Kept part of deposit and wasted a lot of time

Blue Residential kept part of my deposit for petty reasons despite acknowledging that we had looked after the property during our tenancy.I didn't challenge it as i just wanted my refund back quickly, since it had already taken several weeks for them to tell me how much I'd be getting back.However, it took many more weeks for the money to be returned to me - I was a few days away from taking it to small claims court.The person I spoke to didn't acknowledge my frustration and every time i spoke to Blue Residential they'd merely tell me that I'd get my refund back in a few days, but when I'd phone back a few days later without my refund, I'd be told it would be another few days. This continued for several weeks.I think you should AVOID Blue Residential as this was a stressful and frustrating experience.

We are always very suspicious about reviews that are ‘name not provided’ as being fake. If you are happy to review us openly then the least we expect is the ability to properly respond to your concerns. This is a matter that could and should have been responded to personally at the appropriate time.We have been trading since 2004 with thousands of happy tenants. Tenants that we communicate with throughout, with tried and tested procedures.The reality is you have taken a tenancy with us without issue, been in the tenancy without issue, and have agreed without challenge to the findings of the checkout. The appropriate time to raise concerns would have been at the time the amounts were mentioned. At this stage we could have gone into further detail, with photographs of our findings and discussed this with you in more depth. If this property is the one we think it is (as we don’t know you OR the property you are referring to by your anonymity), this amounted to £75 for cleaning you had very clearly missed. This was hardly a significant deduction from the full bond which was returned.With regards to the timescale. We were within the limits set out, albeit clearly these were not at your own pace. There is more of a delay as we are waiting, beyond a tenant move out, because of COVID to protect our staff. On occasions, this has involved a fumigation of properties with an appropriate cleaning agent, obviously not at tenants cost. Similarly, in arriving at any costs there is a delay in contractors providing quotations. These are not excuses, but the reality of the current climate. Again, we are not unreasonable in this. We are people, just like you, behind this business.With regards to the ‘petty reasons’ whilst ‘acknowledging that you had looked after the property’ during the tenancy. These are not mutually exclusive. Clearly significant efforts were made to leave it in the condition we would expect. But also, some areas were missed that require someone to undertake cleaning work. There is a cost attributable to someone doing this. Those areas may have been (as we don’t know you OR the property you are referring to by your anonymity) the inside of the oven, the shower area including screens and mildew etc. Whilst you regard these as petty, I am sure that if you were moving into the property they would be the source of much frustration if they had not been properly cleaned.We understand the current climate is stressful, as is moving home, and often this exacerbates what you think. We would however highlight that a 1* review for a small part of your overall tenancy, including moving in, including during the tenancy, including the agreement at the end that clearly you did not challenge, is hardly reasonable. The reviews below this reflect more of who we are. Your anonymity suggests you probably know this as well.

I couldn’t be more pleased with my dealings with the folks at blue residential. They helped me through getting the flat, The paperwork was decisive and very detailed. They have even a month following, helped me with other questions and enquiries that have come up. Their honesty, organisation and friendly demeanour Was such a relief to previous letting agency I’d contacted, and when I go to buy a home in the next few years, I will certainly be calling their sales department. Five stars is not high enough of a rating.

Brilliant experience with Blue! Dan and Carol made the process easy and simple from start to finish. They were accommodating in arranging a viewing at short notice and ensuring the move in phase was straightforward. Shocking, had to leave our tenancy early due to events out of our hands that could have led to health and safety issues and we were seemingly penalised for it. Originally quoted around £200 for leaving early, this were later upped to 475, two weeks before we were due to hand the keys in.. even though they took 480..! Couldn't believe it.. The person I spoke to in the office didn't know the correct price and corrected herself twice.. quoting £400 to begin with.. leaving us short for renting another house and hard up money-wise.. Didn't help or advice in the slightest but just said "take it up with the landlord" Feels like we have been made an example of only because we left our tenancy early due to my partner being pregnant, that could have lead to fall risks on steep stairs, so we had no other option.

We have tried, in vain, to explain a straightforward process on a number of occasions but there must come a point where you accept some responsibility. That said, we take your comments seriously and as such here is an overview. This was simply a change in your own circumstances and your confidence in the property because of that change. There was no issue with the tenancy, the landlord or the property which has now gone on to be successfully re-let. Your tenancy was not due to end until March 2017. You contacted us on the 17th September to explain that you wished to terminate your tenancy early. Your partner had become pregnant and did not feel comfortable with having two flights of stairs. The landlord was gracious enough to agree to this subject to his relet costs being met. This is something he did not have to agree to given the tenancy. We fully understood your choice in this matter and a senior member of staff contacted you and spoke to your partner on Monday 19 September to explain that as you were still in tenancy you would have to pay the landlords relet costs. In essence this would release you from the tenancy agreement leaving the landlord no worse off than he would have been should you have fulfilled your obligations. Similarly from your point of view you would be allowed to released from the tenancy and the obligations of paying rent until March 2017 which would have amounted to in excess of £2,000. The landlord also agreed not to charge you for the days between your departure and the new tenant taking residence which he was entitled to. Clearly from a cost exercise undertaking this benefitted you financially and also benefitted you given your new change in circumstances. Your partner was fully aware and accepting of this. The landlords costs have, and always been £400 + VAT. This accounts for your confusion over £400 and £480 which are essentially without and with VAT figures. Your partner specifically asked us to seek the landlords permission to take the fees from the bond so she clearly understood the process. At no time has any other fees been mentioned. There has been no quoting. £200 is not a fee that we charge for anything. We subsequently relet the property promptly and encouraged the new tenants to move in earlier than they originally wanted to save you yet more rent. Upon securing a new tenant, the senior staff member called your partner to run through departure dates. At that point your partner was reminded of the amount of the fee deduction and the conversation of the 19th of September was referred to again in which she acknowledged that the sum was being deducted from the deposit which the landlord was holding not ourselves. This brings us to your returning the keys, whilst three other members of staff and myself were in the office. You suddenly voiced the first open issue/concern with the amount paid. This is despite all the conversations had with your partner. The same senior member of staff who had spoken to your partner happened to be in the office and explained to you again. This was the third explanation of the fees. At no time has any other fees been mentioned. There has been no quoting. £200 is not a fee that we charge for anything. Positively, clearly you have enjoyed living in the property during the tenancy (prior to your circumstances changed) and your landlord had been a good landlord. Your rent was paid on time and with exception to the deduction for the bond there was no other issues or concerns raised. We have re-let to fantastic tenants who have seen the same positive aspects in the property you originally saw. Ironically the two members of staff that you have give one star to, Carol and Jane, had limited roles in the process !

We all have different houses, we all have different issues, concerns and priorities. The team at Blue were able to manage our issues, mainly that we were away most of the time and did all our viewings. The team kept us updated at all times which gave us confidence that the sale was progressing, I think the hardest time was waiting for solicitors to do the searches when everything seems to go on hold, nothing to do with Blue but they still kept in regular contact. They made a suggestion that we use Ison Harrison solisitors, they didn’t disappoint either. The sale of your house is supposed to be one of the most stressful things in your life, Blue really did take the pressure off. Thank you

I had an excellent experience letting a property from Blue Residential. I'd had a difficult hunt for a new apartment after my current one was sold, and I encountered a lot of letting agents who were accepting dubious offers on properties that hadn't been viewed, booking huge numbers of viewings at the same time and even entertaining multiple offers at once. Blue Residential had none of these problems - they were friendly, up-front, very available for questions, understanding when I was late for the viewing and were generally a pleasure to let from.
