GoogleWe cannot speak more highly about our sale experience and are so grateful for the work and effort the team at M&M Gravesend put into making the whole process simple, seamless and enjoyable. Special thanks to Richard, the super Sales Manager who went above and beyond throughout for us. He was always professional, realistically guiding and advising us accordingly, whilst keeping it friendly and welcoming. We couldn't have asked for a more down-to-earth, genuine, stand up guy to support us. We were enticed by the professional and convincing pitch right at the very beginning, and even though the fees were higher than others, they couldn't have been more worth it and have well earned it. They were realistic about this from the start and worked for every penny, so they are easily more than competitively priced given the level of service. From the get go all the sales team came to view our home so they could all represent it well, and their practices and policies aided an optimum selling process. All the team were very welcoming and friendly wether it be face to face or over the phone. Very informative and responsive, nothing was ever too much trouble. The entire team were just so relatable and caring. The whole sales team couldn't have been more complimentary about our home so we were comfortable in the knowledge that we could let them get on with selling our home, confident that they would do it justice. The proof is in the sale as we were able to sell for well over the asking price, which mean't we were able to afford our dream home thanks to the work of all the M&M team. Ultimately we would recommend M&M with the highest of regards, and if Google would allow it, we would give a higher score than 5 stars. GoogleWe have recently finished a tenancy which lasted 3 years, paying good money around £42,000 in rent during which time we had repeated issues with our address requiring builders/workman doing work there. One is good, a guy called Adam. The rest the work either wasn’t done properly or wasn’t done at all. One building company just let themselves into our garden when we were not at home to take their scaffolding down. This involved unlocking the gate from the inside. They use on the whole not very good contractors who don’t even contact you to say when they are coming. On the whole we found M and M did not take our issues in the address seriously, are very quick to put the blame on you, especially around mould, and couldn’t care less whether you spend your money cleaning it/painting it. And in our view knowing that the mould was there and there was an issue before we even moved in. We then left recently and it took 3 weeks for the landlord to be chased up to sort the deposit out, despite being in a global pandemic and being essentially homeless. M and M are very quick to rid themselves of any responsibility, essentially being told it’s between you and the DPS The only person who takes any responsibility is a guy who does repairs/work called Adam. He is great, treats you and the property well and is everything M and M aren’t. We would not recommend using M and M if you want a hassle free rental. They also make it difficult even when there is a global pandemic. Any issues will not be resolved promptly, so get used to having to chase them up.NegativeResponsiveness, Quality
Dear Andy, I am sorry you should feel this way - we have never received a complaint from you throughout your tenancy. I am pleased that you were happy with our contractor Adam. Having looked back through your tenancy and all the associated notes I can see that all reports of maintenance were dealt with. With reference to the mould you mention you reported an issue twice and on both occasions action was taken and works were completed. There were no further reports of mould. I also note that there is only a mention of ‘slight mould’ in our check out report. Regarding your deposit, the safety of our staff, contractors, clients and the general public has been our priority during these unprecedented times. We have therefore tried to maintain an efficient business operation whilst strictly adhering to all available government guidance. I note that your check out was booked 3 days after you returned your keys (we operate a ‘three-day void period’ before access can be made based on results from research that has found the Coronavirus can still be detectable on surfaces for up to 72 hours), you were advised of this timescale via email and we kept you up to date throughout the process. We did need to obtain quotes for works required so deductions could be made from your deposit. Acting on our Landlords instructions an amount was requested from your deposit which as you correctly say you were entitled to dispute directly with DPS. Unfortunately, we are not able to assist in this matter for reasons relating to a conflict of interest with our Client, the Landlord. I note that despite you mentioning how ‘terrible we are’ once you had been served notice you still wished for us to be your managing agent and applied for another property through ourselves, an early release date was then negotiated for you, at which point your situation changed and you then withdrew from the process. I am sorry that you feel this way, however I feel that a 2 week and 1-day period to make applications to the DPS at the height of this crisis is not unreasonable. We have tried incredibly hard to keep our processes working efficiently and agree that it is important to ensure that our tenants receive any monies due promptly. Whilst I appreciate how stressful these times are, I felt that it was important to clarify our actions to ensure that the wider public understand the full picture.
