Exceptional service from Angie at Michael Graham Olney

We can't recommend Angie Conlon at Michael Graham Olney highly enough. Although we haven't actually ended up purchasing a property through Michael Graham (yet!), Angie has been absolutely wonderful throughout our search for a home in Olney. From our very first viewing, she has been incredibly warm, knowledgeable, honest and patient. She took the time to really understand what we were looking for rather than simply trying to sell us a property and every viewing with her felt relaxed and enjoyable. Her knowledge of Olney and the local market has been invaluable, and we always felt that we could trust her advice.

Having wasted 3 months with a different agent, we marketed our home with Bedford Michael Graham. The initial appointment with Warren , the fantastic photos and online advert, to selling our home quickly and exchange within in 7 weeks, completion in 8 weeks we cannot fault the service. What can we say about Harry? His approachable and friendly manner forged great relationships with our buyers as well as the professionals involved in the chain which certainly was the driving factor in achieving such a quick turnaround. Always there to support, keeping us fully updated, dealing with any problems and ensuring a smooth and trouble free sale. They claim to be premium the service levels are rock bottom

I was personally an estate agent for 9 years and while admittedly it was a long time ago - there are basic principles that I feel an agent selling your property should do. The key one is communication and when I was manager I would speak to all buyers and sellers in my pipeline once a week while the sale was ongoing (or make the negotiators/sales be in contact). This is really the area in where this agent falls down. Moving house can be a truly tough and stressful time and the one thing that you would like when taking on an agent and committing a large sum of money to that they provide a service. Now to be fair, Micheal Graham sold my house quickly but to be frank it was a really nice family home in a very sought after area and this was never going to be a "hard sell". In October I came to realise that the last communication I had from the branch manager was the 15th July and it was a simple sentence of - Hi mate - I'll keep you updated. Since then I have then had to speak to the conveyancers myself most of the way through this process (and to give some context on why I feel compelled to write this review) the conveyancers are being paid £10,000 less than the agent! As far as I can see they have done most of the work within this sales process. I decided to write to the managing director and make him aware of the service levels I am receiving - note I am not asking for money off or a refund of money (as I know how hard it is to get this off an agent) but merely a cry to help me and also improve the work levels of the staff in the branch. Three days later I still haven't had a reply from him however now the manager asked me to call him for an update! I had to give a request to either email me back or ring me the next day as I didn't have time to take a call at the time he had contacted me. The reply was again a one liner to say that a completion date in November is being discussed. And that I should feel free to call if I want a chat with him or the salesman of my property. The response perceived by me once again was minimal and reactive rather than proactive.I am just incredibly sad that this agent has been used and therefore I feel rather than waste anymore time trying to redeem and get a service - I best put the effort into helping others avoid my misfortune! Ask the agent you intend to take on what is their process for not just selling the property but also how they will look after the sale as it goes through also. I am sure that there are plenty of success stories for this agent but in my humble opinion their standards are far below the fee that they charge and for me if I had had maybe 3 - 5 calls over the the last 3 months then I wouldn't probably have any issue and this review wouldn't be online. So if you are happy to have an agent take on your property, charge a lot of money and then sit back and wait for the sale to go through with the hard work being done by the conveyancers/solictors, without them doing any work (that I can see) or follow up with you as to where things are and what is outstanding etc then these guys are for you! Personally I have learned a lesson hence why I will only use agents like Elevation and Thomas Connolly from now on.

I got valuations from four estate agents and immediately I was impressed at how professional Michael Graham in Princes Risborough was. Nothing was too much trouble. Negotiation was straightforward and the team was cohesive and all its members were aware of all the issues. They are a great team. Paul Copping started the ball rolling and Steve Tillyer managed a complex sale arrangement very well indeed. Nicola was a brilliant negotiator and pulled out every stop to get things moving. Cassie at reception kept things going well while colleagues were occupied.Potential buyers must have been impressed. When one lives 150 miles away it was so reassuring to have such a professional team managing the sale active and keeping me up to date as the sale progressed. And they offered so much useful advice. We bought through Michael Graham and they were outstanding. They gave the buyer security by doing extensive due diligence on my initial offer but also fairly supported both myself and the buyer through some hardships later on in the process. Philip kept the process streamlined and concise in the early stages and Caroline was incredibly responsive, at points even correcting my own agents shortcomings in the sales control phase. All over, it does seem that Michael Graham do really go the extra mile when it comes to care and attention to detail. We had a very successful morning with Claire. The first house we saw wasn't right for us, Claire chatted with us and understood what we wanted. We weren't booked with any other houses as our second choice had gone under offer. Claire didn't want us to have a wasted journey, she managed to get keys and get us viewings at different houses that hadn't been on our radar.
