Barry Kearney is an amazing agent! He has been showing us a few properties to purchase. We have been impressed with his knowledge in the domain and of the area. He is very professional and truly care about his customers.

For four weeks the branch staff thinks it's ok to have mice and all the associated issues running round the flat and still no date for when the people will be coming to sort out the issue, very poor. Am sure they wouldn't want this in their own homes but it's ok for people that pay their salaries

Guildford Estate agent winkworth

Guildford Estate agent winkworth. Got shown a property today with my partner and 8 month old baby today. I'm offended you would even think that a filthy student property would be suitable for mt family anyway! Was absolutely disguted that you can show property's in these conditions like that and think its acceptable (and in a pandemic you should be sanitising everything down!) When tenants leave if you think showing a dirty property with dirt and filth is acceptable it is not! Trying to sell a property to me in such disgusting conditions and thinking its okay to show people shows what type of estate agents you would have been if we were to have gone with you. Asked to be taken off the books would not recommend thank god we curved this! Will be telling everyone to avoid this estate agent. Your reviews don't look great anyway even though you deleted my Google one!

I had my flat for rent with Winkworth for 7 years after which they did the sale. The sale was made problematic by a bad conveyancer. Michael at Winkworth did his utmost to push things forward and helped liaise as I was not in the country. The process was very stressful but Winkworth made their part part in the sale go as well as it could. Only recommendation would be for Sales team and Rental team to be more connected for matters like this so each knew more of what the other was doing when converting rental to sale.

I'm waiting to hear back from Winkworth…

I'm waiting to hear back from Winkworth Kensal Rise lettings about why I'm being contacted by the utility provider to pay bills on an account I assumed was closed on my moving out. As a landlord, I pay Winkworths the 'Fully Managed Fee', a level of service for which they state they will inform the utility providers of the new tenants details. My credit rating is at risk as I have ignored emails from the utility provider on the basis that I have paid all bills before the tenant moved in. What is the point in 'informing the utility providers of your new tenants details' if the account isn't closed? I await a response. Very disappointed at what is either negligence or very misleading terms of service (if 'informing' providers achieves nothing of value to me as a client.)

Jonny · 14 January 2021

Agent replied · 28 October 2024

Morning Jonny. I believe that Aaron from Winkworth Kensal Rise has been in touch with you personally regarding the problems you are having with your utility providers. Unfortunately, due to GDPR, quite often providers will not take instructions from a third party or speak with the agent as a representative of the Landlord. Aaron has again attempted to liaise with the utility provider on your behalf however they have confirmed they are unable to do this as you have not given permission. This is extremely frustrating for you as a Landlord and Winkworth as your agents, however our hands are tied on this occasion.

Thanks to Finlay Cook for taking my sale to completion. However, it was a team effort by everyone in the Kensal Rise office. Everyone was very pro-active in marketing my property and keeping me updated on viewings and feedback. Once the sale was agreed, Finlay made sure everything went through and addressed any questions from both me and the buyer. Thank you

Last-Minute Viewing Cancellation

We traveled almost 2 hours for a booked house viewing, only to have it canceled last minute. This lack of coordination raises doubts about the agency's reliability. Agents should excel at arranging viewings, and this experience fell short of expectations. Hope for improved communication and better service in the future.

Typical response from a company when…

Typical response from a company when you have received poor service. Why would I want to contact their office after receiving a call from 'George' who basically tried to lie his way out of the situation. Exactly how do they think they can resolve the situation - the property has now been sold! I also need to mention that in the phone call received after my original post he stated ' I had to inform the vendor that you are in a chain of 9' - this is why the vendor decided to go with someone else - this is a blatant lie as I checked with our agent who provided me of details of our chain which consist of 5!! So not only did he lie to the vendor but also by not allowing the final bids by 10am next day (his idea!!) he deprived the vendor of the 5k offer we were going to make over the maximum stated price because the place was worth it - thats just us what about the other bidders - who knows what they could have offered given the level of interest in this property (which in itself questions their ability to accurately price the property) - given that they had had 10 viewings in two days and the vendors asked that no more viewing be permitted as they wanted to make a decision. My own estate agent was appalled at the service we had received as he considered it completely unprofessional - but then this is a franchise operation - no different than dealing with Mc Donalds!! I'm done with this now!

Appalling unprofessional service from…

Appalling unprofessional service from Poringland branch. Saw a property that was priced with a guide price. Liked the property so offered full asking price only to be told that there were another 4 viewings that day and that an offer had been made but all offers were to be put to the buyer by 10am following day when a decision would be made. Agent insisted he would call to get our final offer at 9.45 and that reading between the lines they were basically playing all buyers to see if they could up the price!. Gave us personal email to contact him if we had any queries regarding the property that we wanted answered before 10am final bid cut off - sent email - NOT EVEN BEEN READ! - N0 CALL!! at 9.45 waited until 11am asked for agent only to be told he was not even in the office!! 10 minutes later get a call from the office (not the agent we had dealt with but someone else) only to be told that the house had gone to another buyer - didn't seem to understand why we were so angry at not being told anything or even receiving the call for final offer. Doubt if we would even have received a call or got any information if we hadn't had chased them. Absolutely appalling unprofessional service by amatures - wouldn't touch them with a barge pole.

One of the worst agency… DONT WASTE YOUR TIME.

I would say one of the worst agency that I worked with. Exteremly unprofessional. They don't even call you back until you called them many times. I have seen a flat with them and I was the first one that seen the flat. I was there after 2 hours they post on rightmove. (This is what they said to me) I have seen flat 2 times and happy to pay deposit straight away. They told me that they will let me know after checking with lanlord. By the way his name was Lewis. He didn't even bother to call me that flat is gone because they have another offer accepted. Very unprofessional. I wouldn't suggest anyone this agency. Don't waste your time.

Unprofessional and disengaged

I bought a flat with Winkworth and decided to try to sell my property through them a few months ago. They seemed quite engaged, up to the stage where I actually signed the sole agent agreement. The timelines they gave me for listing it were not met and clearly just a lie. The one paragraph description of the flat they wrote was laughable - it didn't in any way describe my flat (highlighting aspects such as hard wood flooring and Nest which I do NOT have) and was full of typos - clearly something pulled together in less than 5 minutes. The initial brochure included only pictures of the living room until I called this out. Once on the market, there was basically no interaction at all, no feedback on any viewing, nothing at all. I asked them to remove the listing 2 weeks ago and even that seems like an unmanageable task. I'm waiting until the agreement expires to re-list with someone more professional.

Please take few minutes to read this if you are thinking about renting/buying with Winkworth Shepherd bush. Me and my partner started a 12 months contract for a double room in a 3 bedrooms flat located in Shepherds bush Loftus road 54. We took over a contract previously started by another couple which had occupied the room for nine months. We signed a regular change of tenancy and from September 2019 we started to live in the property, which was shared with two other professionals. The move in process has gone fairly smooth, our letting agent designated was Katrina. We had a couple of issues during the tenancy were we had mould problems within the property, although we had the heating on daily and air circulation was ensured. The agent said the landlord was chased but never got back to us. We ended up buying two dehumidifier out of our pockets. The real nightmare started between January and February 2020, when one of the tenants gave his notice in order to leave the property. As previously done several time( 3 times in the last 3 years) the change of tenancy subsisted in: -giving notice to the agency -notify the landlord -find a new tenant which would have taken over the existing contract after passing referencing checks -PAY for the withdrawal of a new contract -finally move into a different property. Our ex flatmate had the good to go from Winkworth to break the contract( with Winkworth dealing directly with the new landlord in regard of referencing), found a new tenant to replace him and moved into the new property. Once moved out , Winkworth informed the remaining tenants that the landlord, which is someone under the name of "Magnolia LTD" decided they were not longer happy with change of tenants, our flatmate was the BOUNDED BETWEEN TWO CONTRACTS and was subsequently FORCED TO PAY DOUBLE RENT. Our flatmate ended up paying 1600£ for a room not longer occupied. The remaining three of us had the only option to break our existent contract in order to release the tenant already gone and bounded between two contracts. Winkworth tried to come out clean saying that " the decision was up to the landlord",at some point we got asked by our letting agent to vacate the property for few days, move our belongings out in order to do a new inventory , professionally clean the flat and then move back in again with a new contract. We seek advice from Citizen advice , which in the end was not helpful at all, suggesting us to get a legal figure involved to defend our rights. The landlord decided in the end that we had no possibility to reapply for a new contract, no reasons given. Worth saying an inspection was carried out on the 5th of December, when the agent made compliments for the spotless state of the flat. This left us in a situation we had to find a new place to live within the shorter amount of time possible, as our ex flatmate was still paying rent. In all this, the agency shown a massive lack of professionalism and empathy, putting on us regular rent payer a huge amount of stress. This had an important impact on our wellbeing, time and money. To conclude, just few weeks before the agreed moving out date, the letting agent asked us to pay an amount up to 320 pounds to carry out a new inventory ,when nobody previously bothered to do one. We refused to pay this amount, and the agency agreed on this. This finally ended up the 07/04 in the middle of the COVID-19 lockdown and after nearly 3 weeks we were still waiting for our deposit to be given back. On the 27/04 , the deposit reached our account within hours, which is remarkable. Our now ex landlord finally had the courage of Charging us the amount of 250£ for the “issues” listed in the picture attached. Fair wear and tear is expected for a flat rented out 3 years and never redecorated in between? We ended up paying the amount to terminate any sort of contact with Winkworth and the landlord. AVOID Winkworth Shepherds bush Costumers are paying for having a fair service . Agencies are meant to facilitate the renting processes, not to give people stomach ulcers.

Dimitri · 26 October 2020

Agent replied · 25 October 2024

Dear Dimitri, Many thanks for your comments below and apologies for the delayed response, due to COVID-19 we have been unable to access our reviews due to the office closure. We had gone to you in detail on the change of tenant procedure and that the landlord is not obligated to carry out a change of tenant, one tenant had already decided to move presuming that the landlord would be happy to go ahead with a change of tenant. Your landlord had decided that due to the amount of changes of tenants on the property already that they did not wish to proceed with a change of tenant. Your landlord had offered you options you could go down which had been reasonable, they had given you the option to terminate the agreement on a suitable date that had been convenient to all parties involved so you were able to find another property. Your landlord had not charged you early termination fees for breaking the agreement early either. I had dealt with you on this matter closely when you had come into the office and I tried to do what I could to resolve this and keep all parties happy. The inventory check out fee had not been charged to you as confirmed as per the tenancy fee ban we would not charge you this fee, we had put your landlords claim forward in reasonable timing which you all had not disputed, you did have the opportunity to dispute this as your deposit is protected. When the change of tenant had been processed for your tenancy you had agreed to taking on responsibility of the original inventory from the start of the tenancy in 2017 as you had been taking over this agreement and this had been made clear to you. I am really sorry you feel I had failed you, I did what I could to help as much as I could for your situation and we gave you clear options on how to proceed from this. Kind regards, Katrina

Winkworth Shepherds bush are really great. I have rented two different properties from them across the past 5 years and the service is always so professional. Katrina, our current property manager is really brilliant. Always so friendly and super efficient with any queries. We have had a couple of minor maintenance issues at the flat over the past year and they have both been dealt with within 24 hours. It gives us such peace of mind knowing that we have that support there if ever we need it. As long as we are in Shepherds Bush, I can't see us using any other estate agentsPositiveResponsiveness, Professionalism

Winkworth leigh on sea

Winkworth leigh on sea. A bunch of liars and con artists. We rented a flat and asked for a break down of the fees we had to pay and also for the landlords details which were missing. The staff nodded and smiled and yes we will get those for you as we signed the contract and got our keys. 5 minutes later when we asked for them again they said we couldn't have them. Blatantly lied to pur faces. They take so long to respond to problems with the flat and didnt fix the big issues. The place obviously had mould which had been painted over as it appeared after a few weeks of moving but lied when asked about it and later said they think it might have had in the past but they were unaware. They also turn up well over half hour later to an appointment they made to inspect the property upon leaving. Their store was a 8 minute walk to the flat and when we called to see where the agent was, she hadn't left yet despite being 20 mins late already. Avoid these useless people at all costs. It's funny how a company only wants to help you after you leave them an honest bad review. I'm not wasting anymore time responding to such an awful company.

Utter jokers

Utter jokers. They made it so difficult for me when mentioning I wanted to view some properties near Victoria train station. An Indian guy in his early '40s asked me to come to their office, after asking all the irrelevant questions on the planet then showed me a rubbish council flat. I was feeling a bit sick from his car fumes and asked if we could meet at the next property while I was walking. I have never seen him ever since: he simply disappeared and did not even answer the phone. I was too embarrassed to call the office and complain. I gave up on this company, they are just bullies asking to pay for just about everything while they laugh all the way to the bank thinking if you are a single woman with an 'exotic' accent you must be having a low IQ too. Bunch of jokers to be avoided.

Thoroughly disappointed with Winkworth , Brook Green W14 .

Extremely unreliable and unprofessional . I was advised to market my property with Winkworth , Brook Green , Shepherds Bush Road. The owner , Ben, came to value my apartment on Wednesday 7th , he was enthusiastic about getting it on the market next Monday. He confirmed all details discussed in person on an email on 8th , I called in the morning on 9th to reconfirm I was very happy for them to proceed and I then got a call from the photographer who booked in for today 10th at 09.00 am but after 20 minutes he sent me a text saying that he had a double booking and did not offer another option. I tried all day yesterday 9th to find out what had happened and only today at nearly 02.00 pm I got Ben’s email saying that he could not market my property as the situation would not allow him to satisfy my needs. I wasted 3 precious days and think it is outrageous that someone thought to be an established professional, can actually behave like this. Unexpectedly disappointing.
