Buyer of property represented by agent

As a buyer of a property represented by a Winkworth agent (Helga), the experience wasn't great. To her credit, Helga was quick to jump on the phone to speak. However, she also seemed to be a step behind the rest of the parties involved (sellers, buyers, and the two parties' respective solicitors), often needing us to update her on the latest with the process, rather than her liaising with the sellers or the solicitors directly and being a step ahead. Predictably, this caused massive stress and almost cost us the house in the last stages of the purchasing process. Worst of all, when asked to confirm things on the sellers' behalf, it seemed almost like she just said yes without actually checking with them, and then had to renege on her 'confirmation' days later. It's unclear whether this was a strategy to get the seller into a more favorable position (understandable, as the seller is her client), or general lack of communication on her part, but it certainly came off as unprofessional and made for a less pleasant buying experience than it could have been.

We have just sold and bought through the Kensal Rise office. Overall we had a great experience, we were trying to complete before the stamp duty relief, which became quite tight, however Gurdeep couldn't have worked harder on our behalf to get things done on time. He went above and beyond and was very nice to deal with... Having used a few estate aagents in the past, Gurdeep has been by far the best. Along with Stuart being very helpful through the process.

Excellent Lettings agency. From start to finish. Great customer service: easy to access and professional staff. Aaron as head of Lettings in Kensal Rise is extremely dynamic. He engages with the landlord from the start of the Lettings process to the end. He ensures the property is in a good condition and is ready for rent; he gives help and advice on how to improve things. Toxic black mould not dealt with

Unfortunately I have had a bad experience as a tenant for nearly 3 years. There is a terrible case of toxic black mould in the property which has impacted my health and my children’s health. They have been reluctant to do anything about it- giving me advise such as “open the windows” and “keep the house at a constant temperature” it’s not acceptable considering they have a duty to provide safe living conditions, which they aren’t doing.

Really pleased with Tom's service as a newbie first time buyer like me. He has been professional, efficient and very accommodating throughout the process. Viewing booked same day of initiation call, offer accepted within two hours of viewing, memorandum of sale 24 hours after acceptance of offer and 3 further viewings organised/ accommodated between offer acceptance and completion with no hesitancy even though he had a broken collar bone. Special mention to Esta too who went out of her way to keep the process moving and completed well within the stamp duty relief deadline! discriminates against DSS tenant…

discriminates against DSS tenant seekers which could mean a number of situations someone is working and part universal credit because of a disability or a child for instance, doesn't matter if you have an excellent rental history or moderate income under 50k, they will just say just say the DSS income is insufficient to cover your rent even when it meets the LHA allowance. They wont bother to do any further maths baring in mind that the main tenant who is working is pay the majority share of the rent, their snobbery and discrimination is a major contribution to the housing crisis, I really think Estate agents need to be made to have a duty of care as they deal with a lot of vulnerable people and just sometimes not able to cope with the home seekers or have any empathy, hope the RRB will cover that aspect of housing

Both Ajay and Nishi have been tremendous in their approach to the task of obtaining a good tenant when our Property was up for renting again . Ajay suggested repair work where it was needed , using common sense and saving monies as and when it was feasible . Nishi had worked tirelessly to ensure that the whole process went smoothly . This required discipline, constant effort and faith and confidence . Winkworth is a great company . Nishi has worked selflessly and is a ‘ live wire ‘ . This company has automated viewing booking system from its website. They have the earliest time set as 9 in the morning and the opening time shown on their website is from 9 am as well. However, when I drop by for the viewing, there was nobody, and the auto message from their contact says they'd open from 9:30 only.

My initial valuation went really well - one of the directors came to see the flat and was extremely professional, friendly and knowledgeable. Aside from the excellent photography, this is the only positive thing I have to say about my experience with Winkworth. As soon as my sale was passed on to the office team, things went downhill. Viewings were held by different members of staff, there was no continuity, and on a couple of occasions it was clear staff had not even done basic research into the property (one called me up after a viewing to ask if we had recently renovated the flat - this information was included in the Rightmove description. We had done a complete refurb - a fact I think that prospective buyers would definitely want to know).Calls weren’t returned, communication between staff and from staff to myself was consistently poor. I didn’t feel like the main person in charge of my sale had a good grasp of the process and perhaps this was due to being new. My buyer felt the same and eventually we started emailing each other directly regarding the sale, as it was so much easier than dealing with Winkworth. I honestly felt like I wasted thousands of pounds and could’ve got the same result with purple bricks.

Winkworth Kensal Rise - honest, responsive and practical

We first bought our property from Winkworth Kensal Rise in 2014. There were two properties on the same street and by comparison our Winkworth agent was up front, transparent and reliable. Fast forward 7 years later, we have let our property through Aaron again at Winkworth Kensal Rise. Again, Aaron and his team have been honest, practical and responsive. Extremely happy with my experience with Winkworth. As a first buyer, I entered into an area I had my heart set on for a long time. From the start Mauro conducted himself in a very professional and friendly manner, whilst also giving me considerable time. I did not have a broker or solicitor at the time and after the recommendations from Mauro I decided wisely. I can not speak highly enough of the hands on approach from both in getting the job done, leaving no stone unturned. In a difficult time with regulations changing choosing the right people is absolutely critical. I am in no doubt that without the help and support from Mauro and Winkworth right from the start my new home would not have become a reality. After initially dealing with Mauro I dealt with Guy who again followed the same path as Mauro in his help, support and professional attitude towards getting it done. At no stage did I ever feel like I did not have the time or support from these important people.
