I had my house valued 2 weeks ago by a local estate agent. After spending an hour with they suggested the value would be around the £465,000 mark. Zoopla estimate was £420,000. Sent this info in to Zoopla they then adjusted their estimate to £450,000 then a week later dropped it back to £438,000. No notice should be taken of any of their estimates instead get a professional estate agent to come and value your house who also has knowledge of the housing market in your own local area,
