My annual house inspection was carried out this afternoon. The agents representative was Sally Bird. She was lovely and put me instantly at ease. She listened to my concerns around a few repairs I pointed out that need doing. She took photographs of everything and said she would report them straight away. A far more pleasant experience than I worried about.

I was driving through the local area on 1st June 2023 approx around 11.00am. I was heading outwards to Manchaster, where the route had diverted, in to local towns.I was running so late, and i had important an important meeting, I had to make photo copy of some documents, I was cute new the town, and I just parked my car and went to an office where I had met 2 great people who where great help.Who I believe to be named as Susan and nikala leave, gave me great customer service and time and helped me a lot.If this message get to them please thank them for their good work and being great people.

I am writing to provide feedback on the handling of my repair query, initiated on the 26th of April. Despite my previous conversation with a member of your team, L&S, and the assurance of receiving updates, I regret to inform you that I have not received any substantial information regarding the progress of my request. The only update I have received so far is that it has been passed on to the landlord. I am disappointed with the lack of communication and transparency throughout this process.

I like the house I rent, but the estate agents could have been a bit better in the process, with spelling errors resulting in sending personal information to a random person’s email address (after being corrected twice) and having to ask them several times to send a certain document. I don’t like that maintenance for the house and the referencing process are handled through third party apps/companies rather than speaking to a human who’s actually with the agency, it makes reporting issues much less straightforward and it excludes people who may not have smart phones or be tech savvy from being able to rent with them.

Rented a flat through Chapel Allerton branch and hope no-one has the experience I’m currently having.Moved in, flat hadn’t been cleaned and several of the “furnishings” weren’t fit for purpose. Flagged this, and to be fair, some were upgraded. Spent a bit of time cleaning the flat on move in day as it gets a bit dusty between tenants, as expected.Let’s move on to move out day. After a year of living there on my own, 2 or 3 nights per week, and having cleaned the flat to a higher standard than when we moved in, here’s the experience:Potential bill for:- cobweb behind one of the doors that we kept open the whole time we were there (and admittedly that was factually correct), it would have been quicker to get a duster to remove the webs than take the photo.- took one photo of a piece of skirting board approx 12 inches long that needed dusting. Not the 100pls foot of skirting board that was clean.- opened a wash machine that had never been used (as I took my washing home at weekends) with unclean rubber seal (clearly never took the photo as we moved in as never been used).- the bed is now apparently broken, despite the fact we’d asked them on move in to have a look at the bed as the mattress was sunken & headboard stained. They replaced the mattress and now claim, 1 year later, that the bed is broken and sunken? Not mattress related, apparently!!- final one for now, yellow stain on the back of a curtain??? Given the flat has condensation I’d say it’s that they need to deal with. Seems like they’ll do whatever they can to keep your deposit and have a keener eye and higher standards in check out than check in. Sharks.

Thank you for your review. Whilst it is frustrating when deductions are made from your deposit, we do discuss these with you prior. We use the inventory check and out report to determine what deductions should be made as we need to ensure that the property is returned to its original condition.

It’s very difficult to get the flat or apartment to rent despite viewing many flats as the decision depends entirely on the landlord.However, the service provided my this agent is first class. They are responding our calls and arranging the viewings based of our request. And also, they are on time and explanations during the viewings are delivered well.
