FacebookWords can not describe just how bad the service is from not just Atkinson McLeod but also the landlord they used in our case. Me and my ex partner rented a place via them sharing a house with another tenant. After living their for around 8 months my partner and I split and obviously needed to move out. The housemate also decided to leave and move back to Poland. We never missed any payments and kept the place in exceptional condition. We paid to break the contract which cost an extortionate amount, but as stated due to circumstanced we paid anyway. They found new tenants immediately who moved in immediately after we left on the 28th February 2019. We paid to have the place deep cleaned by a company they recommended at a cost of £395. The clean was completed and the company sent pictures to show it was of a high standard. A check out report was sent on the 13th March which we responded to straight away to point out a few discrepancies (the report listed the sofas as not seen, we did not take them and they were in the cleaning pictures after we left). We did not hear anything back for almost 3 weeks, literally nothing despite several emails. We called them and was informed that the person dealing with out property had been on holiday for two weeks but was back in tomorrow. Apparently if someone goes away nobody covers their emails or work or even informs you (they also told us on the phone that despite the fact she was back tomorrow they only deal with deposit returns once a week so she might not even deal with it then). They have consistently told us they are chasing it up with the landlord and in the last week we finally thought we had success when the landlords deductions report came through. He claimed £74 for small things like light bulbs, ok fine and £180 for cleaning?!?!?! Despite us using the company they suggested and choosing the most expensive package which they also recommend. We are of course contesting this. It has now been 41 days since we left the property and 28 days since the check out report was sent and despite several more emails and phone calls we still do not have our deposit back. I urge anyone even thinking about using these scam artist to steer well clear.
Sorry to hear you also had such a bad experience. I’d recommend submitting a formal complaint to The Property Ombudsman, it takes a while but you could get compensation, and hopefully makes a point that estate agents shouldn’t be able to operate like this

GoogleBen is one of the few agents that I can trust when dealing with proceedings. He is direct and friendly - he will do what needs to be done to ensure the landlord and tenant's happiness. I've dealt with a lot of estate agents and I can say with full honesty that you will not get a better service from anyone or anywhere else.

GoogleRude and unprofessional, especially Marius. Didn't show up for a scheduled viewing and didn't let me know he wasn't there, so I ended up having to wait for 30 mins in the rain just to find out they had lied about the flat and it was actually a studio when it was advertised as a 1-bed. Complete waste of time.

GoogleSam Orme - had a viewing booked with one of Sam's colleagues but since they were off sick he took over the viewing. Sam was a great help and was very knowledgeable about the property and the surrounding area. Felt very comfortable with him as he seemed honest and friendly. GooglePaul Darko is an estate agent in a million. He has been hard working, efficient and we would not have sold our flat without him. The market is tough but he made the whole thing seem easy and straightforward and was always availble to help. We would thoroughly recommend him either for buying or selling.

GoogleSeriously Bad Property Managers I engaged this company to let and manage my apartment as I live overseas. They did not advice me on legal requirements and proceeded to let the property illegally. They allowed my property to fall into a complete state of dis repair despite me paying for regular redecorating and repairs. There seems to be an almost weekly turnover of staff and you can never get hold of anyone. They don't reply to emails and in the end I had to step in and manage things with the tenants directly. The tenants also informed me they had a similiar experience. Dont let these people let or manage your property they are completely irresponsible

GoogleHorrible experience. Viewed a flat for rent which was incredibly dirty and messy. The estate agent lied and said the place would be professionally cleaned before moving in so we agreed a let. When we moved in it had not been cleaned and it was incredibly dirty and greasy throughout. The landlord said they never promised a professional clean and when reaching out to the estate agent he just said it’s no longer his problem and refused to help.

GoogleLloyd Newton-Cross was brillant securing tenants quickly after a complete fiasco with another local agency. He was professional, responsive and pro-active, organised renovation works with Leah Browne and sorted out suitable tenants for a 24 month term. I really appreciated his work and availability, made the process easy to go through.
