Still have received my deposit after 3…

Still have received my deposit after 3 months of vacating one of reed Rains properties. I have gone through mydeposits Dispute and the agency was ordered them to pay back the deposit a few weeks ago, but no payments have been made. I have made complaint to the property Ombudsman and the national trading standards estates and letting agency team, in preparation to take it to court. I don't understand why they are stalling and the constant lies whenever you speak to someone on the phoneNoma

0 stars or less. Complaints department is pretty useless. Unfortunately I don’t think there is a complaints procedure about a complaint against the complaints department. Woman answered like a teenager with a bad attitude sounded immediately like she was up for an argument, to call her a manager in this field is degrading to those who are that actual profession. Had a lot of wrong information. Not professional, being advised that my out look on life needs to change and simply siding with the landlord on every front no professional phone etiquette. Being told my complaint to save £100 was ridiculous, Completely uneducated in contract law, but adamant that she was correct and everything I did say that was clearly correct got responded to with a ‘yeah, but…’, no sign of taking responsibility,admission or apology when they are incorrect about something. Not sure if she has been trained in how to deal with customers with complaints, almost as if she expected me to be happy about making a complaint. Needs further training.

Never again

Requested repairs to the property that I was renting in multiple occasions, never happened, and currently 3 weeks after moving out and still have not received my deposit back and can't seem to get a straight answer. The flat was dirty when I moved in, I cleaned from top to bottom when I moved out including shampooing and wet vac to carpets. it was way cleaner than when I moved in. Yet still won't return my deposit. Leaving me struggling to pay my bills, fuel my car and buy food.Thanks for putting me in this situation.Plus when the flat was for sale whilst I was a tenant, I found out when they booked a viewing! I wasn't even informed it was for sale.*Update*Further information provided as requested and no response from them since.

The worst company in the UK

If there is a minus one million star, I would definitely give it to Reeds Rains, which is the most gross company in the UK from the start of the universe. How tolerant the britons can be to let this kind of company last for more than 150 years. After I became a tenant, the emails from them read like it was from a concentrate of Adolf Hitler, Vladimir Putin and Kim Jong-un. I have requested to add another name to my renewed contract. After 6 months they told me they forgot it and asked me to provide the info about the name of my renewed contract so they can carry out some other procedures (Yes, still not care about my request). Three days later, their aggressive and unprofessional staff blamed me for not providing information and threatened to make it worse. I f**king have a life,I am not some simpy who checks email boxes every day just for your emails. Of course I replied aggressively as well. And they didn’t offer any apologies. Well, it is not worth complaining like this if the story just stops here. Months later, their regular inspector came and inspected this house, which was smooth and there was a small issue. The inspector didn’t mention it needs to be replaced, and all I need to do is to use bleach to clean it. However, another aggressive and unprofessional c*nt dropped me an email and threatened me that they would tell the landlord and they want me to replace the whole thing, which was restored to the original state by bleach and didn’t take me 5 minutes. This time I did not send aggressive emails again, because all people in this company are like this. There is no reason to argue with c*nts. I have just told them I would leave and found myself another place to live. So dear reader, if you have already taken so much time to read my comment, why not take my advice as well, “Run, Forest run”. THIS COMPANY IS ON MY BLACKLIST FOREVER!!

Apartment Purchase in Eccles

We recently purchased an apartment in Eccles, via Reeds Rains, Salford Quays. For various reasons (nothing to do with Reeds Rains), the purchase took over 9 months to complete. Throughout this time Laura was extremely helpful, both in enabling us to visit the property on several occasions, and also in chasing up the seller, when it seemed that both sets of solicitors were just letting things slip. Without her help, I can't help thinking the process would have taken more than 9 months.

When having a look for a first time home, me & my partner were a bit lost, trying to think of what all our outgoings, new build or old build & were I would stand with gaining a new job, We were put through to Peter & he made us so comfortable straight away and went through everything step by step and spent time making sure we would know everything before buying a house. What should we do and what shouldn’t we do. Eg what’s negative to a bank on a bank statement/ credit cards ect, He made sure we understood and how to improve this to get more lenders to accept, Peter made sure we understood that not many banks would lend as I had a career change and once my probation period is over I would have a lot more chance. We have decided to wait abit longer and get back in touch with Peter when we are ready to buy, hopefully end of summer. We didn’t feel pushed or rushed, & he advised us if we saved a bit more the price of our house can increase so we would have more choice, overall Peter was super helpful, and we can’t wait to work with him, and for him to help us buy our first home come this autumn 😊Thanks Larisse

We were so impressed with Reeds Rains Estate Agents. We were really pleased with the service Adam and Laura provided they were allways on hand to answer any phone calls and query's any time. They were great in getting my sale over the line. Adam and the Reeds team, could not have been more helpful or hard working than they were. We had 3 estate agents to come round and view our property and I instantly knew the good estate agent were going to be the team to get us the most money for our property & his knowledge of the Folkestone area was incredibly reassuring. On the day of our open house, Adam managed to get over 15 viewings and the next day we had 3 offers on the table for £20,000 more than the other 2 agents had told us we would get for it. I honestly cannot fault the team and I’ll make sure all of my friends and family use Adam and the Reeds estate agent to sell their houses. He and his colleagues made the whole process very straightforward and were available to help the entire time.

If I could rate 0 stars I would... sending emails that took weeks to get a reply or no reply at all, fast to take money for properties but couldn't be any slower to deal with issues. Reported multiple issues multiple times including blocked pipework that flooded the property that took 3 months to get a reply on after visiting the branch! Would not recommend this company, made my living experience horrendous! I could sit here all day and post about the quite frankly useless lettings agents but I've got better things to do. As I can't respond to the previous, I'm shocked they have no record of me existing... 223 cheriton road, the flat that needed a new roof for about 3 years that leaked masses of water every time it rained and when it was fixed the works made a mess of my internal structure cracked most the walls and this was all just left for over a year until I had enough and moved out with it still looking the same. Water damage caused all the paint to come off the walls constantly covering my entire bedroom anytime i had the window open meaning I had to strip strip the lose bits off and cover it in lining paper just to stop my bedroom becoming a mess!

Lack of concern for Tenants and poor service

I rent a property through Reeds Rains in Blackpool. We have suffered over 8 years from poor responses for jobs to be completed and the landlord informed. Most recently my bedroom window which will not close properly was reported in July during a house check.After a number of emails someone came to get a quote for the landlord 23/08/23. Since then we have continued to regularly ask when the work is being done. Yesterday I went into the office has it is now getting colder and it is becoming a bigger issue. I was told that a different company will give a quote but not when this will happen. I feel that tenants are not treated with respect or importance by this company.

Thanks to the wonderful sales team at the Salford Quays branch, we completed our first-time home purchase.Because of my own mistake, the purchase took longer than normal. However, our sales agent Laura had been caring and professional throughout the process. She did a good job resolving conflicts between the buyer and the seller. No matter how petty the issue is, she listens, reassures me and follows up properly. Especially as a first-time buyer, I could’t thank her enough for her effort and insights.
