TrustpilotThe Worst Kind of Estate Agent Experience
No wonder the majority of reviews on here are atrocious. The Beckenham Branch is the worst kind of estate agent experience you could wish for. They cancel appointments, but never bother to call back to rearrange. Every person you speak to tells you a different story, lies, lies, lies. Where is the management and leadership?

GoogleAll down hill the higher up you go! I cant slate the individual agents but when it comes to management they become a nightmare to deal with. I have been lied to, fobbed off with excuses after excuses... all for just trying to get them to do their job!

Terrible. Particularly the strood branch. Every viewing that shows interest - they then can't get hold of. Every single one just disappears never to be heard of again? Then, as soon as you give 28 required notice to end service with them, they stop advertising your property! They never call back when they say they will either.

As a new Tenant As a new tenant, I have been really impressed with the service and professionalism shown by Jess and Lee, who worked extremely hard to help me get the right property and tenancy agreement for me. They kept me up to date throughout the whole process and the turn around from viewing to moving in was incredible and I cant thank them enough for all their efforts. The whole process has been incredible and, the moving in gift was a lovely token. Thanks again

Just plain incompetent it seems…we put out home on the market with Mann, Paul Goldsmith to be precise, who came across as a genuine and upfront guy… Then the fun started which immediately made us feel uneasy…the photographs done were ok, but the layout drawings were wrong (from supposedly an architect moonlighting when work was slack, doing pictures for estate agents!). The write-up they did was poor to say the least, so I wrote one and insisted it was put out in place of theirs… Initially they said they had people lining up to view property in our road, but it was almost two weeks before the first viewing…which they insisted doing as ‘that was best’…and asked if we could vacate the property whilst they did the viewings… we had three viewings, and invariably Anne Underwood. who was managing the viewings, was late… we had potential buyers parked outside, us waiting to leave in our car, and all waiting on Anne Underwood…!! She handled two viewings, neither of which made an offer, and Paul Goldsmith handled the first viewing, with the same result… I handled the fourth viewing myself, as I was told by Anne Underwood that she had someone in the area who would like to view, but simply could not handle it…!! So I handled it myself, and guess what, yes I sold my own home… Since this time, having decided to go with Mann’s own ‘Conveyancing Direct’ legal service to handle both the sale and our purchase, it’s been a disaster… almost zero contact, except for an occasional email from the ‘legal team’…not being able to get through in the phone, after being redirected by ‘customer service’, the phone just rings and rings or you are cut off… Having had such poor service I asked Mann at their Rochester office for updates, thinking I was paying them almost 6k for a service, but hardly ever heard from them…so the upshot of that was they simply did not answer emails, or when phoning, they were all so incredibly busy, no one was available to talk to you…except for Ben…who I must admit was always polite in the phone…I was advised (warned) by another estate agent that Mann’s were poor, but just took this as professional rivalry…I now wish I had listened to him… I WOUOD NOT RECOMMEND MANN COUNTRYWIDE TO ANYONE, EITHER FOR SELLING YOUR PROPERTY (OR BUYING INLESS THEY ARE THE SOLE AGENTS AND ITS THE HOME FOR YOU)…AND DO NOT USE CONVEYANCING DIRECT, WHICH IS THE ‘COUNTRYWIDE’ GROUPS IN-HOUSE l PROPERTY CONVEYANCERS…THEY ARE, HOW CAN I SAY IT, JUST PLAIN USELESS…AND ALMOST COMPLETELY NON-CONTACTABLE, AND DO NOT RETURN CALLS OR CALL YOU EVEN WHEN THEY SAY THEY NEED TO SPEAK TO YOU, SO BEWARNED…!!

GoogleAbsolutely disgusting experience. Unprofessional. Cheated out of money. Lied too. Allowed me to move into an unhabitable property. Service we have received is appauling. Staff talk to you as if you are a dog. Do not recommend this agency not for renting from or even for possible landlords as they do not care about properties they are responsible for. Law suit will follow after i have received a report from a property manager.

Might be worst possible viewing experience I’ve ever had, was told to come an hour early and then had to wait outside for 40 mins while someone from the office called Charlie called me to tell me the person carrying out the viewing was still going to be late and was so unprofessional on the phone “because it’s not poor Ben’s fault he was late”. This is Mann Rochester and my 2nd awful experience after being told I needed a decision in principle to view a flat and didn’t let me view

We are having a very negative experience with the Gravesend branch manager. He is extremely arrogant, egotistical, condescending and severely lacks basic customer service skills. We are constantly having to chase for feedback and updates which when you're paying for an expensive service, this is not acceptable. Currently, we have no faith in Mann and their ability to successfully sell our home.

GoogleMann's have been fantastic specifically Joe in Margate! They are quick to respond and efficient with all paperwork, very impressed with their attitude! I was nervous to use another agent as I work for one locally however Mann's have really been great from returning calls to arranging viewings I have to say it's all been 1st class! Lets hope it continues throughout my tenancy with them!

TrustpilotMann Countrywide: Unprofessional & Untrustworthy
I don’t even know where to start with this review. We are currently in the process of buying a property with this company through their office in Sydenham. I say that, but they seem to have put the property we have had an offer accepted on (i.e. sold subject to contact) back on the market. They haven’t told us about this. As it has not been advertised as sold subject to contract, we will find out where we stand legally and take action. Originally, we had also put our property up for sale with them. We found the branch manager (and her assistant) at the time to have been upfront, efficient and responsive. Since both have left the company, our dealings with Mann have been nothing short of exceedingly poor. From being lied to about how many people were booked in for viewings for our property, to receiving calls for viewings months after we had accepted an offer to sell it, Mann have demonstrated anything but professionalism. For me, they have zero idea what they’re doing, and their communication skills render newborn babies speechless. Now that the property we were hoping to buy is back on the market (behind our backs), this would suggest that Mann are also untrustworthy. Steer clear would be my advice.

TrustpilotIf you are a landlord, avoid this company
If you are a landlord, do not let this company manage your property! They take 10% of your rent for doing nothing. You often have to chase them for payment. They seem to pay when they want and the amount they want. They are so frustrating to deal with. They use over priced tradesmen (or mark up the costs on work that needs doing). A weight has been lifted now I do not have to deal with them anymore.

As a mental health worker of 19 years, I would describe Mann Estate Agents as disappointing. My next door neighbour is a Mann Tenant who is a vulnerable woman in her mid-70's and suffering from a sensory impairment. Despite her age and condition, she has experienced targeted bullying from her young upstairs neighbours (also managed by Mann). They not only deliberately removed the light bulbs from the communal hallway to leave the woman in darkness and disorientate her, but they have previously poured a bucket of water onto her head from their window and continuously drop heavy objects on their floor above her head regularly, which in turn have caused concerning large cracks in her ceiling, make her jump and caused her sleep insomnia. The neighbours have cameras set up in the communal hallway to watch her movements so they can intimidate her when she leaves/returns to her property. The neighbours throw objects at their internal door which is adjacent to hers and make loud noises throughout the day and night to cause her distress. This was witnessed first-hand by a visiting police officer and can be clearly heard by myself and my partner in our next door flat. Despite hours of footage submitted to Mann's Beckenham office and Head Office, Mann have left her without support and refuse to look at the footage (which had also been submitted to the Police). Mann have been made fully aware of these activities and continue to take no action. My advice is to avoid this business if you can find alternative services.
