This is a great Estate Agency imo, the whole team are professionals; knowledgeable, helpful and friendly, they made me feel like I mattered. From the first valuation to completion they were there, being supportive and reassuring, particularly as a first time seller it can be a very stressful experience but they always offered practical advice, which reduced my concerns. Dishonest and unprofessional. I paid £360 tenant fee to this agency when I moved in and they didn’t bother to do a proper inventory or to check the tenancy contract for errors - this is a big part of what I was allegedly paying for with that fee. At the start of my tenancy they provided a written inventory which conveniently didn’t mention the existing visible damage e.g. damaged cupboard doors, marks on walls, previous water damage from shower. I noticed several omissions and emailed them photos which they noted. After pressing them for 3 weeks they finally sent me the photo inventory however the photos were really poor quality - tiny blurry images on a PDF, not even the image files. I didn’t get the image files until nearly the end of the tenancy. When time came to move out, they had made a number of errors on my tenancy agreement which led to a dispute with the landlord. I signed a 12 month tenancy but due to the errors, the landlord tried to claim that the tenancy terms prevented me from ending the tenancy until the end of the 13th month. I queried this with Belle Vue and rather than admit they made an error and the tenancy was faulty, they doubled down and claimed that it was intentional! A 12 month fixed term tenancy means 12 months. Any sneaky term which tries to force a tenant to stay for longer than the fixed term is definitely illegal under unfair contracts laws and would be totally unenforceable. It was my right to leave at the end of the 12 months and I gave exactly 1 month notice for this. I had a solicitor look over the contract who confirmed this was the case. Landlord Mr Kelly made my life hell trying to demand the 13th month rent from me, then trying to make claims for imaginary damages. He refused to give a reference for my next landlord even though I paid all rent and bills on time and there was no damage to the property. Nearly 3 months after moving out I finally have my *FULL* deposit back from the Deposit Protection Service after I showed them evidence that there was no damage to the property. I recommend you think twice before dealing with this agency. Their behaviour was extremely unprofessional and they tried to mislead me about my right to leave. They provided a poor quality inventory with lots of errors, which seems like an effort to shift the onus to note damage into the tenant. Ultimately letting agents will side with landlords as they rely on landlords for business. If you’re taking a tenancy with this agency, take detailed photos of EVERYTHING. I would have reported them to the UK Association of Letting Agents as they display the logo on their website, however when I’ve searched on the UKALA website’s member list they aren’t listed on there...

Recently moved into my new home this week after after 13 week delay also losing out on a new build property and about £1500 spent on furniture, paint and so on for our new home. We were due to move and fell through 2 DAYS BEFORE WE WERE DUE TO MOVE. 2 DAYS. House all packed up bills cancelled EVERYTHING. Along with it my wife 6 months pregnant. They know the reasons why I lost my new build because of there incompetence and a lack of a sales progression team and utter useless work ethic.. stay WELL WELL AWAY FROM BELL VUE ESTATE AGENTS..NegativeQuality
