We had a yearly flat inspection 2 weeks ago, Matt Kendrick came to do it, and we comment with him the bad conditions of our mattres and sofa, as after long use they weren’t comfy at all, which had affected our rest and daily life at home. He took some pictures of those and he said he will sort it out. To be honest we didn’t believe it would be sorted because of our previous experience with the agency. But against our expectation 2 weeks after we had the really good news that we will have the replacement for thosr items in only 1 week. It means he was able to sort out everything within 3 weeks, with easter in the middle. Matt Kendrick has done a really great job, and he has been really helpfull. In 5 years with this agency we never had such an amazing experience and great results!!!

We recently had a checkout inspection of one of the flats we rent out in Leeds Dock as our long term tenants moved out so we wanted to renovate the flat ready for new tenants moving in soon in early April The inspection was carried out by Matt Kendrick of Linley and Simpson who was very thorough, paying attention to every detail in every room supported with many photos, which was very helpful Matt also went out of his way to pay us a visit on the first day we were in the flat to carry out the renovations and helped with other questions we hadWell done Matt, it was great to meet you and thanks for all your help

I would like to thank Mr Luke HutchisonAnd Declan Hall for finding me a property and listening to my needs carefully. They got in touch with me quickly and booked in viewings for me and I saw 3 lovely houses in city centre. I was able to ask lots of questions and Declan answered with confidence and knowledge and he was more than happy to find out the answers for me. Luke also responded to my emails in a prompt manner and in great detail. The properties looked clean and I am in the process of applying to one of their properties. Overall it is a 5 star experience with this renting agency. Thank you! The staff is very respectful, happy to answer questions and help and support you!

We used Lindsey & Simpson as a letting agent for our move to the different country. Emma Mitchell from Ripon branch was very helpful from the start. She worked around us to arrange the viewing of the property and assisted with answering all our questions. The process was complete expeditiously and with no fuss, we were updated about each stage of the process as soon as possible.Throughout our tenancy, if we had any questions they were answered swiftly and informatively. The end of the tenancy process was very straightforward and with Emma’s assistance the return of our deposit was sorted out without delays. Thank you for you help and assistance during our tenancy.

I've been a rental tenant of a Linley property for several years, and everytime I interact with them it is upsetting and frustrating. The property I rent has had a mould issue for well over a year, and there is no interest from Linley in resolving this. From my experience, they do not keep accurate records on tenants or their properties with ongoing issues. The fixtures and fittings have never been refreshed, and the annual inspection just seems to be a tick-box exercise to preface yet another rent increase. I genuinely don't know what my landlord gets from the service from Linleys, as they are not 'managing' the property I rent. If you call the office, they will answer and they'll advise that they'll ring you back but don't, and then you wait a few days and try again - over and over. They rarely send emails, presumably to avoid an audit trail. The staff are friendly, but there is either a lack of resource or lack of training, as the service is bad. I am still in contract, but I am leaving this review as there seems to have been an influx of 5 star reviews on here in the last thirty days (check the average reviews left the past 12 months for comparison) and I would not want a prospective tenant to believe this is a 5 star service.
