Terrific estate agents. We used Frosts to fully manage our rental property for 5 years. Their communications were excellent, timely and they seemed to genuinely care and help throughout. They arranged a full bathroom renovation for us, lining up all of the works with all of the different trades people, this was really impressive, all we had to do was approve quotes. Their attention to detail and friendly staff was fantastic throughout. We then sold our property with them too, again, communications were fast and accurate during a delicate stage of negotiation. She listed my flat and started marketing the property on 9th April 25' and she organised a viewing on the 10th. She then proceeded to negotiate with the potential buyer on my behalf and I accepted an offer a week or two later. Grace contacted me via mail shot 5 months into being listed with another agent. Her mailshot was outstanding. Unlike the franked standard letter with digitised signature, hers was in a hand addressed envelope with a real stamp on it - with beautifully heavy gauge paper. The presentation was outstanding. I was curious. So I contacted her and we met up 2 days later. Grace’s approach to marketing the house was new and refreshing. She was full of positive energy and was able to see the positives in a quirky, rural property. She understood my needs as a Seller and was quick to deliver a sales letter and marketing plan, again produced to the highest standard. Her photographs and marketing collateral were high end and working with Matt, she produced an outstanding video which she used for Social Media and the Rightmove and Zoopla portals. I had so many compliments on how she had interpreted my beautiful home and brought it to life with the video tour. Viewings followed. Grace was always courteous and mindful of making them as convenient as possible to fit with me. Unlike most agents who spend about 15 to 30 minutes in the property - Grace spent around 1 hour with prospective clients showing them around and working with them to see the opportunities the property would afford them, should they wish to buy it. Unlike other agents, her feedback was efficient and thorough. She sold my home when it was getting dark at 4pm and when most Sellers are looking to take their properties off the market. The property went live at the beginning of September and went under offer in mid November. Very impressive. Just like her. A property professional who is driven by the highest of standards. If you want a refreshing new approach to selling your home, it really is worth speaking to her and getting her opinion. You really don’t have anything to lose - but everything to gain. We now enter the Sales Progression part of the sale process. So I can’t comment on that as yet. However, I will be happy to do so once I have completed it.

I viewed a property that was advertised as a 5-bedroom HMO investment with a housing association lease. During my due diligence, I specifically asked about the HMO licence. Initially, I was told I would need to apply for a new licence because licences are not transferable. Later, I was told there was actually no HMO licence at all and that one was not required because of the housing association arrangement. What concerned me even more was that shortly after I questioned the HMO status, the online listing was revised. The original description referring to the property as an HMO disappeared and Zoopla showed it had “Just Added” the revised listing. This significantly reduced my confidence in the accuracy of the marketing. During the viewing, I also noticed what appeared to be a makeshift ground-floor bedroom created using a temporary partition, which raised further questions about whether the property was genuinely configured as a proper five-bedroom house. When I asked about visible cracking and signs of previous water ingress that I observed during the viewing, my questions were not properly addressed. Instead, I was told that the asking price was fixed and that I needed to submit ID, proof of funds and complete the offer paperwork before progressing further. As a buyer looking to invest nearly £200,000, I believe it is entirely reasonable to seek clear answers to important legal and structural questions before committing or providing sensitive financial documents. It was a complete waste of my time and fuel driving all the way from London to view this place. My advice to anyone considering buying through this agent is to carry out thorough independent due diligence, verify every aspect of the property with the local council and your solicitor, and do not rely solely on verbal assurances.
