We were given two property viewings by Chelsea, both of which were really welcoming, informative, and positive experiences. We've since gone ahead with an application for a property and have been supported through the entire process with quick communication and an overall friendly experience. It's made what could be a stressful time, exceedingly manageable and enjoyable.

He has communicated effectively, and done it all with a smile. Albeit, gritted teeth when dealing with certain people! Can’t recommend him enough, an absolute star.

Recently sold house in Leeds; L&S were quick to identify suitable buyer and help drive the process.Excellent marketing and realistic price expectation.It would have been 5 stars, but our target completion date of 31st March was missed meaning we're now facing increased Capital Gains tax. Michael and Kieran from Headingley office kept us well informed throughout.

Very disappointed with the Leeds office, after my daughter living in student accommodation in Headingley, i thought this was a step up ! , both were studying for Masters Degree's . Very very disappointed with the letting agents, holding money back for no apparent reason , the flat was a long way from perfect when they moved in , carpets not cleaned , no microwave , no light bulbs , gate not working, mould , windows that didn’t close !!! I could go on . The agents never answered calls and were not interested. They left the flat having got the carpets cleaned and a full clean of kitchen and bathroom , and they still held £200 each as it wasn’t to standard, seriously , if your son or daughter are thinking of renting off this company, THINK AGAIN!!! Not to be trusted with your deposit. Very disappointed with the greedy landlord and untrustworthy agents .so glad it was only a 12 month contract, BE VERY AWARE!!! Not to be trusted

I am now renting a beautiful flat in a great area and am very grateful of the help I have had getting here.

Linley and Simpson, as reflected in other reviews prioritise landlords over tenants.We rented over 3 years with them, relatively seamless experience until problems arose regarding our flooring. Linley and Simpson routinely dodged the issue and 6 months later when it came to moving out they charged us for flooring damage not caused by tenant ‘misuse’ like they made out. They charged us £150 for this and a nice round £200 cleaning fee, no invoice attached of course. Like many agents in the modern era it’s all about maintaining a profit margin (not an ugly thing to do inherently). But penny pinching to this degree is stupendous. Avoid them if you can, at the end of the day housing in the UK is in short supply and expensive. So place them low down on your priority list. They will never fight on your behalf as a tenant ✌🏻

The Maintenance Coordinator that I dealt with at the Leeds office, Mathew Ferguson, provided a friendly and efficient service with fair and good advice around issues when I requested help in making the right choice on what maintenance work needed doing at my property.

GoogleHarrogate & District NHS Foundation Trust and Linley & Simpson have recently completed a unique project to find accommodation for 24 individuals who have recently arrived in Harrogate from overseas. Since July 2014, members of the Trust have met with Emma and her team on a number of occasions to evaluate our needs and identify suitable properties. They have supported the Trust throughout every step of the project, adapting a number of their processes to fit around the Trust’s requirements. The Trust have found Emma and her team to be highly professional and dedicated to supporting the Trust and our new members of staff. In particular, Emma went out of her way both in and out of normal working hours to go the extra mile to complete our project. Her dedication was demonstrated when she helped make beds in a property to ensure its completion within our tight deadlines. The Trust have enjoyed a close relationship with Linley and Simpson and look forward to working with them again in the future.

GoogleI instructed Linley and Simpson after seeing two other agents. Claire impressed me with her empathy for my situation; and I felt totally confident that she would do her best not only to get the maximum price for my property, but to be on hand at all times to offer support and answer questions, no matter how small. Claire decided to hold an open day two weeks after the initial marketing. There was plenty of interest, resulting in 7 viewings! Alanna conducted the open day. She was. prompt, calm, extremely professional and personable. As a result, I received 3 serious offers all at £10,000 over the asking price. Needless to say I was absolutely delighted and so surprised that it happened so quickly, in fact in 3 weeks from initial discussion to agreed offer! The teams' support throughout the process has been second to none and I have recommended them to to friends whose properties have been on the market for months without viewings and therefore offers. How refreshing to see a company take pride in doing a job well and impressing not disappointing. I cannot praise them highly enough. Thanks to all.
