GoogleSimply the best estate agents in Harrow area by far. I have been messed around with others, so I know the difference between good and bad agents. Winkworth are a very professional team. GoogleThe whole team in the Winkworth Harrow branch are highly professional, thorough and above all totally dedicated to the service they provide to us as individual customers. They made the entire process of letting a house as a tenant, from online/ physical viewing to documentations as painless and timely as possible. I was sitting overseas and has finalised the property with support from Rickyn and team. The trust and transparency in the entire process is amazing. GoogleA Google review simply doesn’t do justice to the hard work, team collaboration and cross communication both Andrew and Leha have put in whilst selling our home for an onward purchase. Leha went out of her way to make our dreams happen. This is one of the most difficult times to be selling and/or buying a home. If you are reading this there will be moments of uncertainty, doubt, frustration and lack of patience. Rest assured you are in good hands with the team at Winkworth. From then on Leha was doing a lot of the leg work with bringing in viewers and wow did she make that happen and when she was off Andrew stepped in so all bases covered at all times. They both always kept in contact and made sure we were happy with everything. Friendly, approachable and always had a smile. Thanks for making things go so smoothly. GoogleI rented a flat from Winkworth Harrow. After living in a flat at Kirkfield House for a few months, I was dismayed to discover significant issues with pests, including mouse droppings, cockroaches, and silverfish infestations. My attempts to address these concerns were met with a level of inefficiency and negligence that I find truly unacceptable. It took an inordinate amount of time for Vishal and Vikesh to arrange for pest control to address the issue. Moreover, during the second scheduled fumigation appointment, pest control failed to appear. The reason behind this oversight was later revealed to be the agency's failure to meet its financial obligations promptly, resulting in a lack of timely payment to the service provider. Consequently, I was forced to endure living in a pest-infested environment for an extended period, all while continuing to pay rent. Regrettably, my situation escalated to the point where I had to secure alternative housing on extremely short notice due to the agency's inability to rectify the problem effectively. Despite the clearly uninhabitable condition of the flat for a substantial period, Kamal adamantly refused to consider reimbursing me for the two months of rent during which I could not reside in the premises. In addition to the distressing living conditions, I must also highlight the profoundly disrespectful treatment I received from Vishal, Vikesh, and Kamal throughout this ordeal. Their lack of professionalism and accountability only exacerbated the already frustrating situation. Based on my dismal experience, I cannot, in good conscience, recommend Winkworth to anyone seeking a rental, let alone considering them for property purchase or sale. I implore prospective clients to explore alternative letting agencies in the area, as Winkworth has proven to be an unreliable and unsatisfactory choice.
Dear Dillon We are somewhat surprised that you have chosen to write this complaint over a year after you vacated the property considering the fact all of the issues were resolved prior to you leaving. We have tried reaching out to you by phone and what’s app message, which no doubt you have seen but have chosen not to communicate with us. You first complained of seeing mouse droppings on Friday 19th August 2022 at 22.56 by email and on Tuesday 23rd Vikesh instructed Ecolab pest control and notified you of the same. As they had not attended by 26th, Vikesh chased them again and it was then that we were informed that the pest controller, Mark was away on holiday. We then immediately looked for an alternative company from check-a-trade and instructed RM Pest control to attend. As it was bank holiday weekend, the earliest they could attend was Tuesday 30th August. Upon his inspection he found no evidence whatsoever of any pests, mice or cockroaches at the premises. This has been documented in his report from their visit and this information was also shared with you by way of an email from Mr Makwana. Even though the pest controller had not seen any evidence of an infestation he still laid down traps and gel and re-attended a couple of weeks later and still nothing was found. You then decided to complain to our Head Office on Saturday 3rd September 2022 and this was responded to you on the 6th September by our office Director Mr Kamal Makwana. In this email it clearly explained the actions taken above. Furthermore, Mr Makwana also spoke to the pest controller and asked him whether the property was, in his professional opinion, uninhabitable. To which the professional pest controller said the property is perfectly safe to live in and there are no signs of any infestations. We believe you also spoke to the pest controller yourself and he told you the same. However, as a gesture of goodwill, Mr Makwana agreed to refund you 1 weeks rent for any inconvenience you may have suffered which you accepted on the 7th September 2022. On the 26th September 2022, you contacted Vikesh by telephone to ask him if you can be released from your tenancy agreement sooner than the agreed notice period. He then agreed this with the Landlord and you gave formal notice to vacate on the 11th October 2022. After you vacated, your deposit was returned to you in full on the 13th October 2022. We complete refute all of your allegations made in your review. You can see from the above, we have gone over and beyond to make sure your issues were dealt with, not only in a timely manner but also to help you. You vacated the property on the 11th October 2022 and new tenants moved into the same flat a week later and they are still living there. To date, they have never complained about any infestation whatsoever equally, this is a block of flats and none of the adjoining properties have made any such claims also. It is rather strange that only you have experienced this. After visiting many estate agents and viewing many properties my search ended at winkworth. As a tenant every working professional expects to feel at home and that they are in safe hands. And I must say that I was fortunate to have met Avinash at the office who took me around to both their properties at harrow. Unlike most other agents Avinash attempted to understand my expectations and accordingly offered solutions. This attitude and approach gave me that confidence that I'll be in safe hands. GoogleMy experience with letting agent Wink worth, Harrow is horrible and literally I had nightmare, I stayed in this property (1 Bed kitchen) for 20 months. Had to fight the DPS Arbitration service to get my deposit refund. below are my honest feedback Poor service, no work was attended without multiple emails and endless calls. All charges are too pricey. (They didn’t even do the reference check for my wife but still charged 150 pounds), Thanks to Gov’t for the new rules of fee waivers for tenant. In between - they hiked the rent twice (rent of the flat was already £50 up in the entire apartment) and notice period was increased from 2 months to 3 months. When asked the reason for increasing the notice period, I was asked to vacate the flat. When vacated they had asked to pay £1585.00 wherein my deposit was only £1150. Below are the charges break up 1. Redecoration of the flat £625.00 (This was charged for a normal wear and tear) 2. Cleaning of the property £200.00 (This charges was on top of the individual work mentioned in point 3, 4 and 5) 3. Steam clean of the kitchen cupboards due to grease £85.00 4. Carpet shampoo £95.00 5. Curtains dry cleaning and labour £65.00 6. Removal and disposal of the items and furniture left at the property £455.00 (This was charged to remove a small Morrison paper bag and one extra bed which was provided by the owner. When the extra bed doesn’t belong to me how can I remove??) 7. Changing the bulbs at the property (material including labour) £60.00 Finally, I had to take Dispute Resolution Service to get my deposit back. Whoever is taking service from this WinkWorth, take it on your own risk. be careful while dealing with Katrina Desai and Kamal (Director).
