We engaged Crane & Co after seeing a property they had for sale and made an offer within 15 minutes of viewing. The property had been on the market for some time despite high demand. Negotiations with Michael Cane were slow, and we were told this was due to the vendor. After four days, we agreed on a price and provided all requested financial information and a mortgage decision in principle. At this point, we understood the sale was progressing. Shortly after, a cash offer was submitted and quickly withdrawn, but we were informed that a second viewing would take place for other potential buyers. This was surprising, as we had already committed quickly and provided detailed personal and financial information. Despite following all requests and meeting the vendor’s price, we were not given priority in the process. Within hours of the second viewing, the house was marked as Sold Subject to Contract (SSTC). Our experience was frustrating and left us feeling that communication and transparency could have been much better. Buyers should be aware that even after committing and providing all requested information, the process may remain competitive, and there is no guarantee that an early offer will secure the property. Based on this experience, we cannot recommend Crane & Co. While the staff were polite, the process felt unnecessarily slow and unpredictable, and buyers should approach with caution and be prepared for a highly competitive process.

Danny and the team at Crane and Co provided an exceptional service when we marketed our property. The photos, video and 3D tour were of the highest quality, showing our home at its best. We switched to Crane & Co to sell Mum's house following 6 months of disappointing inactivity with a Herstmonceux based agent. The difference in service was incredible and instant. Extremely professional, reassuringly engaging with regular communication, great use of technology to create a professional listing, all as standard for every property rather than a paid extra, lots of information emailed explaining the whole sale process and explaining pricing techniques, in video form too. Dan in particular was extremely proactive in keeping us updated, respecting our wishes and opinions, arranging for further photography to update the sale particulars when weather was better, even letting us know when he'd be on holiday and who to contact while he was away. We worked a lot with Danny and if it wasn’t for him I don’t think the sale would’ve happened! When we decided to move, it was a the hardest decision we have ever had to make. We both loved the house, brought up our 3 children here, and did all the designs, improvements and  most of the refurbishment work ourselves. I had been here personally for 40 odd years and Kay for over 25 years. But it was getting too big for just the two of us, and with my COPD and Kays aches and pains, we decided to downsize and look for a bungalow. We approached Crane & Co with a view to selling it. Dan visited and we were immediately impressed with his knowledge and professionalism. He spent so much time discussing the merits and positive aspects, that we almost felt it was half sold already. Next, Josh came to take still interior and exterior photos of the house, again showing complete professionalism and explaining different techniques regarding lighting and angles etc. Julie and Neil came for the commentary video, again, the attention to detail was first class, even postponing for a day because the rain would of ruined the effect of Julie’s walk up. You yourself called at 4.30 on a Friday, apologising for being late due to over running on previous appointments, to do the roving room to room videos. The conversations and knowledge that you had with us put us so at ease, even at 6.30 on a Friday, you were in no rush to get away. We just knew we were with a totally first class estate agency with a hands on proud leader. We felt 100% confidence in Crane and Co. Within days there were viewings and the Sold board was up before we knew it. It seemed to drag on for ages with nothing happening. Sarah, our Sales Progressor kept us up to date with any news or updates, and was most helpful all the way through, but early in the chain, there was a wobble. A member of the chain still had an ex-partner involved on his deeds, and she was playing hard ball. The chain had a week to complete before mortgage offers already sorted were rescinded. Step up to the plate, Superman, Mike Crane. Mike got involved, even though the problem wasn’t involving the two Crane and Co properties in the chain. He drafted a letter to the ex-partners solicitor saying that a delay would ultimately cost her money. The chain would collapse, and a resale would achieve a lower sell on price for their property, and the girl saw sense and Mike had saved the day. Mike’s intervention was absolutely crucial to the to the chain of six properties, we are convinced that Mike saved the day . We could not praise Mike and the whole team at Crane & Co any higher and would recommend them 100%. We are convinced that you will not find a more dedicated, hard working team at any other agency. Our agent virtually disappeared (for the sale of our home) but Crate and Co, supported us through that sale as well. Their professionalism and supportive assistance was invaluable. I cannot recommend them enough. The sales progression manager Sarah Davies was always so positive and reassuring even when we were so worried about the lack of communication from our agents. Was looking for a house for 2 years, kept being promised that they'd let us know when houses came on the market but they never did. After a long time we finally were purchasing a house when the sellers pulled out. Was promised by Conner the market was increasing and he'd find us a better house and kept saying he'd be in touch. We never heard anything again from him after that. Have contacted them since but no response. I understand they don't need to reach out when the houses have so much interest but promising us that he'd be in touch and help us and then ignoring us is rude and unprofessional. Look for houses here but don't trust them. Edit: To Mike, Snowy Starks is a user name, not my real name. I am not interested in an explanation or an apology, I had just lost a house and was promised there would be more coming soon and despite me emailing and asking for updates I was met with silence. We initially came across Crane & Co while searching for our first property two years ago, we were saddened when the right property did not come up with them as all of the calls and viewings with them were great. We are now moving again and were delighted when our ideal home came on the market with them. We found the whole team to be incredibly efficient, always going above and beyond for their clients. The properties are always well priced and photographed beautifully. The team fit us in on the first day of viewings and were very accommodating when myself and my partner weren’t able to visit together due to work. 5 stars does not feel like enough for these guys. Superb service from the beginning and incredibly thorough in all aspects of what they do - which is an essential attribute that you need your estate agent to have. Excellent communication and professionalism from the onset. The whole team really took care of us and invested time and energy into understanding the big picture, why we wanted to sell and what our goals were. This was an incredibly refreshing approach and makes a huge difference. You will receive a very person-centred service, far removed from the cold and stale service you might expect from some estate agents (and indeed what we experienced during our initial enquiry's). In the initial consultation they are not pushy or 'sales' like at all. They are instead honest, direct and do not hide behind sales jargon or company power-points explaining how they are better than others. The moment you choose to sell with Crane, you actually get the distinct feeling that they adopt your home as their own and this underpins their whole approach. At times I was perplexed by how they could be giving us so much attention when they have so many homes to sell! You will feel like you are their only client. It's like some kind of Estate Agent wizardry of the highest degree. If you are reading this review then there is a good chance that you may well be enquiring with a few agents at the beginning and notice , just as we did, that on paper Crane may appear a little more expensive (just a little) than some. Please trust us when we tell you that it really is not as simple as that and you get more than your money's worth here. Choosing what appears to be a 'cheap' option WILL cost you more in the long-run. Trust us on this and thank us later :-). As a final note, to the whole team at Crane we cannot praise or thank you enough. Every person we dealt with, from the initial consultation, to having the photos taken, to viewings, to sales progression was absolutely fantastic and a credit to their profession. Moving is incredibly stressful, and with you guys on our side I can honestly say that the stress was halved. Crane & Co are the best Estate Agents I've ever dealt with. I've just been through a fairly difficult sale (no fault of Cranes) and without Sarah from Sales Progression I think it would have fallen through. Sarah was on top of the sale the whole way through and liased with the whole chain keeping me constantly updated. From my experience, most other Estate Agents don't put the same amout of effort into a sale and there's very little communication after the initial sale. Crane & Co went above and beyond throughout. The whole of the team were so helpful, and lovely the deal with. I don't think I would have got the same price had I gone elsewhere. Conner's advice and guidance through the sale was so helpful. To be honest there are slightly cheaper offers around which I did consider, but I'm so glad I went with Crane.
