When looking for a student property to rent in Brighton, I came across Harringtons Lettings on Instagram and decided to follow. From the start of my house hunt, Harringtons Lettings has never failed to disappoint, with a member of their team always around when I needed support, not only on the social network platform but also by email. The agency would check in occasionally on my progress without being too persistent and are very friendly with how thy approach first time renters. Harringtons lettings take the prospective tenant's wants and needs into account and provide accordingly with their impeccable service. Since my first interaction with Harrington's Lettings, all their staff have been extremely helpful, friendly, courteous, professional and most importantly effective. I appreciate the transparency from them and their excellent & frequent communication. Every time I've called someone has answered quickly and been helpful. It's often a nightmare dealing with lettings agents as a tenant as it can be so hit-and-miss, sometimes a pleasant experience and sometimes the opposite. I have enjoyed working with Harringtons thus far and consider them to be one of the best agents I've had to deal with to date. Each step of the way to moving my family into our new home has been a positive experience and I cannot recommend Harringtons Lettings enough. Absolutely disgusted by the conditions in rented house. The property is not fit for habitation. The place was full of moulds and cracks when I moved in. They blamed the previous tenants for this. I let them know these with photos and videos and left the property immediately. They refused to give me the deposit and the rent of £750 I paid before moving in.

Absolutely disgusting treatment from agents. £200+ stolen from 7 students EACH. Harringtons will tell you one thing on the phone and then email that what they said was never said. They claim to not record phone calls. Never use Harringtons, they do not deserve another penny.

Good Morning Ella Firstly Harringtons have not stolen anyone’s money. You have each paid a reservation fee which is held and put towards the first months rent unless the tenancy is not able to proceed. Without seven secured tenants and complete paperwork we cannot proceed with the tenancy. The tenant joining your group has not completed the paperwork despite being given the deadline to do so. This is unfortunately out of our control. Therefore as per the advert and the reservation fee form which you have signed it states the fees are non refundable unless the landlord or agent were to withdraw which is not the case. It is also stated that in the event of swapping a tenant and re sending all the documentation to tenants and guarantors there is a charge to do so. This is due to the volume of work required after having already completed the initial tenancy documentation. This is a lawful fee that you will find majority of letting agents will charge. As a gesture of goodwill we have previously agreed in writing that if you find a second replacement tenant that we will not charge this fee again. We do not record our calls. The team in our office are experienced and deal with these situations regularly and therefore do not feel it is likely that you have been told different information. We explained to a guarantor yesterday that the market has slowed down dramatically for larger houses and that we expect you to be able to find a new tenant prior to us finding a new group. We also gave the information for Facebook groups where individual tenants look for groups to join. If you wish to discuss this further please contact us. Thank you

Excellent lettings agent. Im one of 7 students living at one of Harringtons properties on Harrington Road in Brighton. If I’ve had any issues at the property it’s dealt with as quick as possible. It is refreshing to have a letting agent keep in contact with you and explain any updates. Rachel and the team have been brilliant and have treated us with respect. We would all definitely recommend them.

There are quite a few things wrong with this company. The first bad sign is the fake reviews they leave on Google Maps which are blatant. The second is the fake fees they threaten people with for example, the contract renewal fee stated in the contract is 80£ but they tried to charge me £240 under threat of relisting the property. The third is more general threats such as noise complaints when we weren't even home on the day of the complaint. The noise complaints were accompanied by threats to remove us from the property. The fourth is completely shameless weaseling out of deposits. They will make up any reason to take your deposit away, for example, if you move out on a date different that the one you moved in on you will be charged a ridiculous daily fee. Students beware, they will try to scam you endlessly.

Good Morning Thank you for your comments. We do not entertain assumptions and incorrect accusations with a response. In regards to a new admin fee being charged, before the tenant fee ban we charged a new admin fee for a change in tenancy, a renewal fee would have been for a standard renewal where the occupants remained the same. All fees are included within our move in documents which would have been signed by yourself prior to moving in. You would therefore have been aware of our fee structure. When we receive a noise complaint we have a procedure to follow, we would not have known prior to making contact with you whether you were home or not, we have to move forward initially with the information we are given. I am not sure whether you mean the pro rata amount for the last month of the tenancy or a claim made for additional rent. Please see my explanations below. When a tenant moves into a property mid month we charge a pro rata rent for the rest of the days left in that month for example if you move in on the 16th January you would pay rent from that day until 31st January, if you then go to move out 15th January at the end of the tenancy you would pay only for those 15 days. You would only have paid rent for the days you were contractually liable to do so. The pro rata/ vacating payments are laid out in the vacating instructions you would have been set, along with an example. The only time we would make a claim for additional rent calculated on a daily basis is if a tenant does not move out by their contract end date and returns the keys after the contract has ended, this is extremely disruptive to the appointments that would have been pre booked months in advance ie check out report, inventory and can even effect a new tenant moving into the property. If there was a claim made for additional rent it would have been because you didn't move out when you were supposed to as per your contract. Kind Regards Emma Gretton

18 Harrington Villas BN1 6RG Bee infestation which was allowed to be left, despite telling them i’m allergic. They advised me “we are waiting for the bees to leave”. Netted up my windows to stop the bees entering, but couldn’t open or close the windows. Gas leak which was caused by the contractors of Harrington lettings who ruptured a pipe causing gas to spill into my living space. Their response was “we’ll get someone out on Monday”. I am very grateful that the emergency gas team were on hand to help. Please use them if you want endless stress and incompetence.

Our contractors have not once attended your property, again the engineer in question is from a company your landlord chooses to work with directly and instructed themselves. Harringtons have been most helpful with our securing of our new uni home for next year. Quick services, they are also kind people, very prompt on completion of forms wanting us be ready. Only thing is they could work on spelling and grammar mistakes and we have had some confusion on their behalf of getting email addresses incorrect, causing some of my housemates confusion, apart from this great service all round. Highly recommend. I would Rate Harringtons a 4- Good Great response times on emails, always replying to queries myself and other housemates have had over our new house, was a few mix ups with emails and names being written down wrong at the beginning but all in all a fantastic letting agency that made me feel really comfortable to place my money and trust in! Would recommend highly.

I am usually very sceptical of using estate agents when the world is now online however using Harringtons and speaking to reece about this has completely changed my view on this. It is a relief to know someone is taking care of my property and keeping me up to date with legislation involved in letting which o certainly would not have known otherwise. Do not trust these "Cowboys". They will look for any chance to charge you. They will look for any fine detail to take your deposit. They are lovely as soon as you make the first initial contact, however as soon as you sign the tenancy they become unresponsive, uncompromising, and unwilling to make your stay a good one. I spent over 6 months waiting for the DPS Scheme to adjudicate a deposit dispute only to fall in my favour. I accepted that the carpet should be replaced, (Dropped an iron on carpet) suffice to say, the carpet was of substandard condition but they still managed to take £550 off of my deposit for that. However that was not my dispute, my issue was that not only did they try to falsify claims that damages were made to a door and tile grout, they continued to try and claim for fees respectful of getting quotes. All of which were not awarded in their favour. They even tried to falsely accuse me of leaving the oven needing cleaning with no photo evidence when I had professionally cleaned it. Please do not use these letting agents, you will not get your deposit back. They are run by illiterate children who will reply with illiterate responses during untimely hours, who are uncompromising and unclear. Everyone I have told about these agents have steered clear. Please avoid at all costs.

I have used Harringtongs for over two years to manage my property in Hove and have never had anything but a postive experience. Their fees are reasonable, they understand the need to navigate carefully between tenant and landlord. Communicate very well and respond to any questions or queries (on both sides) well. Definitely recommend use of their services. Rachel in the Administration Department is particularly brilliant.

STAY AWAY.. I was young and naive and did not realise what I was getting myself into at the young age of 18 and starting uni.. Alarm bells went off when we were charged an additional £50 to see our lease documents after paying holding fees (which didnt come out of the deposit).. On my first day In the house I decided to move the wardrobe which was already in the bedroom and the whole wall behind it was black with mould and the wall was crumbling away(see pics attached). Not only is this unpleasant to live in, this is terribly bad for your health. I sent multiple emails all year and no action was taken. We went weeks at a time without being able to use the shower or the toilet as water would pour through the wall and we never received any compensation. I often had to walk to the pub in the middle of the night to use their facilities and after informing Harringtons, again no action was taken. After a long mouldy year in this awful house we spent all day cleaning the flat so we could get our deposit back and get on with our lines..BUT of course, Harringtons witheld our deposit. We never once didnt pay our rent despite these awful living conditions! They put an action in place where only the lead household members parents could claim the deposit back on behalf of the rest of the tenants, unfortunately my friends parent was unable to do so at this time and we were unable to claim our deposit back. THESE PEOPLE TAKE ADVANTAGE OF YOUNG PEOPLE / STUDENTS TRYING TO MAKE THEIR WAY IN THE WORLD! STAY AWAY!

Avoid this agency at all costs. We rented a property with them for 5 and half years. Always paid our rent on time. When we moved out the landlord Dean Golding sent us a bill for £9300. (Just under the small claims max £10k) They claimed it was for new carpets and decorating. The contract stated the carpet was due for renewal after 5yrs. They have expensive barristers and bully tenants as we found out in court. We’re just glad it’s finally over after 3yrs of stressing. I seriously warn anyone thinking of using this agent to think twice.

Good Afternoon Thank you for your comments, the review regarding this case is not relevant to Harrington's as a company as it is the landlord of the property that sued you not ourselves. In relation to this particular case an independent judge made the decision in the landlords favor based on evidence provided, many offers were made to yourself prior to court attendance by the landlord which you decided against accepting. There were various occasions where you were also advised to seek your own legal advice and if the property had been left in the correct standard the case would not have ended up in court and if the judge felt these claims were unfair the decision would have fallen in your favor. Very polite and helpful staff until I signed the contract and gave them their admin fee, all downhill after then, rude, lazy and unhelpful, don't expect your deposit back, wolves in sheep's clothing, they have taken over a grand from me. Very good at doing what they do which is taking peoples money without moving a muscle. Also big fans of hyperbole. Emma may have made a better teacher her condescending tone is not well suited to customer service.

Good Afternoon Josh The property that you have recently vacated was left in a poor state that required damaged items that you have admitted to breaking being replaced and professional cleaning. The landlord had the property professionally cleaned prior to you moving in and does not feel that she should replace items you have broken. Our administration fee relating to deposit returns in the event there are claims were listed in your move in documents which you signed. This is why there have been claims made against your deposit. You also had the opportunity to fix or replace the items that were damaged prior to you vacating to avoid potential claims. We also sent you various contact details for local cleaners again in hope that we would not have to claim for cleaning. I would like to also remind you that despite being notified and reminded well in advance of your tenancy end date that you had a responsibility to return your keys to our offices, you proceeded to leave them at a 'hotel/pub' in the area with someone completely unrelated to the property. I apologise if you felt I was rude that is never my intention but I am sure you can appreciate that this was not acceptable and your level of politeness was also questionable. Therefore I do not feel your review is fair considering the facts of the situation. As you have moved into another one of our properties today I hope we can move forward positively. ***THESE PEOPLE ARE CROOKS***. I’m urging everyone in Brighton to never associate themselves with this agency. They are completely incompetent and struggle to even comprehend the simplest of tasks. If you give them any money, I’ll tell you from experience that you will never see it again. Calling the staff morons is a real understatement they take days if not weeks to reply to any email even in a emergency, if something gets broken at no fault of the tennant they will ignore it and push it to one side. “THESE PEOPLE ARE WOLVES IN SHEEPS CLOTHING”, someone below me said this and it perfectly sums them up. Unless you want to pay an extortionate legal fee to get your deposit back I HIGHLY suggest you not to go with them. I have previously been with MTM and if you ever thought they were bad, you’re going to be in for a real treat. If I could rate them lower I would do it in a heartbeat. Also look at the pathetic attempt they are doing by setting up different accounts so they can write their own reviews. Obviously got a solid marketing team inside that shed of there’s. The influx of ‘good reviews’ is all coming from internally. Go and read all of the actual legitimate reviews before you make any final decisions.
