Dreadful company and I pity anyone who has a property under their management. Over priced and charge a fortune and never seem to have any money in the contingency fund so always end paying excess amount. The property was not looked after well considering how much we paid. They also lied about money they said we did not have to pay but still took it when it was sold. Glad to see the back of them. Obnoxious and rude useless company. Awful awful awful .

They NEVER answer the phones. I've been trying to contact letting department for the past 10 days, I've called more than 50 times in different times a day and they've never answered a single time. I've left voicemails too. I feel sad for the poor landlords because they think their properties are managed. How am I suppose to trust an agency when they never answer phones just to arrange a viewing? Imagine letting one of their properties and having a water leak or something and they are not accessible? What are you gonna do? Avoid! Avoid! Avoid!NegativeResponsiveness, Professionalism

By far the easiest contract process I have ever experienced in a house move. Really nice people too. My only issue is that they don’t work weekends and on occasions took longer than I would have liked to respond to my emails. Overall very happy with how they handled everything, definitely recommend them.

Living in a terrible place but can't move because of the COVID19.Communal gardens look like a poor man's Butlins but paying high rates to live in the BN3 postcode area. Ellmans no help and asked me for advice on what to do !!!! It really is terrible here. Desperately needing this sorted, cant spend another Summer indoors frightened of the tyrant neighbours as we cower inside with the majority. ELlmans please this is a COMMUNAL GARDEN AT SHERIDAN MANSIONS.1. communal ways filthy2. no spot checks but other workmen and professionals are allowed to work as normal now up to a degree / with PPE3. Tenants not abiding by their contracts re the communal garden4. plants such as the pampas grass being trashed (yearly)5. ball games6. several bikes kept on the lawns all yearly round, two motorbikes being housed7. two year round swings8. year round pinic bench9. sandpit10. outside kitchen table and chair11. washing hanging from the fire escape landings12. disrepair of white overhang second entrance 13. plants in the guttering around the roof

GREAT MANAGING AGENTS

I am a local landlord whose sole aim is to keep my property in an excellent state of repair and to keep my tenants happy - they stay longer this way which is obviously good for both parties. I have had experience of many local managing agents and I can honestly say that the team for Ellmans are the most professional, efficient and friendly I have come across. The owner, Clive, has endless experience and goes out of his way to always provide sensible, lawful and helpful information and advice, he is also the most approachable of men, friendly and generous with his time. Of course sometimes things go wrong but over the last ten years Ellmans have worked tirelessly to make sure that my flats are kept to a high standard and my tenants are kept happy. PS. I have absolutely no connection with the business, I am simply a very happy customer.

Horrendous having to deal with Ellmans

Horrendous having to deal with Ellmans, Church Rd Hove. Still by law having to pay Service Charges, garden wrecked by two particular tenants two years on, main doors never worked, safety and security hazard, communal stairs and floors filthy 3 years on. and in Pandemic, still accused by ***** who stated no one else complains except me, me and mom forced to write to her by post even now when we have COVID.

Worst Estate Agency ever! I NORMALLY DON'T GIVE 1 star ratings. I've been renting a flat. Me and my flatmate had to deal with serious mould issues. We tackled it with ventilation, bleach, dehumidifier and expensive electricity bills. We informed them several times, we had this problem for 4 months, when they finally decided to send a contractor he said that the structure of the flat (probably an ex laundrette or garage) was messed, as 2 of the outer walls (1 of which was my flatmate bedroom) were badly compromised by the poorly installed drainage. We only had a discount of 200£ for 1 month (out of 4!). They eventually decided (with the landlord) to remove the plasterboards and install some new ones, a job that'd have taken about 2 weeks. That meant that we could not live in the flat for 2 weeks, but we still had to pay for the full rent for a place we could not use! When we decided to leave the property, the landlord and Ellmans said that there was no need to respect the 30 days notice and we could have left anytime (bad attitude!). The day after we moved out I could see from the streets the contractors removing the plasterboard, to avoid any issues with potential council checks. Dodgy!

Beware Ellmans

Beware Ellmans as it is now known as it is a VERY unprofessional managing agents that creates problems and then use the tenants hard-earned maintenance money to pretend solve them. In our case, once they had emptied the maintenance fund they then claimed they were "streamlining" their business so no longer wished to 'manage' our block. Good riddance but they have left us with a fire alarm system that is not fit for purpose so we will be reporting them to the local Council for putting tenants lives at risk! Hopefully, Ellmans will one day be so streamlined that they no longer exist...

The lovely team at Ellmans have been looking after both the property management and lettings of my modest property portfolio for many years now. I really could not be happier with their service, they are unfailingly polite, always helpful and most importantly always professional in their dealings with me and my tenants. The team is led by Clive Perry who provides not only an excellent example but his years of experience mean that there is no situation too tricky or delicate for him to advise upon and assist with. I rely 100% upon Ellmans and they have never let me down and I would unreservedly recommend them to other landlords or Freeholders.

The worst agent in Brighton and hove?,The worst agent in Brighton and hove.?

I have never experienced as bad customer service from any company I have ever dealt with. DO NOT RENT THROUGH THEM. I put a deposit on a flat they were advertising and ended up waiting 3 months before I was able to move in. The flat has damp and shouldn't have been rented. I reported a number of other issues and had to chase to get things done. The final straw has been an email from them this week saying 're your vacating date....' - I wasn't aware that notice had been served and I had spoken to them the day before!!!! Staff are generally rude and unhelpful. And the office is closed for an hour and half at lunchtime - who does that!!!,
