GoogleFirst off they were advertising a studio for renting as 1 bedroom (no windows or doors, just a wall near the bed). They called me that the landlord is happy with my details and rushed me to sign the monies breakdown doc, so I signed it after I double checked the flat size was okay for me to work from home. Then there was a Christmas break and I didn't hear back from them for 7 days. After I attempted to reach them that I received the below message from them.
Unfortunately the landlord has agreed to go with another offer as he understood that you were still continuing to look at other properties
I was travelling so I emailed that I would like to take the flat, but I found it odd that they sent me a docusign form from the same address but only told me it's not available after a week from different email address. I don't recommend this agent to tenants.

I am sorry that you have felt the need to write a negative review about your experience with our Greenwich Branch. Your offer was ultimately declined by the landlord; however this was not due to our best efforts to try and secure it for you, I will briefly explain to clarify;
The landlord was willing to accept the asking price to offer you made to rent the property when you first viewed it based on the information provided. You then advised that you were not ready to commit to proceeding further and requested to view the property a second time. Upon viewing the property for the second time you advised us that you would like to proceed to the next steps but that you also had one other property to view. We advised you that you would need to decide swiftly as there were other applicants interested in the property. However, we promptly sent you the initial monies breakdown document and requested that you pay an initial sum of one weeks rent to secure the property.
Some 8 days after first viewing the property and three days after requesting it, we had still not received the requested one weeks rent from you to secure the property. In the meantime, another tenant put forward an offer that was acceptable to the landlord and paid one weeks holding deposit to secure it within a few hours of their viewing.
I hope this helps to clarify the circumstances leading to your tenancy application being rejected.

On checkout Truepenny’s acknowledged that we left our rental clean but still insist on a £300 pound professional cleaning fee - tenants have been alerted to this unscrupulous behaviour and I am shocked that Truepenny’s perpetuates this ‘fleecing of tenants’ practice. Be cautious when dealing with this company, over the duration of our rental there has been poor response to maintenance issues with no compensation for clear incompetence in attending to repairs punctually.

The dispute over the £300 retention is between yourself and the landlord, not Truepenny’s. Unfortunately, landlords and tenants often disagree on the condition of the property and the cost value to make good when keys are returned.
This is precisely why the adjudication process was created, it ensures a fair and just outcome for all parties involved in disputes of this nature. The monies will be awarded (in part or whole) to either yourself or the landlord, we have no vested interest in this matter.

I viewed a flat for sale through Truepenny’s back in January. The first question I had for the agent showing me around was why the seemingly reasonably priced property was still on the market. I asked if the commercial units in the vicinity had any bearing on that fact it hadn’t sold and if there would be any issue in getting a mortgage on the property? The agent said it was nothing to do with that, just a slow market at the moment and then lied through their teeth, assuring me “there would be absolutely no issue in getting a mortgage”. Fast forward a few months, mortgage repeatedly rejected by the more lenient high street lenders. I email the ‘sales progressor’ to update him, letting him know another mortgage application has been rejected and the following morning I find the flat is back on the market! Not so much of quick check with me that I wanted to pull out of the purchase. The flat is now on the market again, with no warning to anyone that you can’t get a mortgage on it. And I’m £1000 worse off because of Truepenny’s blatant lies.

I have looked into this matter before responding.
Mariem is a very highly regarded property manager with many years experience, your review is libellous, misdirected and unacceptable. Truepenny’s have no involvement in the issue you have raised!
Your security deposit was lodged with the Deposit Protection Service (DPS)- an independent, government approved scheme. The deposit return is still ongoing with the DPS.
According to the 3rd party check-in and check-out reports, the flat was returned to the landlord in a state that was a lot worse than how it was received.
In section 2.28 of your tenancy agreement it states that you should take precautions to keep the property in the same condition as you found it.
This has been explained to all parties in various emails and several phone calls.
Section 1.25 of your tenancy agreement states that deposit monies owed will be refunded to the lead tenant.
You must understand that even though you are three individual people, the law in the UK treats the tenant/s as ‘jointly and severally liable’ which means that you are essentially one. I understand that there have been issues between you and your co-tenants. They need to be resolved between yourselves, it is your responsibility to come to an agreement.
Giving us a one-star reviews is an incredible shame, it is misguided frustration at the wrong party.

Mr Vella - thanks for your response and it's specificity. I realise I could have been more specific with my review!
As I tried to make clear to multiple employees in the Greenwich branch, I have no hard feelings about the practice of a multiple bid situation occuring after an offer has been accepted. It may be ethically dubious but, as your agents made clear, it is perfectly legal. Based on the content of your reply, it seems like that message still hasn't made it's way through...
Instead, what has bothered me is that Hayden and/or Wallace appear to have fabricated details of the situation in an attempt to justify the above practice.
After being told that my offer would be "un-accepted", I expressed my concerns about a bidding war starting. Hayden admitted that there had been two competings bids (from the same buyer) to mine earlier in the day before my offer had been accepted. Hayden reassured me that the value of those bids (the 1st of which he revealed to me) meant they "probably weren't able to stretch much higher".
I expressed my frustration that I hadn't been told about those competing bids when my offer was accepted, but agreed to raise my bid after reflecting.
I was later called by Wallace, who made no reference to that bid and told me that I'd be asked to offer my "last and final" bid - another common practice, yes, but one that is designed to heavily profit the vendor and the agent - whilst he defended Hayden, saying he "had no reason to believe that the other couple would have revised their bid after my offer was accepted".
A day later, when Wallace called me to say my bid was unsuccessful, he chose to claim that there had never been any other offers and that he was sorry for my confusion.
Direct contradiction Mr. Vella. You can use the grey area of real estate law to justify practice which favours yourselves and your commissions, but don't justify lying to me.
