I have heard of Harringtons via Rightmove. Communication was excellent, prompt, your employees that I had the opportunity to talk too were very friendly and helpful. The whole process of viewing and renting was quick and efficient

My son has recently left his tenancy with Harringtons. University life is hard enough without the stress of Letting through this agency...a faulty boiler was only fixed after my husband contacted the company to threaten further action. The properties roof was damaged through no fault of the tenants, it was eventually fixed after several MONTHS... in the meantime the room was rendered unusable... but they were still expected to pay full rent on an inadequate property. When the tenancy ended Harrington’s took away the full deposit the students had paid and one of the reasons was the garden which the students had actually left in a better state than the one that was originally there! This was taken to the DPS (deposit protection scheme) who gave the students (minus £40) the deposit money back. (Thank you to them) I would like to add that the correspondence with Harringtons during this time was rude and unprofessional. Avoid this letting agency and any 5 * reviews must be fake!.....or do Harringtons just target students???

Hi Sue After looking through the notes and speaking with the admin team who would have dealt with these items and I can confirm that the landlord of the property had an insurance plan with a third party company and we were not authorised to instruct a different plumber to attend. Whilst we appreciate any delay is not acceptable if a landlord instructs us to use a certain contractor despite our efforts to resolve the situation our hands were tied. This I apologise for. I believe the roof you mention was the conservatory, if this is what you mean the works to repair the work were instructed straight away and chased by us on a regular basis. I have seen correspondence and the deductions did not amount to the full deposit but a statutory declaration was requested which is the process when we have not had a response from the tenants following the proposed claims. There is also various correspondence between the admin team and the landlord where they advised the landlord against making certain claims as they were not likely to be agreed in the event of a dispute. Regarding the correspondence, during our busy periods some of our emails are dictated and our typist is not always familiar with our usual manner. Again I apologise you feel you did not receive the service we endeavor to provide. Kind Regards Emma Gretton

General communication was ok although email responses are very unprofessional at times. We were lucky in that for any issues we could go straight to the landlord who I must say was very pleasant and proactive. Best advice I can give anyone is to take pictures on arrival to any of the properties and ensure you keep them for reference/as evidence when they try to deduct an unjustifiable amount for original marks when you leave. Although we’d sent all the photos when we took them (a year before) so they could update their poor inventory they didn’t cross reference a year later when we moved out but instead tried to charge us. General wear and tear isn’t taken into consideration either. Overall they’re not the worst property company I’ve dealt with in Brighton but I wouldn’t recommend them. I’m unsure if it’s just students that get treated the way I and my friends have over the past 4 years or not but it’s unacceptable.

I am sorry to hear you would not recommend Harringtons, in relation to the emails at busier times of year a lot of the admin emails are dictated and typed by part time staff and a lot of the time they do not have the same tone as the admin team who would usually respond. The inventory clerk who carried out your originally inventory and check out report no longer works for the business, I have checked with the admin team and understand your deposit has been resolved however if you do wish to discuss this further the admin team will be more than happy to discuss. The whole process of moving in for the first time seemed very daunting at the start, considering being a student. However, thanks to the two staff members (Rachel Erridge and Reece Gathern) my mother and I dealt with, and Harringtons in eneral, the process was very smooth and overall a very enjoyable experience. The flat is incredible, and when problems arose which there were few they were rectified very quickly. Overall I'm very happy with Harringtons' service and I would recommend them to any other first time buyers looking to rent a flat.

Absolutely terrible, a firm truly run by 2 year olds, horrendous service, extremely rude and they will try to make extra money in the most disgusting methods and ways. I had to live with mould and fungus in my room and Harringtons kept saying its condensation and a tenant based problem when actually its a leak that's been there for more than a year now and was confirmed by the previous tenants. 2 other leaks in the house and broken furniture. AVOID THIS AGENCY.

Good Afternoon Unfortunately in this instance we do not manage the maintenance at the property and therefore cannot instruct our recommended contractors, all maintenance issues you have reported have been passed on to your landlord for them to deal with. If you provide the admin team with a full list of outstanding works they will ensure the works are looked at in their entirety. Any information we pass on to yourselves is reported back from the contractor that has attended therefore I cannot comment on what the cause of the issue is or isn't as we have to go by what we are told is the problem. Whilst I can appreciate your frustration we are limited to what we can do when we do not have control of maintenance. Kind Regards Emma

WORST AGENCY EVER! Live at 68a Ditchling Road: Mould in more than half the rooms, freezing cold to the point where it's colder inside than outside; heaters not functioning, windows with huge gaps in so constant draft and breeze of freezing cold air, landlord incompetent and unresponsive, agency sent contractors to paint over mould with less than 1 hours notice who walked in unannounced while I was sleeping, no ventilation in top room, boiler man told us that the boiler was about to fall through the roof, NO glazing on windows, huge whole in side of house, awful paint job inside and outside of house, door basically falling apart, windows sometimes freeze shut on the inside!, carpets ancient and come off while hoovering. Horrible experience would not recommend this agency to my worst enemy. My parents have decided to take legal action against agency and landlord and we have called environmental health to come in and look at property. Absolutely shocking and horrible as well as unhealthy/ unsafe. Literally breach every and any landlord obligation or tenant's statutory right and they just couldn't care less. DO NOT USE HARRINGTONS or Jan Chapman.

Whatever you do, AVOID HARRINGTONS!!!!!!!!!!! Girlfriend lives in a property owned by Harringtons and I visit her so often and spend a few days at a time in the property. Can honestly say that it is the most poorly managed property I have ever seen. Issues to start with that had to be dealt with in the initial weeks of tenancy were moulding mattresses left in front of garden for the first 2 months of tenancy; a broken bedframe which took a month to replace; kitchen boards under cabinets fallen off; ancient heaters that didn't work attached to wall; disgusting armchair that was literally falling apart; no bin or recycling bin. After months of pestering, some of these issues were resolved however the landlord was so unresponsive and incompetent. Now the current issues that still stand are that paint is flaking off of door, walls, ceilings, windows and outside of property; door and keyhole of door falling apart (with one kick the front door would literally fall down); damp walls with mould spores all over which crumbled and took three attempts to install a blind by a contractor due to moulding walls; no insulation in house; inadequate fan electric heaters as only source of heat which means no actual warmth in the house ever; no ventilation in one room; windows that were probably built in the 18th century; furniture all mismatched and ancient; one of her flatmates had a crockery cabinet as a 'wardrobe'. Absolute money grabbers; charge extortionate fees for everything and try to rip everyone off in any way they can. Charge £110 a week for a property that looks like it hasn't had work done in a few hundred years. One flatmate has temporarily moved out because it was so cold and unbearable to live and another flatmate has also decided to leave. Can't believe that 2.5 stars is even allocated to them as they deserve less than 1 star and all 5 star reviews must be fake or written by staff. Landlord reads and doesn't reply to their incessant messages where they are frequently worried about their health conditions due to the results of poorly maintained property. Breached all obligations of a landlord under the Landlord and Tenant Act 1985 s1 i.e. duty to keep house in repair as lease is under 7 years duration; keep in repair structure and exterior of house (windows; doors). Also breached the requirement that landlords must ;keep in repair and proper working order the installations in the dwelling house for space heating and water heating' as the heaters did not work and windows let in vast amount of air. Not habitable or enjoyable at all- feel so sorry for her and she cannot wait to move out in July. They are really considering contacting the council as their living conditions have become so appalling that they are not sure that they can live in the house anymore and following the council's responsibilities for a HMO house, the council would almost definitely view the property as an inadequate living situation. Poor students who get taken advantage off by people who can't operate a business in a fair and moral way.... Disgusting

Worst experience with them. They left our house back door unlocked on two seperately occasions after viewing when no-one was home and charged us £800 to clean the property once we left (even though we had left it in a better state than we found it in). Slow service, rude staff, incompetent (they blamed Mould in our house on us for 3 months until two large holes were discovered in the roof as what was causing the problem) would NEVER recommend especially not for students.

Maybe etiquette is no longer how public businesses are run. It has been a while since I've needed to look for a property to rent, my daughter typed into google our housing criteria and a few properties showed up. I emailed each company, to their credit I was contacted immediately by Jack, of Harrington, who booked me in for a viewing on the Friday just gone. I was astonished to arrive at the property and to be confronted with another family. Neither family knew we had been block booked. We each found it awkward to be viewing a property that we were both interested in. I had booked my viewing several days before, and apparently the other family had phoned the day of my viewing and been out on my viewing. I made a complaint to Harringtons. I was shocked by the response. Firstly, not everyone is in the knowledge of how letting agencies are run, I can only go by my experience previously, from 2003-2010. Jack abruptly told me that it was company policy to do block viewings. When I said that I've never experienced this before, he then went on to argue that it took the time of their staff to show clients around properties. (I had suggested half hour slots). Don't get me wrong, but isn't the purpose of a letting agency to show clients around properties? This is in the job description surely. It is good business to impress the clients and make them feel in capable hands. If you are a busy letting agency, then you employ more staff! I am now in the very awkward position that both of the families that visited, are equally interested in renting the property. Even if block viewing was the companies policy, how are we meant to know this unless we are told? It does not take ten seconds to mention it at the time of booking viewing. I am a middle aged woman, I am not impressed with my experience. I may be interested in the property but I do not wish to interact with the out of touch service that the letting agency provided, and if this is standard service in this day and age, then we really have gone down hill in terms of people pleasing in the public sector.

Good Afternoon I understand you have currently only viewed one property with us and your reasoning for this review is because there were other prospective tenants present. I can appreciate you would prefer to attend viewings by yourself however our diaries cannot always accommodate and with this particular property the landlady resides there and would prefer to allow access leaving us limited to when we can attend the property. We will always endeavour to tell everyone attending viewings if there will be other people also present however in this instance the booking was made last minute and it was missed so we do apologise for the inconvenience caused. I hope you can appreciate if you were in the other tenants position that we do everything we can to ensure everyone can view the properties they are interested in sooner rather than later and considering the viewing lasted 45 minutes we feel you had sufficient time at the property. I overheard your conversation with Jack and am surprised you feel he was abrupt, I do apologise if you felt that was the case but Jack was trying to explain that as a commercial business currently dealing with a large amount of available property we are limited to how flexible our diaries can be times and as standard in order to reduce the disturbance to current tenants/landlords we hold open viewings. Although it may be an awkward situation for you I can assure you it is a fairly common scenario for there to be multiple parties interested in a single property. I would put 0 stars here but unfortunately I have to give them one star. So far, this has been a nightmare experience for me. I have worked with many estate agents and property investment and I have NEVER come across such a rude and vile company. The only person at this company with a brain or compassion seems to be Rachel. I have a break clause implemented into my contract that I granted payment and permission for. The company found new tenants to move in on 07/08/17 but want me out by 27/07/17 which is NOT one months notice, as per contract. However that is okay I'm not fussed about one months notice - what I am bothered about is that, I cannot leave until the 02/08/17 due to financial reasons. Which gives the company 6 days to complete a carpet lay, and a paint which doesn't take 6 days to do. Unless they are extremely incompetent. Honestly do not rent through this company.

Due to yourself consistently being in arrears we approached you to offer you the chance to end your fixed term contract early as you do not have a break clause in your contract in order to help you as clearly there is a financial issue. The terms of leaving the property early were made aware to you prior to any action being taken with finding a new tenant. Therefore you would have been made aware the available date we were marketing with. In relation to the six days in between the tenancies there is also a check out report and an inventory that have to be carried out as well as the planned works so I am sure you can appreciate the time frame required taking into consideration drying time and the contractors diary constraints. I would like to give Harringtons ZERO stars, but in order to submit this review I had to give them at least one! These people are exceptionally GREEDY, DISHONEST and generally unsavoury. My husband and I were treated extremely unfairly and 'locked' in to a contract and charged extortionate amounts of money. This was after we had rented our flat for 3 and a half years and been good tenants; always paying our rent on time and really looking after the flat. The flat had no smoke alarm, which is illegal, which reflects how little Harringtons care about their tenants. AVOID THIS LETTING AGENTS AT ALL COSTS!!!

The worst letting agency in the entire Brighton/Hove area - AND THAT IS SAYING SOMETHING! THEY STEAL YOUR MONEY (FIGURATIVELY = UNDER THE GUISE OF A 'FAIR' (HA) DEPOSIT!) Such an awful, unethical and incompetent letting agency. They will attempt to get as much money from you as they can, whilst offering the same quality of service as if you let some monkeys loose in an office. PLEASE DON'T USE. Honestly I ignored this same advice and I have regretted it every second. Many are bad but Harringtons should be shut down by the government.

They have absolutely zero human compassion in them and at any little financial hiccup you experience, they are there to fleece you while you're down. Hard to believe, but they also have lied through their teeth and have been playing me and my landlord against each other, I really would sooner trust a banker than these people. I'll keep this short. Rented a property for 2 years from them. Had invasive checks from them every 12 weeks, had to pay expensive resigning fees, took over 7 months to fix the dishwasher, requested to leave 2 weeks early from our tenancy to save us £700 (gave them 3 months notice) - told absolutely not. Just not very nice people to deal with. Have clearly been trained to treat tenants like dogs. Moved out leaving the house in a better condition to when we moved in. Had it professionally cleaned to not give them any opportunity to take money from our deposit. Charged us £300 TO REPLACE SOME LIGHT BULBS. No, I'm not joking. £60 for the bulbs + £240 agency fee. Took 2 months of fighting through the DPS. Luckily they agreed this was unacceptable and ruled in our favour. But the hours and the tears wasted over this sorry excuse for an agency...I'll never get those back. AND HARRINGTONS PLEASE DON'T BOTHER WITH YOUR COPY AND PASTE 'APOLOGY' YOU'VE ADDED TO EVERY OTHER REVIEW ON HERE. IT JUST FURTHER PROVES HOW YOU VIEW YOUR TENANTS - EVERYONE KNOWS THE RESPONSE THEY'D GET IF THEY ACTUALLY PICKED UP THE PHONE TO 'DISCUSS THINGS FURTHER'.

Dear Samantha, please note that as per the tenancy agreement signed by yourself it states that Harringtons undertake three monthly inspections on behalf of the landlord. With regards to fees these are listed on our website. As you were in a fixed term tenancy you are not permitted to leave any earlier than your tenancy end date. This is not a policy that Harringtons have implemented but the law. Concerning your deposit tenants have the right to dispute any deductions and these are all overseen by the recognised deposit protection service who make the final decision. Lastly with regards to the dishwasher Harringtons can only undertake a repair with the landlord’s permission unless it is an emergency. we chose this letting agents as they chose a good bills company that is much cheaper than other agents. When viewing houses the staff were very friendly and have been very helpful in answering our questions and making the process as easy as possible.

Worst letting agency I have ever been with. Communication was appalling and their customer service and inter-personal skills were horrible! I have never been so happy to leave a house and letting agency. They are rude, inconsiderate and not personal in any way shape of form. I would advise to STAY AWAY from these guys as much as possible. They don't maintain the houses you live in, they are rubbish to get a hold of if any maintenance needs to be done and it takes them ages to arrange anything. DON'T USE THIS LETTING AGENCY!

We didn't even get to a stage where we were actually letting from this agent when we realised they were useless. After gleefully taking £150 holding fee each off all five of us, they then informed us that we would all need guarantor's (despite us all being in full-time employment and earning over the standard £12,000 salary for guarantor requirement). One of our parents was unwilling to be a guarantor, and due to Harringtons being unwilling to budge on this, we lost the property, and our £150 each. One of my flatmates was living 200 miles away, and in full-time employment, at the time, and Kim refused to post or e-mail contract documents to her, insisting they contained "sensitive information". Of course, when I suggested she send it recorded, she at first said no, then said yes, only if WE paid for the postage!! The whole team were unhelpful, rude, and clearly had no interest in making the process easy or accessible for anyone concerned. All they wanting was the holding fees, after that, they behaved like they couldn't care less whether the letting ever happened or not. Shameful practice which is, unfortunately, all too commonplace all over Brighton & Hove, with many awful agents allowed to trade, unchecked, taking advantage of consumers.

At Harringtons we do not carry out any references or credit checks, we only ask for a UK home owner guarantor. This is explained each time we make a booking and before any holding fees are taken for a property. We also recommend checking with your guarantor first whether they are willing to sign these forms before anybody puts their money down. On the holding fee form which you have signed it does say that this money is non refundable in case your guarantor decided not to sign the paperwork. I wouldn't recommend Harringtons, after having rented from them for 2 years. Like most estate agents, they charge excessive fees every 6 months to photocopy the previous contract. Once I asked the the contract to be extended from 6 months to 12 months. When I got the contract back, they'd raised the rent by over £100 a month. In general they were poor to respond the communication, have useless opening hours (only during work day Mon-Fri), and aren't helpful people. Go elsewhere!

LANDLORDS AND TENANTS BEWARE!!!!!! Harringtons will be all nice and smiles when it comes to taking money off you, but don't expect to get it back with the same service. Jumped up cleaning charges and also on top of that they charged us 150 pounds to check the property on moving out!!!! RIP OFF!!!! Repairs carried out on the cheap or ignored. I would still be in the property had it not been for harringtons (SO LANDLORDS BE WARNED YOU ARE THE ONES LOOSING OUT TOO!!) The landlord of the property i rented also owned the other 5 next to us by the Brighton hospital all with harringtons so i really hope he reads this and gives them their marching orders. Any good comments below i would be very suspicious of as i find all of them very hard to believe. I should have know from the start when i paid the deposit and they insisted on an extra 3% for using my DEBIT CARD!!!!! IF YOU WANT TO SAVE MONEY THEN AVOID THESE SO CALLED "LETTING AGENTS" Also if when i go to post this review and i've given them a 1 star...... Its because i can't give zero or less!!!!!

Dear Ian, Thank you for your review. We are very sorry that you have had a bad experience with Harringtons Lettings. As for the deductions to your deposit, the cleaning company we use is used by over 20 other letting agents in Brighton and Hove and charges the same costs across all the agents. As for our charges, these were in places due to the fact that we had to re-attend the property after the cleaning been done and all the administrate work involved. If you left your property clean after you moved out then none of these charges had to be deducted. As for the 3% we asked on top of your payment, this is because this is how much we get charged by our bank. You could have chosen different option to pay your money such as online transfer which is free. We take negative comments extremely seriously and therefore we would like to ask you to contact the administration department directly on 01273 749 169 and speak to Jade Sheffield, who will be more then happy to discuss and try to resolve these issues with you. Considering the fact that renting a flat in today's modern age via letting agents can be a very time consuming, complex and energy draining process, we have been pleasantly surprised how easy it has been with Harrington's.
