I have been asked to provide a reference regarding my recent experience of letting a flat through Johns & Co’s office in Wapping.As I am currently living away from London, I was interested in letting my flat through a full-service agent. Ryan McCabe, as lettings manager, visited me to explain the process, regulatory environment and likely income. I found his style clear and honest, particularly regarding the amount of pre-letting costs now required from a landlord. Having decided to proceed, Johns & Co quickly marketed the flat, found two suitable tenants and we had agreed terms within a week. I was very impressed with the efficiency of Johns & Co's process, regular communication and the client-focussed attention I received from Ryan and his colleagues. I would particularly like to thank Gytis Serikovas, who finalised the let and liaised on my behalf with sub-contractors to prepare the flat.In summary I would recommend Johns & Co as a letting agent, especially to a hands-off landlord, and hope to continue our relationship in the long term. Mr. Param Virdee demonstrated excellent customer service even he was out of office from 25 November 2023 to 27 November 2023. He gave immediate response to my email sent to him on 25 November 2023. I requested an urgent maintenace job to fix my heater problem (IS12775593). It is because extreme cold temperatures -2 °C is happening in Manchester. More worsely, I has caught cold and in fever. He follow-up with contractor to carry out maintenance job and ensure the problem could be fixed with top priority.

They did a terrible job inventorying the flat after I vacated and tried to charge me hundreds of pounds for damage that they themselves documented in the move-in inventory. I vacated the flat nearly two months ago and have still not received my deposit, so I've had to file a dispute claim with TDS. I would never rent another flat managed by Johns&Co
