Five star experience! Mark Clayton from Linley & Simpson is by far the best estate agent in town. Extremely friendly, helpful and knowledgable about the area. He understood exactly what I was after and quickly found the perfect flat in the perfect location. Terrible and appalling tennant experience. Rented a property for 5 years and was given a section 21 notice to move out suddenly (no email, no phone call, a letter pushed through the door) Managed to find a property to move to with another agents (after Linley and Simpson didn’t help us find another property at all) Then when called to give our 4 weeks notice was told we couldn’t move until the date given (October). Now in hindsight I wouldn’t mind but hang on... we lived here 5 years, not 12 months, and your kicking us out!!! We only wanted to leave 2 weeks early!!! When I called the agents to explain the situation they as always take the side of the landlord and said there is nothing I can do. Total lack of consideration when you take into fact how long we have rented with them, how difficult it is to find a property in Harrogate, and our current situation. We spoke to our new agents (who are much more customer focused) and they said that if this would happen in their business they would happily let the tennant move out early due to circumstances. I would not recommend this agents.

- TENANTS BEWARE - When it's good it's great - When it's bad it's awful. Linley & Simpson are wonderful when things are running smoothly and when they're profiting - polite and helpful staff who can't do enough for you. However, when things are going badly, the attitude towards helping drops rapidly, so be warned! You'll notice the majority of positive reviews here are from Landlords who Linley are helping profit, or home-buyers. The tenant's reviews speak for themselves (they're all lower ratings). The silver lining is that Tristan and Katie on the lettings team are a credit to the company, but unfortunately their attitudes don't make up for the company as a whole.
