Not sure about overall cooper but i am having pathetic experience as a tenant. Maybe ruislip cooper is good for the landlord but for the tenant not really helpfull. Landlord is not repairing basic appliances and taking 15 days for engineer visit and if any part need to be replaced then it takes at least a month.As a tenant, we can pay rent on time but we should at least get to use the basic service from appliances like dishwasher. Once i delayed the rent by 1 day, i got the reminder email and credit history related email but when it comes to landlord they don't take responsibility. I would suggest if you are looking for rent, don't go via ruislip cooper at least.

As a first time buyer I was rather anxious about making the step up onto the property ladder however, Josh answered all questions and eased any concerns I had. I paid my rent on time every single month, the latest I ever paid was the 3rd of the month. Despite this, I have now been waiting over two months (moved out 02/12/25) for the return of my deposit with no resolution.

Had an extremely unpleasant experience with Hillingdon Cooper’s Residential. When we moved out, we were told no documents were needed to process our deposit return through the TDS. After three weeks with no updates, we had to chase them, only to be told by the manager that we needed to contact the landlord directly for the refund, completely contradicting their earlier advice.

I am sure this is a common problem in this business because of demand & supply, but my experience with coopers was pathetic. I was dealing with Ruislip branch and when I vacated the property, I hired professional cleaners with paying hefty amount for a bed house, but still the end of tenancy checking gave a bunch of deductions without looking at the inventory report from the tenancy start date, with our spotting the errors they corrected a few but then stick to minor cleaning deficiencies and forced us to either take this deduction or if I want to go to TDS dispute they are happy to file it which will take 3 months for resolution. Head of property management with whom we were dealing did not commented on anything we raised while we checked in the property it was not at all cleaned, we have shared all the pictures, emails from check in time, but he was silent on those and just want to deduct deposit. Given the threat of timeframe involved we accepted it but I would recommend anyone to either refrain from this estate agent or atleast get the property cleaned again on check in time, which I am sure they will not even respond. Very frustrating process when they are just interested in deducting the deposit but not doing anything in the property which was the case when we checked in and not sure even landlord would be aware of this deductions and they might just retain that as well as no cleaning was done in our case which was in very bad conditions when we checked in.
