It was so refreshing to come across an estate agent that wasn't just in it for the sale and made the transition of moving home from start to finish feel absolutely seamless. would advise any potential buyer to be extremely cautious when making an offer. This agent sides with the seller and tries to persuade buyers to accept any issues identified in the survey. They insisted that electrical issues found in the survey (many C2s and FI) were also “sold as seen,” which is highly unreasonable. Before we made our offer, we were also misled into believing that the flat had been previously rented out, when in fact the seller had been living there themselves. During the bidding process, we were asked to bid against ourselves. The seller refused any repair and claimed the price was already “below asking.” However, at that point, we were already the highest bidders and no other offers had reached the asking price, clearly indicating that the asking price did not reflect the actual market value. What was even more frustrating is that the agent suggested that we should have considered every possible issue before submitting an offer. If that’s the case, then what is the point of conducting a survey at all? To any future buyers: please be aware and make your offer assuming the property may have any possible potential problems, and make sure your offer price accounts for any potential repair costs (for example, assuming serious electrical issues). This agent only acts in the seller’s interest and support seller to refuse all repair requests. Proceed with caution.
