The photos and video tour looked great and they valued our property realistically. They make a great team and what is a very stressful process, much easier. It took us four calls to the office to finally manage to book a viewing, and none of the three different people I spoke to knew the first thing about the house we wanted to see! Staff member turned up reeking if cigarettes and wearing jeans and knee high boots! Despite being promised a decision about our Monday morning offer by Wednesday at the latest, we didn’t hear back until last thing Friday when we were asked for best and final offers. Thank goodness we found a better house through a much better agent!!!

GoogleCrane & Co are the most professional estate agent I have ever come across. They have sold 2 houses for me, the first 13 years ago and the 2nd right now, I wouldn't use anyone else, once you're on to a good thing, stick with it. All the staff are friendly, helpful and engaging, their service is swift and what they say they will do. On top of all that their valuations are spot on, even achieving more than you would expect. GoogleIt was frustrating, as a potential buyer, to find out that the asking price of a property we had viewed twice was the bottom of a £30k range. If the vendor wants a certain price, why market lower? This process broke our hearts, as we thought we'd found our new home. It felt like we were just there to bump up the viewing numbers.
Dear John, Firstly, I am very sorry that you felt frustrated when your offer was not accepted. We generated a lot of interest in this property and there were many viewings and offers. Although I cannot disclose the amount of the actual offer accepted, your highest offer was the lowest that the vendor received - being several £ tens of thousands of pounds lower than the other offers. Many sellers now opt to advertise their property using a Price Guide. This is partly as a result of the internet becoming the dominant place for buyers to search for property and, if you would like to meet with me, I can explain in more detail why so many sellers across the country now choose this option. Our property particulars and property descriptions clearly describe a price range and in this case the price guide quoted was £290,000 - £320,000. As mentioned already, there was a lot of interest in this property and numerous offers from multiple buyers. To give every buyer the same, fair opportunity we asked everyone to consider and submit their ‘Best and Final’ offer. Your Best and Final (highest) offer was the bottom figure in the price band. We wouldn’t normally discuss this figure publicly but as you disclosed it in your review it helps demonstrate the reasons that the client chose not to accept your offer. The sellers, understandably, chose to accept a much higher offer. Conversely, if you had selected a property from any other agent that had been on the market for a long time and had received no other interest, it is possible that in that scenario a seller may consider a property sale at the bottom figure in the price band. Once a property has been released to the market the ‘market response’ or the amount and level of interest and offers forms the basis of the clients considerations and, naturally, it is their decision who to sell to and at what price. As an agent it is our duty and responsibility to generate as much interest as possible to help the seller achieve the best possible selling price - whilst at the same time, giving every interested buyer the opportunity to submit an offer for the clients to consider. As you have witnessed, the property market is very active and many sellers are seeing competitive bids from multiple buyers. Missing out on a property is extremely disappointing and we would be absolutely delighted to find another property for you to buy. Telling people they have not been selected as the buyer is one of the hardest parts of our work and I want to stress that we do genuinely understand the disappointment this creates. In many situations like this we are giving good news to one buyer (the successful buyer) and less than good news to everyone else (the rejected Best and Final offers) John, if this response still leaves you dissatisfied please do telephone me with your concerns and we can meet to discuss this further, if you wish. We are dealing with many properties coming onto the market and my team and I want to do everything we can to help you find your next home - we really do! Best, Mike Crane
