Horrendous, impertinent, unprofessional staff at Hatfield office. There is no negative rating available else would have gone with it. They don't even deserve a star. I went for a house viewing which turned out to be most terrible experience of this year, COVID was the next bad experience of 2020. I had put an offer for the property after analysing the recently sold properties nearby, sales woman upfront declined the offer on phone, there was no formal communication done which all estate agents need to follow. I increased the offer further but that wasn't even shared with owner stating they have got the full authority from owner to decline the offer if it doesn't match the asking price and should look something which is within my budget. Agent wasn't willing to listen which is very rude on her part and does she has any idea of how much we earn or can afford? Answer is NO. Don't think this is how it works as all agents need to send written communication about offer acceptance/ rejection as per Estate agency regulation. There are certain rules that you need to follow if you are in Marketing industry, politeness is one of them. Unfortunately, they need training for the same. I would have easily matched the asking price and deal would have been closed if some well mannered, polite agent would have been available on hand.... as the property is well under my affordability. I would state that hire new agents or provide adequate training to existing staff so you build a customer for lifetimeNegativeResponsiveness, Quality, Professionalism, Value

Will not be using the same agent ever again... Although, the lady who did my contract was polite and very helpful, along with other staffs who tries to help out. However, the management office who I have to deal with most of the time were awful. The service towards students were appalling and always talked me down. Atleast speak nicely and give me helpful information instead of making me look or feel stupid for asking questions. Since I've been in a house that had terrible facilities and clearly hasn't been changed for a long time, things HAD to break. When my draws came apart and the curtains fell (my privacy). I reported this to the management office via the phone, they said that they've kept a record and will send someone to come and fix. I waited for a few days, and since my privacy was exposed, I wanted it fixed ASAP! but nooo!! I had to ring them back to chase them:) they tell me later that I should fill a form online?! (Why did they not tell me this earlier?!). After that, I had to wait for almost two weeks for someone to fix. Sometimes, they don't even turn up, and then I was told that it's my responsibility to chase them up?! Always feel so uncomfortable speaking to anyone at the management office, simply because I hated the way that they speak to me. Asking simple questions to make sure that I don't have any outstanding orders came back with a snappy response, "well you're tenancy finishes on .... aren't you?!", Didn't even answer my question and were so so rude! The only time they were EVER nice to me was asking if I've fixed the fire door that I had to pay for, and that was simply because I got locked inside and my house mate had to break it down because I was getting a panick attack. I was told that it was my fault because I shouldn't have broken it down myself, it was cold, dark and there was no way the "24 hours contractor" would ever come quick enough anyway since they couldn't even turn up or takes almost two weeks to do a ten minute job. The ridiculous part was, when I argued back that I had a panick attack and it was an emergency, the response was, "well you should've told us before that the door was broken"...are you dumb? How am I supposed to know it's broken if I didn't get locked in there? Instead of a polite, "we're sorry about your experience, unfortunately...", they choose to go be so rude. Where is the "customer service" in this? All I can say is, it was AWFUL, AWFUL,AWFUL, cannot express enough. Got charged loads for "cleaning service" but well of course, when all you get is an unfunctional hoover, terrible facilities and the service for the whole year round was amazingly...HORRIBLE, don't be expecting a perfect clean place. Cannot be bothered to argue and simply wanted to leave the place, I did not care if I had to pay since I've spent way too much money for the property I was in. On top of that, Raine and Co also needs to be more professional when they say that they will contact me back instead I had to chase it then up myself...other than that, mainly, the management office ruined it. I suggest the service to really be improved.
