Paul was very helpful in being responsive and communicative during what was an unexpectedly long and complex process and helped to chase all parties to make sure we got to the end.

Be careful with them, they are very incompetent. I went for a viewing with them, the agent was late and did't have the key to the building, I had to go back again later that day. We agreed a move-in date, I paid everything, set up the move. 5 days before the move in, they told me I cannot move because they forgot to arrange for a gas certificate. I told them that it was then too late for me to extend my stay in my previous place, so I've got nowhere to stay. They said they "understand that this is difficult for me". They did not offer accommodation for the interim period, not even storage for my belongings. When I finally moved in, the flat which was supposed to be professionally clean was filthy to the extent I had pieces of food in my bed. Later they forgot to forward me a notice about the clearing out of a storage area, and I had my bike removed. They insisted they did not get the notice, but did not liaise with the maintenance company. They probably know that if you like the flat they have you can only get it through them, so they can do whatever they like to you, so again, be very careful with them.

Avoid! Atkinson McLeod left us with nowhere to live with less than two weeks notice. We understand some things are out of estate agent's hands, but the service and treatment we received made the whole experience particularly upsetting. We were told everything had been accepted - and they were just waiting for the landlord's signature. We gave in our notice to where we were living at the time, booked days off work to move, and hired a van. The letting agent (who's mentioned in some of the negative reviews below) came up with a range of reasons why the landlord was being slow at signing. The landlord was unable to talk as he was driving, he was away in Singapore with 'bad signal', he was on holiday in Greece.... but still he assured us everything would go through. We also lost out on another flat we liked, as we were assured everything would be going through when we questioned whether we should go for our second option. Two weeks before we were meant to move in, we received a call from said letting agent on Friday night at 5.30pm, telling us he thinks the landlord is going to sell the flat instead but he's not sure as he's abroad (insert new holiday destination here) - and there might still be a chance. He said he would let us know on Monday. I call up on Monday - the main office line, as you can hardly get through to direct numbers and barely get a response by email, and am told by his colleague that the landlord's confirmed he wants to sell. I have to chase to find out we're going to have nowhere to live in two weeks? I have to chase for my money back? We didn't receive one apology and had to chase the whole time. AVOID IF YOU WANT TO FIND SOMEWHERE TO LIVE

Unfortunately my dealings with Atkinson McLeod have been so unprofessional and may even be considered illegal I felt the need to write a review to warn perspective tenants. I am a tenant for a property that's private garden borders a property that AM have being attempting to let. The property they are letting has access to the garden for emergency manhole access only. A few weeks ago I found Tom an agent for AM with potential tenants 'showing' our private garden as part of the other property. I went out and explained it was private, but he ignored me and returned later with further tenants. I contacted my landlords and AM. My landlords contacted AM to reiterate the land is private and I spoke to the manager at AM who assured me that the details would be corrected and there would be no issue as it was clear the garden was not included. I also spoke with agent Tom personally who said the property would not be let with the garden. Today while putting my baby to sleep I heard Tom and the new tenants in the garden and Tom stating it was their garden and that 'some lady' had said otherwise but laughed it off. When I could I spoke with the tenants and they stated the property had been let on this basis. This demonstrates that AM have been not only falsely advertising but also contracted new tenants on false information, something that I believe is illegal. I feel sorry for the tenants as they have let a property which it will transpire they now don't have access to a garden. It is also unfortunate as the first day of their tenancy is the day before the new letting legislation comes into play - you can draw your own conclusions about that. But please be very wary about using or dealing with Atkinson McLeod Kennington in future.

Had a terrible experience with this estate agent just over a year ago. I can only reiterate the other reviews made below in regards to their lack of communication, completely apathetic attitude and extortionate fees. They broke clauses in our contract several times to the extent that all tenants involved decided to move out of the property early due to the amount of stress caused. I would highly recommend submitting a complaint to The Property Ombudsman if anyone has had trouble, not only to perhaps be compensated but also to show that agencies cannot continue to operate like this.

The slogan of this agency is «build on trust and transparency ». Beware, as not the case at all. After a sale is made, good luck trying to reach them afterwards. Landlords beware as Atkinson McLeod charge “renewal fees” for doing no work at all, so make sure they clearly detail in the contract what charges are applicable against which services. Terrible experience. Have now found estate agents that do not apply such a fee and are actually fair and transparent. Will not use again and do not recommend.

In many cases members of staff at Atkinson McLeod know significantly less than the tenant - in regards to letting rights and contract law. As soon as you've paid their large fees and signed their contract you're merely worth their time and acknowledgment. You'd be extremely lucky to even get a call back, let alone be rewarded with a solution. I warn prospective and potential customers of AM to steer a sharp left turn away from this company for a multitude of reasons, doubting I have the character count to explain them all properly.

Dear Tenants, it has nw been 5weeks we left the property. The check out report confirmed no deductions were needed and the landlord agreed. The agency has still not given back our deposit. They went over the 3weeks deadline (as per contract) by two weeks already and do not seem in any rush to give back our money! I’m going to skip the poor service we received from this company since we paid to move in but this experience should tell you what kind of agency you’re about to deal with. Save yourself some frustration/anger by not using them.

I first met Ben McLeod during our valuation meeting at my property in Camberwell, at which he was very knowledgeable and helpful. After valuing the property accurately, he rang me the next day to set up a number of viewings for potential tenants. To my surprise, Ben arranged for a group of four students to rent the property within a week. Overall, I was very pleased with the service from Atkinson McLeod - assertive, accurate and good communication.

Rosie at Atkinson McLeod helped my by my first home and was very helpful and supportive throughout the process. During the search she took me round a few local properties in one evening which was hugely valuable to let me benchmark value and fit the search into my busy schedule. She helped me secure what I needed from the seller and took time out before the sale was complete to let me make further inspections of the property.
