My experience with Harringtons Lettings…

My experience with Harringtons Lettings was extremely disappointing. I reserved a room, paid the reservation fee, provided all requested documentation and guarantor information, and organised my accommodation plans around the expectation that the property would become available. However, throughout the application process, important details repeatedly changed or remained uncertain. I experienced uncertainty regarding upfront costs, changing move-in arrangements, delays relating to renovation works, uncertainty surrounding revised dates and costs, and ongoing communication issues throughout the process. After progressing significantly through the reservation process and making plans based on the information I had been provided, I was ultimately informed that the property would no longer be available because the existing tenant had decided to remain in occupation. I understand that some situations may arise that are outside of an agent’s control. However, I found the overall communication, organisation and handling of the process to be disappointing and unprofessional, particularly given the importance of housing decisions for students and the highly competitive nature of the rental market. As a result, I was left having to restart my accommodation search much later than expected after relying on the information provided throughout the application process. Unfortunately, based on my experience, I would not recommend Harringtons Lettings and would not choose to use their services again in the future.

Thank you for taking the time to leave your review. We are sorry that you were disappointed with the outcome of your application. We would, however, like to clarify a number of factual inaccuracies. The room was advertised as being available from 22 August. During the application process we identified a human error, as this date fell on a Saturday when our office is closed. We therefore contacted you before starting the paperwork process and asked whether moving in on 21 August would be acceptable, which you confirmed. You also refer to uncertainty regarding the move in costs. However, you signed the reservation fee form on 24 June, 24 hours after paying your reservation fee, which clearly outlined all costs due and when they would be payable prior to move in. We therefore believe this information was provided at the outset of the reservation process. Following the email request of the move in payment, you submitted a formal complaint stating that the requirement to pay rent before moving in had not been made clear. As we understood from your complaint that you no longer wished to proceed, we offered to refund your reservation fee as a gesture of goodwill. Unfortunately, after this the existing occupier notified us that they wished to remain in the property. Due to the recent changes in tenancy legislation, we were unable to require the tenant to vacate, and therefore the room was no longer available to let. This decision was entirely outside of our control, and we informed you as soon as we were made aware of the situation. We appreciate that this was disappointing and understand the inconvenience caused by having to continue your accommodation search. However, we are satisfied that we acted transparently, refunded your reservation fee as a gesture of goodwill, and kept you informed as circumstances developed. Avoid!

There is a complete lack of transparency regarding who you are actually communicating with, as emails are deliberately left unsigned by any individual. Their understanding of property law appears to be virtually non-existent, and the level of customer service is extremely poor. Staff are often rude and aggressive, and the overall impression is that their primary focus is on making money rather than providing a professional or helpful service.

Very bad experience. If you are planning to choose this agency as your letting agency . It will be the worst you can do . The service is soo bad in an emergency situation and they will arrange viewing even if we are in the room . I didnt find any privacy . They will do everything by telling we have informed earlier . That is doing all this and informing earlier i dont think its fair and charging unnecessary charges .

Thank you for your message. We want to clarify a few important points regarding your concerns. Firstly, as outlined in your tenancy agreement, we are fully entitled to conduct viewings with a minimum of 24 hours’ written notice. This clause is standard, legally binding, and designed to balance your privacy with our obligations to manage the property effectively. Regarding the fee you mentioned, this was a replacement key fee. You locked yourself out of your room during the night when our office was closed. It is not reasonable to expect us to attend outside of office hours. Between 5:04 am and 11:44 am, you emailed us 33 times, which we consider excessive. Once the office opened at 8:34 am, we promptly informed you that upon payment of the £30 replacement key fee, we would arrange to drop a key to you. We then attempted to contact you by phone at 9:25 am, but the call was hung up on. Multiple further attempts to reach you were also ended prematurely. Despite this, our colleague attended the property at 11:33 am with a replacement key. Had we not taken this action, you would have been forced to arrange an emergency locksmith service, which would have cost several hundred pounds. We strive to act professionally and fairly in all situations, adhering to the terms of your contract and balancing the needs of all parties involved. We ask for your understanding and cooperation moving forward.

Been a tenant with Harringtons for about 3 months now and have had dealings with the property manager Kate Plow who has been thorough and polite with communication. Any issues we've had with the property have been listened to and adequately dealt with professionally. The lettings coordinator Georgie Prebble has been really informative answering any queries and made the viewing/renting process very smooth and accessible. As someone with autism this clear communication is very helpful. Thank you!

I’ve rented in Brighton for over 20 years and my recent experience with Harrington’s has been hands down the worst. After moving in, we were told that a major piece of work needed to be done. Property was was essentially no go for an entire day. It was the inventory clerks fault of course. Not theirs. No understanding from the agents who just told us to sit in our rooms for a whole day. Loads of dirty junk left in the property - Harringtons blamed us, the landlord, their inventory clerks, anyone but themselves and never too responsibility for doing anything. Some of the verbal gymnastics staff did to pass the buck to anyone other themselves were eye watering. Staff were slow to respond to queries even when they knew we had nowhere else to go as we’d moved out of our old place. They’d also avoid actually giving us clear information and tried to pass the buck to their poor contractor who was forced to deliver bad news on their behalf. It’s fashionable to moan about estate agents - but Harringtons are the worst of the worst. If you are a tenant, I’d personally avoid going through Harringtons even if you have your heart set on an address… you’ll end up on the streets before they do their jobs properly. I’m not the keyboard warrior type generally, who has time? But my life on this earth has been worthwhile if just one person doesn’t have to go through the nightmare Harringtons put me though.

The property was taken as seen and advertised as fully furnished, with a full list of included items available on request prior to the tenancy starting. The landlord has since removed any items you did not wish to retain at their own cost. Regarding the works required at the property, these were unforeseen and arranged as quickly as possible to ensure the home remained safe and compliant. While we understand this caused some inconvenience, we did our best to communicate updates and minimise disruption, the works were completed within one day. We always aim to provide a transparent and professional service and are sorry that, in this instance, your expectations were not met. We appreciate your feedback and will continue to review our processes to ensure the best possible experience for all our tenants and landlords.

Extortionate rent increases. Slack service.

This lot recently took over management of my daughter's flat. They demanded I signed as a guarantor which I refused and increased the rent by more than £400 a month. Charging Brighton prices for Worthing properties. They're quick to take money but slack when it comes to repairs and problems. Another agent warned me Mr Harrington was bad news but I usually take things with a pinch of salt. Looks like he was right though.

I have been in continuous communications with Harringtons since moving in. Any issues they take forever to deal with! There is no speed or rush. Our washing machine was broken when we moved in (how was this not checked) that took multiple chasing and weeks to replace. Eventually did so. Same story with chairs in the kitchen, only 4 in a 7 bed house and one cracked plastic that was sharp to touch, this took nearly a month to be fixed Toilet seat was grim, they said it would be replaced on inventory, it never was. Once again took weeks. CURRENT ISSUE: When we viewed the house the flooring was in good condition in the kitchen, upon moving in, marks and large wholes in it everywhere, whenever we mop we can’t help but water go into the whole; having to blast heating to stop it going damp! Been being told for weeks, oh the flooring guys going to come in a couple days, or next week when we rarely see the landlord. Then they no show. I have to chase Harringtons and they just say they’ll chase the landlord? Clearly that’s not working, maybe it’s the landlord not Harringtons but as estate agent they let us down continually. This needs to be sorted. We had our oven break down on a Friday evening the other week, no way to contact anyone till Monday! Even though they claim to have an out of hours That being said, the team on the phone and email are always friendly and never rude when open, so I can say good about that but we seem to constantly be lied too by the landlord and get no proper communication or see any action, and if we do it’s slow. I’ll consider changing this review if we can get things sorted but for now I’d avoid. Property is in a worth condition then when we viewed but no change to rent charges or any rush to put things right.

Hi Luke Thank you for your comments. Unfortunately we are not on a fully managed service with your landlord and do not have any authority to instruct our own contractors as we would on the properties we manage maintenance on. We do not have contact with your landlords chosen contractors only with your landlord himself and therefore work off of the information given to us by the landlord. The washing machine was set to a spin cycle on the inventory as there was water in the drum which was reported to the landlord on site. It was advised the water had been turned off on the street and this was the expected reason as to why there was water left in the machine as no issues had been reported by the previous tenants. The spin cycle had not finished by the time our clerk had to leave to get to their next property. We are not sure if the landlord was present when the cycle had finished. The landlord also chose to go down the warranty route with the manufacturer in the first instance which is notoriously not as quick of a process. The out of hours contractor's number is on your inventory and is on the voicemail of the administration team's phoneline. Our out of hours contractor deals with emergent issues such as leaks, security breaches, electrical or heating faults. Any issues raised after 6pm or over the weekend would be passed to the landlord directly by the out of hours contractor. An oven not working alongside a working hob would may not be classed as emergent as there is a form of cooking facility for the weekend period. Please note the admin team as well as our office manager are in communications with your landlord to chase up the outstanding maintenance items.

These people are utter shysters. My stepdaughter moved into a property which still required decorating. Decorators and other representatives of the letting agents entered the property without prior permission/ notification (contrary to Lettings agreement) on 5 separate occasions - one of which whilst she was asleep.

We would, however, like to clarify a number of points raised in your review. A check-out inspection was carried out by an independent inventory company the day after the tenants vacated the property. A check-out inspection can only properly take place once all tenants have vacated and removed their belongings, so it is not normally necessary for the tenant to be present or for an appointment to be arranged with them. With regard to contractors attending the property, Harringtons Lettings did not manage the maintenance at this property. The landlord arranged and managed their own contractors directly. We therefore cannot be held responsible if a contractor attended without the correct notice having been given. Harringtons Lettings would never knowingly enter, or arrange access to, an occupied property without the appropriate notice being provided, and our standard procedure is to give at least 24 hours’ written notice before access unless there is an emergency. In relation to the cleaning charge, both the original inventory and the independent check-out report have been provided to Reposit so that the matter can be considered through the appropriate dispute process. We would encourage your stepdaughter to dispute any charges she does not agree with directly through Reposit, where the evidence from both sides can be independently reviewed. We would also like to clarify that Harringtons Lettings does not set the cleaning company’s charges. The cost is determined by the cleaning contractor based on the number of hours required to carry out the work at the property. The amount charged is therefore not an arbitrary figure set by our agency. We appreciate that deposit and end-of-tenancy deductions can be frustrating, which is precisely why an independent dispute process is available. We are happy to provide any further documentation required by Reposit so that the matter can be assessed fairly and impartially.

In what became a complex purchase, in which our financial circumstance changed during conveyancing, Janey was exceptional in her management of the purchase through to completion. Her comms were consistent and reasonable, which is more than can be asked of from a selling agent. When she wasn't available (rarely), the rest of the sales team in the office were also prompt with their correspondence and also clear and concise. A great experience overall.

AVOID In response below: The fact that this company doesn’t take any responsibility for their actions, are lying about sending a message that I never received directly (I was only forwarded information from other tenants) and the fact that I have never ‘shouted’ at anyone, sums up what this company is like better than any review I could write. Good luck to existing customers, I hope they can be professional by taking on board any feedback respectfully. Thank you. Rude and unhelpful staff. Don’t use them. I was supposed to be moving into a student property, and when viewing the property a second time it had deteriorated massively. I requested some basic works which were all rejected. I asked them to replace my mattress and it smelt of cigarettes and was badly stained. They declined, so I asked them to remove it from the property and I would replace it myself. Again they refused. I then decided to withdraw from the property as I was concerned if they can’t do basic changes then what would happen if there was a safety concern. Despite this my housemates were still wanting to stay. Without any notice they put the property back on the market, and when we tried to sort this out over the phone they hung up. They then sent an email admitting they had made a mistake and it should have never been put back on the market. Do not use this company, they are rude and unprofessional. More trouble than it’s worth !!

To clarify, the property was marketed again in error after you chose to withdraw, and we acknowledged this mistake immediately in writing. We also want to address your comments regarding the phone call. This took place after the office had closed for the day, during which our colleague was subjected to shouting and very rude behaviour. For this reason, the call was ended. With regard to your requests, we appreciate your concerns and do understand how important it is to feel comfortable in your home. However, while some works can be considered, others fall outside of what a landlord is required or obliged to do. Where this is the case, we always try to explain the reasoning as clearly as possible. We are sorry that on this occasion the outcome was not what you had hoped, but we wish you the very best moving forward.

Professional communication with tenant although entirely impersonal. There was a bigger disconnect in their communication with the landlord in most cases, which seemed to be either slow or non-existent (discovered after contacting the landlord directly). Property was full of spider webs on day 1 despite apparently being professionally cleaned. Took a day off of work to clean it on move out day, leaving it cleaner than when it received but still had to pay part of the deposit for professional cleaning. It has been a while since I have rented, but I'll avoid letting agencies completely now if this is anything close to the average renting experience.

AVOID - ILLEGAL FEES!

AVOID - glad we read our tenancy agreement! Harrington's tried to get us to sign an tenancy agreement with an ILLEGAL clause and refused to give back our holding deposit when we refused, all the while making ridiculous excuses for their illegal and unprofessional actions. Luckily, we knew our rights, but I worry for other young renters and students who may not have the knowledge or tools to recognise a poor estate agent and protect themselves from illegal contracts.

I have been a tenant with Harringtons for a little over 15 1/2 years. I can truly say they are one of the best Agents I’ve been with, in fact I’m moving again and I tried to find properties with other agents and I was appalled at some I came across but thankfully I found another apartment through Harringtons again. My experience with Harringtons Lettings is currently one of utmost satisfaction. I came across a property on their site, and was very pleased to see not only a floor plan and cohesive pictures included, but also a virtual 360 tour, alongside detailed descriptions of fees and the house. With some queries of my own, I reached out to Harringtons Lettings through phone call, and was immediately able to get through and speak with members of the team. I was gratified at how warm and welcoming the team was, easing my mind with the level of professionalism displayed. This led me to book a house viewing without unnecessary delay, and see the home for myself. While doing a quality check of the house that a very sweet member of the team was walking us through, I found there to be no disconcerting or misleading differences from the displayed pictures on their website. I find that letting agencies are often consumed by the want to let their propertied as soon as possible, overlooking integral details; however, Harringtons explained the entire process of letting in a thorough manner, making sure we weren't rushing into things. Overall, after encountering such a high degree of excellent service and care, my group decided to take the house after careful consideration. Not once did we second guess the decision, after Harringtons had been transparent and understanding to the extent that they were. It astonished me how quickly we were able to handle the initial paperwork, getting responses saying the house was temporarily ours until further documents had been completed in only 30 minutes. Furthermore, the agency sent us these files with instructions on how to fill them the following day, which were were able to handle. The team never hesitated to make themselves available to our group, and made us feel valued as tenants. Avoid like the plague

Throughout the process, I found myself periodically "ghosted". There were multiple instances where my inquiries went unanswered for extended periods. When I did receive responses, they were often contradictory, leaving me confused and uncertain about the next steps. The contract mentions an inventory which I requested on several ocassions but was told there isnt one they can send me. The absolute joke is they themselves have replied to negative reviews advising its important to check the inventory!Additionally, on several occasions, the issues I raised were completely ignored which only added to my frustration.To make matters worse, when I did get a response some of the replies I received were unprofessional and almost seemed angry, which made the communication process even more uncomfortable. It's also worth noting that many other renters seem to have had similarly poor experiences, as I’ve seen similar complaints across various platforms.Based on my firsthand experience and numerous similar experiences shared by others, I would strongly advise avoiding Harringtons like the plague. If I could give negative stars, I would. The lack of consistent communication, professionalism, and attention to detail made this an incredibly disappointing experience.I understand not everything can be perfect but the lack of common courtesy shown by Harringtons is astounding given the rental charges.
