Yesterday I completed on my house sale and felt compelled to leave a review about the excellent service I have received from Mann in Locks Heath. Right from the initial meeting and creation of my house sale listing (including high quality photography and a great write-up) Mann have been absolutely excellent. Unfortunately my first two sales fell through due to the Buyers (no fault of Mann), but each time my property was promptly relisted and sold. My property was a flat-roofed house of pre-fab' construction, so Mann vetted any potential Buyers to make sure that they were aware and to assure that they had a Mortgage provider in place who would lend on that type of house (to avoid wasting time). Thankfully it was third time lucky and Olivia was assigned to guide my sale through. I honestly can't sing her praises enough. Proactive, personable, professional and helpful at every stage, she was intrinsic in getting my sale sorted and through during a time of unprecedented demand (a combination of COVID and the Stamp Duty Holiday). She always obtained answers to my questions promptly and updated me accurately and clearly. I would whole-heartedly recommend the team and services at Mann Locks Heath. On a separate note, I would fully warn against using their recommended Conveyancers (Countrywide Conveyancing Services). Use a recommended (or highly rated) local Solicitor that you can contact directly. Countrywide Conveyancing Services were no good at all, but thankfully the Mann Team (Olivia in particular) were there to help and effectively plug the gaps!PositiveResponsiveness, Quality, Professionalism, Value

Nicole & Lettings Team are absolutely faultless! Zero hesitation to recommend this branch, and the wonderful team. My partner & I recently let a property via Nicole (and Alfie, if Nicole was out of office) and we had the most pleasant, friendly yet outstanding and professional experience with her. From initial enquiry right through to moving in, Nicole's attention to detail and efficiency with communication was second to none. I have rented many properties over the years in various cities, and I have never experienced a service as professional as this. Even during stages in the process when there was no movement or updates, Nicole still went out of her way to call us to let us know that there was no news yet but she wanted to reassure that she hadnt forgotten us. Nicole went above and beyond to ensure we were moved in on the dates we needed (in order to work around our busy and restrictive work schedules) and to deal with queries that we had along the way. Nothing was too much to ask, and she remained super friendly/happy/approachable each and every time. Equally, on the few occasions that we spoke with Alfie, we were met with the same level of professionalism, courtesy, and efficiency. Every promise made to us was met. Deeply Disappointing Experience, Strood Mann Sales and Letting Agents

Our experience with Mann Sales and Letting Agents Strood has been deeply disappointing. As someone with experience in leadership, I can confidently say that the issues my family faced clearly stem from leadership, as the agency has failed to take accountability for their poor service. The signs were there from the very first calls and continued all the way through. Appointment punctuality and coordination were major issues from the beginning. Scheduled viewings were consistently delayed, leaving us in uncomfortable situations and forcing us to personally show prospective buyers around our property. This lack of punctuality and disregard for our concerns was unacceptable. This not only inconvenienced us but also left us feeling uncomfortable and vulnerable. Moreover, prospective buyers also expressed dissatisfaction with their poor experience e.g left waiting outside properties, unclear instructions and poor communication.Transparency regarding the terms of the sole agency contract was also lacking. Critical details, such as the length of the agreement, were not adequately discussed, leaving us feeling misled and questioning the integrity of the process.Furthermore, the advertising of our property on Rightmove and other platforms was subpar. We were left to request enhancements and updates, reflecting poorly on the agency's commitment to effective marketing.Despite our attempts to address these issues, the agency has refused to take responsibility and has closed ranks. Even after following the 'official' complaints process, they have refused to allow us to alter the length of the contract or even to move to a multi-agency agreement, which is a basic and straightforward solution that can easily be done and has been advised by other professionals in the industry.I strongly caution against entrusting your property sale to Mann Sales and Letting Agents Strood. Should you decide to proceed with them, heed this advice: never concede to a sole agency contract, demand meticulous attention to the advertising of your property, and scrutinise every detail of the contract, particularly its duration. I firmly advocate for a contract length of no more than 4 weeks or 28 days. Furthermore, be resolute in avoiding coercion into utilising their in-house financial services. Despite our repeated insistence on retaining our trusted brokers, Mann Co persistently pressured us until we were compelled to inquire whether our decision to use our own brokers would pose a problem, emphasising the importance of asserting your preferences firmly.Overall, our experience has been disappointing, and we hope our feedback prompts Mann Sales and Letting Agents to reassess their practices, processes, and procedures and strive for improvement in the future. Now, we find ourselves left to wait out the length of the contract as they refuse to alter it. As a family with two young children, aged 2 and 4, it's evident that our needs have been consistently overlooked and disregarded throughout this entire ordeal.

Fareham branch hide property issues to get you into a contract

I recently viewed a property in fareham from the Locks Heath branch based on some nice photos advertised online. When I got to the property I was advised I would have to submit an offer form quickly as the previous viewer wanted to rent the property. Due to this and the current market, I very quickly viewed the property, didn’t see any clear or obvious issues, so submitted an offer form and was successful. When I moved into the property 2 weeks later, the paint was falling off the walls, there was thick black mould behind the kitchen sink, the toilet was broken, the boiler was broken (took 12 days to fix) , and a very clear and obvious damp problem throughout which had been hidden when I viewed the property. When the toilet was fixed, some tiles were broken and this showed thick black mould behind the toilet too. I have repeatedly requested I be allowed to wind back the tenancy agreement only to basically be told to piss off because I’ve signed a 12 month tenancy. Do not use Mann, they don’t give a damn about you.

As we do not live in the area, we have had to rely on you for everything, and you have always been there for us. Worst estate agent (£1200 not refunded)

Worst estate agent, whole company is full of scam (its mortgage advice, solicitor panel). They have taken advance payment of £399 for solicitor search and £798 for mortgage for my potential buy. Later the seller pulled from process and I have asked for refund, but they are not refunding my money. This is worst company in the UK to deal with property, mortgage, solicitor panel.
