mile to make sure that everything is in place for the new tenant, including arranging for some replacements.
