GoogleI sold my apartment through Greenwich Peninsula Sales and Lettings. Throughout the process Stuart and Ignazio went the extra mile in overcoming the various hurdles that cropped up. Being an overseas seller, their willingness to chase solicitors, the management company and even the buyer to obtain documents was vital in ensuring a timely conclusion of the sale. Highly recommended!
Property Manager Denise has been amazing! Responsive, very capable and always ready to help with sorting any issues during the flat rental. Thank you very much to you and the rental team!!PositiveResponsiveness, Quality, Professionalism, Value

GoogleUpon moving in, we found a few pieces of furniture that were broken and when we questioned the woman who was checking us in, she said this was an accident after she had attempted to move it. There was no offer to replace the furniture or even an apology. I found a few issues with the property and attempted to contact the property manager on several occasions via mobile and email. Me and my partner both attempted. It took several weeks to get a response from her, on occasions she would outright ignore our emails and only reply once we escalated. Our issues were never resolved. Not surprisingly, she only got in touch with us once when our rent payment was a couple of days late due to issues with my standing order and regarding our tenancy renewal. She seems to only be available when it is convenient and beneficial for her. Maintenance is appalling, the hallways and lifts are always littered and unclean. Security is very lax, anyone can gain entry to the building anytime, on event evenings it's pretty much open to everybody and anybody. Random people will be in the concierge areas helping themselves to resident spaces, often drunk and high, or both. The area gets extremely busy and it is totally unregulated. There also seems to be a lot of illicit activity happening in the areas in the late evenings, with cars being parked outside the buildings and certain activities occurring. The apartments are beautiful, hence the 3 stars, overall it has been disappointing.

GoogleJoe is the best letting agent I have ever had. When I first began my search for an apartment, Joe was my guy. I initially didn't choose the apartment he had but he assured me that if there would be another apartment, he would reach out.
He was the only agent to reach out to me in this current competitive market of the UK. I knew it was meant to be then with Greenwich Peninsula. After multiple hurdles and back and forth with apartments, Joe was able to pull through with more options. He is extremely smart and does his job well. He could tell the differences between apartments that would sell immediately vs. those that would take time/would become more competition. And tbh, that saved me so much time and headache once I chose the apartment he suggested I get on quickly. Also, Joe listens and cares, which I feel is really important in a letting agent. He also could feel what I wanted in an apartment instantly, so that is just to say Joe is pretty intuitive aka an important attribute to have when looking for an agent. Truly, Joe knows what he is doing and anyone who wants to lease or buy an apartment here, talk to Joe. He is the greatest of all time!!
Thank you, Joe, for everything. I will always remember your efforts!! Everyone - ask for Joe Pinnington when you contact Greenwich Peninsula! He should be promoted higher because he is not only awesome, but excels in his job. You're the best, Joe!

GoogleWe moved into our rented apartment a little over 2 years ago and I still recall the day Antonia showed us a selection of apartments we could rent; she was amazing on the day taking the time and care to ensure all our questions were answered and our needs were considered; her quality and understanding shone through as the last apartment she showed us was and is still the one; a massive thanks for this Antonia!!
Prior to moving in the pandemic hit and Antonia was in constant contact with us to ensure everything was still going smoothly (and checking we were ok).
Suffice to say we have no intentions of moving from our current apartment as the apartment, location, amenities are all class so a huge thanks to Antonia for sorting this out for us.
On the topic of Antonia, she is pure class, her attitude, positivity, enthusiasm and dedication are a credit to her and GP Lettings.
My wife (and occasionally our daughter) bump into Antonia on the Peninsula and she always has time for a quick catch up and chin wag.
I cannot recommend her highly enough, she is awesome at her job.

GoogleI have very much enjoyed living at Greenwich Peninsula. The rooms are spacious with riverside and city views. Residents have access to a top gym facility, a stunning heated pool, and panoramic rooftop views. Nearby is the O2 with its amenities,
the Jubilee tube station and multiple scenic parks.
Most of all, I would like to note GP Lettings and its staff. The lettings agents are amazing (thank you Antonia and Ricardo) and the concierge are friendly and always helpful. I am particularly grateful to Rebecca and Sam for their professional expertise and support. It made all the difference to me in a very challenging time. Thank you Rebecca and Sam!

GoogleI recently completed the purchase of a property through Greenwich Peninsula. Having viewed more than 30 other properties and met numerous agents, I wanted to emphasise that the GP sales agents are the most professional I've come across. In particular, Ignazio Maniscalchi and Stuart Baillie have been amazingly helpful from the very beginning.
Ignazio is very attentive, informative and dedicated. During viewings he's very patient in answering my questions and would always follow-up afterwards in a speedy manner. He also very kindly showed me around upon completion.
Stuart is very responsive and clear in his communication, supporting me throughout the process from the point of offer, which includes dealing with difficult solicitors and always keeping me updated, undoubtedly alleviating my stress throughout the process.
As a first time buyer, I'm glad I have this very professional team to support me.PositiveResponsiveness, Professionalism

GoogleRatings is for the flats on offer, not the process of letting a flat.
Poor management of buildings and little accountability taken.
6 months and counting ongoing battle being chased by debt collectors for a parking fine when I had the right to park in parking bay used - parking management is apparently not with building management so brake down of communication to fix.
People use building lobbies while waiting for taxis after O2 arena events, no security to remove. Some of these individuals have proceed to go up to the various floors and walk around. Understand there is a video on YouTube of some of the 'adventures' to the roof of B5. The O2-event individuals proceed to use the coffee machine in the B4 lobby and then leave it empty for residents to use the next morning. When the coffee machine broke, it took over 2 months to get someone to fix it.
The lifts break down a lot, which is an issue if its the one lift per building which goes to the basements to access car park / the bins / some amenities.
The steam room by the B2 swimming pool was out of order for a month, and rare actually manages to generate some steam when working. The ventilation above the pool often has a bad smell to it and makes swimming unpleasant. The shower in the male changing rooms has a leak into the flat below and has been out of use for over 3 weeks now.
Despite emails, windows never got cleaned - in over 12 months. So looking through dirty out of your flat windows.

GoogleFletcher from Greenwich Peninsula Sales team was outstanding throughout the sale of my flat. He made the whole process smooth and stress-free, always available for updates, honest, and proactive. He recommended a great solicitor, helped speed up the legal work, and was a fair, effective mediator between me and the buyer. Not pushy, great at negotiating, and always focused on getting the deal done. Highly recommend him to get Sales done!

GoogleI have had an incredibly frustrating experience with Greenwich Peninsula Lettings Limited regarding the return of my deposit for Flat 1202, 2 Cutter Lane. After moving out and arranging a professional cleaning service through Clean Up Services at their recommendation, I was met with constant delays in communication and unacceptable rudeness from Sam Aldred. This unprofessional and accusatory attitude is not what I expect from a high-end property management company, particularly one backed by Knight Dragon.
Despite previously positive interactions with staff like Antonia, my recent experience has left me deeply disappointed. After checking out on Sep 19th, my £3,576 deposit was not returned, and my numerous emails and requests have been ignored. It feels as though I have been ghosted by the very company that should be safeguarding my interests.
To escalate the situation, I was forced to initiate a request for repayment through the tenancy deposit scheme, but I have yet to receive any response. The property management team's failure to resolve this issue in a timely and respectful manner has left me stressed and frustrated.
While the apartment itself was okay, the overall level of service has been sub-par, tarnishing what could have been a positive experience. Many tenants have reported similar frustrations, citing unresponsive maintenance teams and unexplained charges.
Additionally, I have noticed a sudden and unreasonable increase in rental costs, which has further compounded the disappointment with their management practices. It’s a shame that such a promising development, with otherwise high standards, is let down by poor property management. I would strongly advise prospective renters to think twice before engaging with Greenwich Peninsula Lettings until they significantly improve their customer service and processes for deposit returns.
EDIT AFTER DEPOSIT DISPUTE RESOLUTION:
After a deposit dispute with GP Sales & Lettings, who initially requested a £746.55 deduction for damages and cleaning, the TDS resolved that a fair deduction was £250. I strongly advise and encourage tenants facing similar unfair deposit claims to utilize the TDS resolution scheme.

GoogleRecently we sold our rental flat via The Greenwich Peninsular team, and Joshua Price who handled our sale was a pleasure to work with, not only did he negotiate selling our flat to the sitting tenants, he also was key to the process moving along swiftly without any setbacks. The team also managed the process of getting tenants into the flat since 2017 including managing the tenants even when the flooring had to be replaced, they took care of everything for us and I would highly recommend them for any rental or sale needs. 5 Stars!

GoogleI've been with Greenwich Peninsula Sales and Lettings for almost a year now, and I can confidently say they are the best I've ever worked with. From day one, when I was looking for an apartment to rent, they were quick to respond, clear in their communication, and always eager to help. Their honesty about the market and the properties they showed us was refreshing, and everything they told us back then has proven to be true.
The Lettings team is truly outstanding, and anyone would be lucky to work with Antonia, she has been incredibly supportive throughout. After years of moving and working with various agents, I can say without a doubt that this team stands above the rest. I always feel like they are there for me whenever I need them. Highly recommend!

GoogleTOTAL DISASTER.
SUMMARY: GP Lettings let our flat to a fraudulent tenant, rent not paid and property severely damaged costing £15k+ to date. GP Lettings denied any wrongdoing and still took management fee off our own insurance pay-outs and denied us any compensation.
GP Lettings let out our 2-bed flat in Upper Riverside. One week after the tenant moved in, GP Lettings informed us that the tenant was a fraud (obvious false passport ID, payslip, employer details, email etc.). In our contract it clearly stated that GP Letting is responsible for finding QUALIFIED tenants for us. And we took this tenant based on their strong recommendation.
The development management company found that the tenant listed our flat on short letting sites e.g. AirBNB, and threatened to sue us for breaching the lease.
The tenant stopped paying rent one month after moving in and carried on using our flat for profit. We confronted different individuals at each inspection conducted by ourselves.
Since then, we have started the long on-going struggle dealing with the situation, going through the court eviction process, and spending large amounts of time dealing with law firm, property management company, insurance, council, police etc. and taking out regular inspections ourselves.
This has become a stressful full-time job for us, together with the stress added from keeping our finances afloat due to the impact of rent arrears.
Recently, there were parties hosted with over 50 people in our flat reported by neighbours to the police on multiple occasions, and as a result our flat has been damaged badly, e.g. burnt floor etc. costing £15K+ based on the quotes we acquired from suppliers on a like for like basis.
To add to the situation, when it first happened, I was pregnant, and now with a new baby. The rent income was supposed to be my main income during maternity leave, but now is our source of pain. I need medical support to deal with mental health issues as a direct result from it.
For the whole time GP Lettings has denied ANY wrongdoing.
To add to our pain, when our insurance company finally started to pay out the missed rent (we bought the insurance ourselves and NOT part of the agreement with GP Lettings), the insurance company made the mistake to pay the amount to GP Lettings directly for the first 5 month lump-sum (this was then corrected for the following payments, which will be paid directly to us).
GP Lettings took off their ‘management fee’ from our insurance payout before transferring it back to us. When we challenged this, they said if they do not take it off, we would be benefiting from this situation financially. And they added that it is better for someone to occupy our flat so we can claim the insurance than not, so we should be grateful for it.
This is like rubbing salt to our wounds. Who would want to be financially benefited in this way, no mention this amount is no way near enough to cover the damage? And why would having a fraud of a tenant damaging our flat benefiting us when we otherwise could have let it out normally?
After lengthy conversations, GP Lettings only agreed to refund half of the management fee taken, and as ‘compensation’ they offered us a small discount on management fees for the next tenancy.
To my knowledge this is not ‘compensation’ and I have no idea why they think we still want to work with them when we are still in big mess created by them?
And not surprisingly, they again denied any compensation to our financial loss and damage caused to date.
This case is still on-going. I am writing my honest feedback just to warn fellow landlords and hope no one else will experience the same great pain and loss.
This experience had a huge impact on what was supposed to be a super happy year as a new mum, and I do not want to this to happen to anyone else.NegativeProfessionalism

GoogleJust wanted to shed some light on Amy Zhong post and the ordeal she and her family has and having to still go through! Living and owning a property in Upper Riverside I have seen first hand the disturbance and also the damage that was done to their property. The lack of compliance that was done by Greenwich Peninsula Sales and Lettings is ridiculas and amateur. Was actually considering using their services to rent out one of my property but thank goodness read Amy's review.
