Great service from a friendly and professional team!

Great experience selling through Truepennys Lordship Lane! From beginning to end the team worked HARD on this transaction as we had two first time buyers pull out due to economic conditions. Despite this, Alex, Wallace and Connor were consistently on hand to offer guidance and support which was very much appreciated. Communication was good and it was always easy to reach someone which makes all of the difference. Super friendly and supportive team that I would highly recommend!

I was actively looking for a three bedrooms in late last year to January when I came across Truepenny's Estate Agent, Greenwich in mid January 2023 on Zoopla. I called and Valencia picked up and told me someone is already undergoing referencing for the same property, however, she will reach out to me if anything changes. Trust me, I didn't believe her. Few days later, she actually did got back to me and my renting process began. Since that very day till date, the team has been really supportive, they carry you along with every stage of the process, and are willing to assist where needed. I didn't know renting could be this fun until I came across Truepennys. Thank you Valencia, you're such a sweet soul. Mariem, I cannot appreciate you enough for all the support and understanding. I highly recommend Truepenny’s. Million thanks to Valencia Josephs who did a great job. She was very approachable and helpful throughout the process. She is also knowledgeable about the area and she shared with me some of her thoughts and opinions which I appreciated a lot. The process and handover went smoothly. Thanks to Valencia - she truly is an asset to the team. If ever I’d rent again, or buy a property in the area, I’ll go to Truepenny’s first, look for her and enquire. Every time I have concerns or queries, she helps me without hesitation. I remember an agent from a different letting agency in Petts Wood as I was expanding my flat hunt and our experience was unpleasant. Firstly, the agent broke the house key as he tried to open the door of the property, hence had to cancel the appointment and asked us to reschedule which was annoying as I was so busy, only to find out that he took us to the wrong property (I went to the right property but was told initially that it wasn’t the right one). Secondly, he had this vibe that he was not enjoying his job. He didn’t even care to show us around. We showed ourselves around the flat instead. Even if we liked one of the properties he showed us, we decided not to make an offer because we felt that he didn’t deserve to get some credit as we didnt feel valued as his client. Luckily, I did not experience the above with Valencia/Truepenny’s. Also, when we visited their office to submit our proof of ID/passports, everyone there was so nice and accommodating. As for Mariem, our property manager, every time I have queries, she attends to them promptly. I feel great about them so far. I know that I can trust them and that they will do everything to assist me because they value me. Thank you Truepennys Greenwich. Keep up the good work. I hope you continue to help prospective tenants or home owners to find their new home.

Had the most horrendous treatment from Senior Consultant David Caruth. All interactions were blunt and borderline rude, and initially of no consequence to me as it’s the property I was interested in. I came in from Amsterdam especially to view this property, he first asked me “can’t you come earlier” - I offered him several dates and times, and he confirmed 3pm on Monday, today. I arrive at the property, try David on the phone twice - it was off. I phoned the office, his colleague complained that his calendar is not viewable and confirmed he was out. He phoned me back a few minutes later - no apology, no acknowledgement of the error, but full of disrespect and attitude. claiming he never confirmed the appointment and doesn’t have access to the unit. He kept repeating it as if I was hard of hearing or something, argumentatively, claiming it was my fault somehow. If you’re trying to sell your house, you’ll never be able to with David and if you’re trying view a house, don’t bother - you’ll receive abusive treatment from David who will waste your valuable time without consequence! Please avoid Truepennys for your own piece of mind!

Unreasonable deductions and unprofessional behavior

The landlord initially agreed to let us rent the property for £2,300/month, but at the last moment, after we had already prepared to sign, he refused to proceed unless we agreed to pay £2,500/month, leaving us no choice as we were students about to be without a home. We paid a £2,884 deposit to the agency and hired professional cleaners (£200) when moving out. The landlord then brought someone along and claimed it wasn’t clean enough, charging us another £160, even though the issues he pointed out had already existed when we moved in. He assured us at that time that no more deductions would be made and the deposit would be fully returned. Afterward, he blocked me and ignored all contact. Months later, when I pursued the matter legally, he suddenly claimed additional damages for a mirror that was already broken before we moved in, and the agency failed to provide proper check-in photos to protect us.

Negative experience with seller-oriented agency

We started the property viewing in SE24 with a very positive experience. Everyone we spoke with at Truepenny’s was a delight. Made an offer but was asked to go higher, which we did. Offer accepted, however, right before the completion weekend, we viewed again and it’s full of cracks throughout the flat - learnt the property is damaged, two walls are subsiding and two surveys suggested monitoring until 2024 as underpinning would be expected.Discussed with Truepenny’s and got advised that insurance will cover it without any evidence of this being presented. When researching house subsidence, it is advised that subsidence decreases the value of a property from between 20% to 25%. Proposed 20% off but got told all the seller would offer be £2k off (less than 1%) which was unbelievable. Tried to close the deal as we had come this far, going down from 20% off to 13%, but Truepenny advsies 1% off is the maximum or they will cover the cracks and put it back on the market. We were shocked to hear this as two surveys suggested to monitor until 2024 and not fill in the cracks but they wanted to hide the cracks so they can carry on selling.Management team did get in touch asking if there is room for negotiation but we told them the maximum we can go is 13% is the max we can do so as to try and meet the seller in the middle. Truepenny’s then stopped replying and ignored our emails. We think they’re very seller-oriented firm and now we wonder if when we first viewed the property it had already had the cracks covered over anyway. I would strongly advise anyone to do a homebuyer survey before purchasing in case something has been hidden on purpose . After wasting 5 months and nearly £4k this experience ends very badly. It was such a shame as we thought they were brilliant in the beginning but now we would definitely not recommend Truepenny’s.

I almost moved out of the apartment but since she took over the management of my apartment, it has been smooth sailing.
