Robert Cooper provided an excellent service for landlords renting out our two properties. They are professional and friendly with a good knowledge of the local rental market and what is required to get the best rental for each property. Brooke, Emily and Patrycja helped us get a better than expected rental for a property that required considerable renovation after a long-term tenant left. Their post rental service has been excellent at our other property and I would highly recommend them.

At the beginning we called for a property but then Lewis organised for us a viewing tour offering more houses to see meeting our standards. We literally loved the flat that he found for us. He organised the meeting with the owners (very lovely and kind people). During the process we kept always on touch trough e-mail and phone calls. Lewis was very efficient, professional and helpful. I high recommend Robert Cooper Agency they really care about clients.

Check out nightmare

Nearly 2 months after moving out from my let these agents are attempting to withhold my deposit over items arbitrarily added since the check out process with no explanation at all. Initially they started out with the wrong checkin report, which I pointed out. They will not engage with me and are letting this roll into the TDS dispute process presumably in the hope I give up or make a rookie error and their claims stick. Beware and keep everthing recorded by email sent. I have and am confident.

I DO NOT and WILL NEVER USE THIS AGENT AGAIN . When I first viewed the property everything went well however the second time I viewed the property they wanted a £5,000 deposit to go into the current owners bank if I didn't want them to sell to anybody else . I was advised by my team of solicitors not to do so as this seemed strange . I was told on the second viewing that most fixtures and fitting would be taken such as the built in speakers , kitchen lighting , built in appliances such as the washer and dryer , shelfing , Chandelier at the top of the stair case and the drawers that were built into the wardrobe and much more . After discussing this with George he advised me to give a larger offer to the owners which I did . I offered an extra £5,000 to keep the fixtures and fittings that ultimately should come with a home in any case when selling . Furthermore there was a bed that I was willing to buy off the owners but the agent said it wouldn't be possible as he would be buying it with his commission after the sale ( which is fine but...) Anyhow long story short the agent had accepted my offer of £450,000 ➕ £5,000 extra for fixtures and fittings A few weeks after I spent £9,875 both on the solicitors and mortgage broker expenses i received a call which was today in fact. The agent told me they will not sell to me as they have another buyer offering more money . However after talking with the agent further I was told that the owners didn't want to sell to me . I still don't understand why but question if could be based on my (ETHNICITY) Is this a RACIAL hate crime ? Im hugely disappointing and will be seeking legal advice against this company and its employee . the property was in WD19 watford I've just found out that this agent secretly sold the property to somebody else for less money . Im pretty sure at this point that this is a RACIAL ISSUE . I have just reviewed you recent comment . Im very disappointed that you have gotten my name wrong on purpose to protect yourself and your company . This is very unprofessional. Also you state you have never met me ...I've met with George twice .. and the fact you say im lying ....I have everything in writing from you to prove me right so please stop covering your lies up with more lies .NegativeResponsiveness, Quality, Professionalism

Daniel Harrington, Re: Mr Naring, We have tried to contact you for the last 10 days without success, we are extremely sorry you feel this way but we have to state in the firmest fashion that a number of these claims are completely false! We do ask people to pay holding deposits but this process isn’t compulsory. In terms of the fact the sale wasn’t made to you, we have never met you so this had nothing to do with your ethnicity. Robert Cooper is an ethnically diverse company and is disgusted by this allegation. The house was not sold at a reduced rate to somebody else, this is untrue & easily proven. We recently sold our property via Robert Cooper and did not experience a single issue throughout. We originally decided on this agent due to the professional attitude we received when we purchased the house quite a few years ago. I am pleased to say that despite different personnel now being in place the same work ethic has remained, from the original valuation by Clarke through the viewing process and the final sale. I cannot praise George in particular highly enough, he kept us updated throughout and was always responsive. I personally believe that in this day and age the marketing is mainly done via online services so it is the contact post marketing that makes the difference and we have absolutely no regrets in our choice of Robert Cooper.PositiveResponsiveness, Professionalism

I was a tenant in one of the houses managed by them for 2 years. The person managing the house changed 4 times and that caused delays as i always had to explain everything all over again. Issues... where to start i had a house with a special heating system every year was an issue with the contractor that they were sending to do gas safety as they weren't approved to deal with that type of boiler. 2. I had the direct tel no of the landlord and even if that was an old house that we repaired and maintained ourselfs when we needed something from them it was taking to much and eventually i was discussing it with the landlord direct as they were saying he is not answering their calls and emails. 3 . When i took the property i was told it will be ours to live in until they will do a full refurbishment . Everyone(landlord,agency ) knew that but as staff got changed that information got lost in transit and when we moved out we were requested to have it professionally cleaned even if the landlords sent me email saying he doesn't as he will demolish and an inventory(that we had to pay) when again the landlord said that as long as it is empty he doesn't need it but they insisted we should. 4. In the change between new and old staff i woke up with an issue. The alarm went off one day and on my way rushing home i called RC and asked them to inform tha company that takes care of it not to worry and my sister in law was home when it went off and their reply was"the house has an alarm?if you fitted the alarm you should know what company you are using". The alarm was there when i moved..it was active and they have given me the code and the company details. So as i said you have to go over all the details and they do not have it . I had houses from previous agencies but my last weeks in a house managed by Robert Cooper was a nightmare especially when a new member a staff(Jason i think was his name) was acting like what ever i said wasn't true and it doesn't matter and with the landlord as well (best example the landlord said he doesn't need to see the inventory as his mom was there when i gave the keys and was happy woth the house and asked for us to have our deposit back in an email that i received as well and jason lied that he just has received it when i called even if that email was sent a day before. When i explained how i know that he is lying he got angry and told me that it doesn't matter). I am not the type of person that likes to complain or give bad reviews but the only 2 members of staff that i have met at Robert Cooper were Marta and Patricia

We are sorry to see you posting online about our interactions given the detail of your communications with most of our staff. As previously stated you are within your rights to follow our complaints procedure . In response to your points : 1:We run a business where inevitably you will get staff changes over a period of time and this cannot be helped- in your particular case your tenancy ran for a few years .The boiler in your property was a specialist and unique unit ,we will always prioritise safety above all , and as a result we had to instruct more than one contractor to be satisfied that the system was safe and in good working order. Safety is not something we will compromise on in any event . 2:Unfortunately we are not permitted to carry out works without prior consent from landlords and we are sorry you feel this wasn’t carried out as swiftly as you would have hoped for , we can however assure you that we make every effort to deal with maintenance issues as swiftly as we possibly can and within our contractual remit. 3:When renting a property a tenant has an obligation to give the property back to the landlord in the same condition less any reasonable wear and tear .We determine this by looking at a check in report and cross referencing with the outgoing check out report .Whilst I understand your frustration , we have an obligation to carry out these reports as standard as per our contract with the landlord ,as well as your tenancy agreement which highlighted the requirement for the check-out report at the end of the tenancy . 4: We will always need written consent from a landlord prior to processing a deposit for release to a tenant at the end of a tenancy .In this event the landlord had verbally told Jason that they were happy to release the deposit in full. He did however request it in writing as per our internal processes and once we received confirmation from the landlord in writing we processed your deposit straight away . I hope this clarifies our position , we wish you all the best for the future

Fantastic experience with Clarke and Raena at the Eastcote site. As a first time buyer I needed my hand held through the process and I got exactly that, whilst they also helped me communicate and agree a fair price adjustment based on my survey report. Our interactions were entirely professional when they needed to be, and they brought their own character and personal touch to the entire experience which is important for me. Great communication with my solicitor and offered me fantastic advice whenever I became confused with technicalities. I'll be coming back when I'm ready to move into my next home. Thank you so much.
